Bank Statement Loans in Fort Lauderdale, FL: Qualifying on Seasonal, Self-Employed Income
Short answer
A self-employed buyer in Fort Lauderdale may qualify for a bank statement loan using 12 or 24 months of personal or business bank statements instead of tax returns, plus proof the business is real, such as a City of Fort Lauderdale business tax receipt, a Broward County receipt, an active Sunbiz record or a CPA letter. In Q3 2026 the city's median single-family home sold for $720,000 and the median condo or townhouse for $500,000, per MIAMI REALTORS data as of October 2026. Bank statement loans are non-QM: terms vary by lender, and every loan is subject to credit approval.
Who uses bank statement loans in Fort Lauderdale
Fort Lauderdale's self-employed borrowers tend to come from three worlds: the water, the visitor economy and real estate. Think yacht brokers, charter captains, boat detailers, marine electricians and mechanics, canvas and upholstery shops; restaurant, bar and hospitality owners; and real estate agents, property managers and contractors who work the barrier island and the river neighborhoods. Many deduct heavily for fuel, equipment, slips and vehicles, so taxable income on the return looks small while the bank account shows steady cash flow. A bank statement loan qualifies you on that cash flow.
The scale is real. U.S. Census Bureau QuickFacts, checked October 2026, counts 376,720 nonemployer establishments in Broward County in 2023, businesses with no payroll, usually one owner, against 68,191 employer establishments. The City of Fort Lauderdale had an estimated 188,677 residents in July 2025, and 27.0% were born outside the U.S., so many owners are building U.S. credit and banking history at the same time.
The detailed math (which deposits count, how transfers and refunds are removed, a full worked example) is in our guide on how bank statement income is calculated. For every self-employed route side by side, see our self-employed mortgage guide. This page covers the choices that matter for a Fort Lauderdale file.
One rule does not change: on a home you will live in, the federal ability-to-repay rule still applies. The lender must verify your income from the statements and review your assets, credit and debts. This is documented income, not stated income.
The Fort Lauderdale market in Q3 2026
From the Florida Realtors data that MIAMI REALTORS publishes by city, as of October 2026, for the City of Fort Lauderdale in Q3 2026:
- Single-family homes: 379 closed sales, median price $720,000 (up 2.9% from a year earlier), 50 median days to contract, 6.0 months of supply. 132 sales were cash.
- Condos and townhouses: 347 closed sales, median price $500,000 (up 23.5%), 102 median days to contract, 10.5 months of supply. 203 of the 347 sales, more than half, were cash.
With so many cash buyers, a financed offer needs a file reviewed before you shop. And 10.5 months of condo supply gives buyers room to negotiate.
On loan size: bank statement loans are not sold to Fannie Mae or Freddie Mac, so the 2026 conforming limit of $832,750 for a one-unit home (FHFA) is not their cap. Each non-QM lender sets its own maximum loan amounts, down payment tiers and reserve requirements, which generally get stricter as the loan grows. A waterfront home above the conforming limit can still be financed this way; compare it with our Fort Lauderdale jumbo loan page if your returns also show strong income.
Condo buyers: the HOA dues count in your debt-to-income ratio, and the building must pass the lender's project review. Older beachfront and Galt Ocean Mile-area stock can raise questions about reserves and inspections, so send us the address early. If the building does not meet agency rules, a non-warrantable condo loan may still work.
Seasonal income: picking 12 or 24 months
The lender averages your eligible deposits over the period you choose. In Fort Lauderdale, the calendar matters: boat show season and winter visitors bring strong months, while late summer and hurricane season can be slow for charters, detailing and hospitality.
- Seasonal business: 24 months usually smooths a slow summer into a fair average. Example only: a captain with $20,000 in eligible deposits in each of six busy months and $6,000 in each of six slow months averages $13,000 a month whether you look at one year or two, as long as both years follow the same pattern. A storm that wiped out a month hurts a 12-month average far more than a 24-month one.
- Growing business: if this year is clearly stronger than last year, 12 months may give you a higher qualifying income.
- Real estate agents: commissions arrive in lumps. A quarter with no closings is normal, and 24 months shows lenders the real pattern.
Personal or business account? Personal statements show what the business paid you, and many lenders count those deposits without an expense deduction, although they may also review the business account to confirm the source. Business statements show gross receipts, so the lender applies an expense factor, a percentage treated as business cost. How it is set varies by lender: a fixed percentage, a table by type of business, or a lower ratio your CPA documents. A marine repair shop with heavy parts costs and a solo yacht broker with few costs should not be treated alike, and lender choice is how you avoid that.
Send every page of every statement as the bank's PDF. Unusual large deposits, such as a boat sale or a loan, need a paper trail or are excluded.
Proving the business: city, Broward County and Sunbiz
Lenders want to see that the business exists, that you own it, and how long it has operated. In Fort Lauderdale, as of October 2026:
- City of Fort Lauderdale business tax receipt (BTR). Required for most businesses in the city, including home-based businesses and mobile operators, for each place of business and each classification. It is separate from the county receipt, and most businesses need both. Renewal season runs July 1 to September 30. Effective October 1, 2026, the city requires zoning approval through a Certificate of Use before you apply for a new BTR.
- Broward County local business tax receipt. Required for anyone doing business in the county unless exempt, per location and per category. It is valid October 1 through September 30; unpaid receipts go delinquent October 1, with penalties of 10% in October, 15% in November, and 20% in December and 25% in January, each plus a $10 collection fee. Some categories must show a state or professional license first.
- Sunbiz. Your LLC or corporation must show active. The 2026 annual report ($138.75 for an LLC, $150 for a profit corporation) carried a $400 late fee after May 1, and entities that did not file by September 18, 2026 were administratively dissolved on September 25, 2026. If yours shows inactive, reinstate before you apply.
- CPA or tax preparer letter. Signed, on letterhead, confirming how long you have been self-employed and your ownership share, plus an expense ratio if your lender uses one. It must match your statements and your Sunbiz record.
Taxes and closing costs to budget
- Property tax: the Broward County Property Appraiser's 2025 millage table puts Fort Lauderdale's combined operating rate at about 18.06 mills (county, school board, children's services, water management, inland navigation, hospital district and city), or about 18.67 inside the Downtown Development Authority area, before voted debt. That is roughly $18 per $1,000 of taxable value a year. The city's own operating rate is 4.1193 mills, and commissioners kept the same rate again when they adopted the new budget in September 2026.
- Florida mortgage taxes: documentary stamp tax of $0.35 per $100 on the note and a one-time intangible tax of 2 mills on the loan. Example only: on a $500,000 loan, that is $1,750 plus $1,000.
How we build a Fort Lauderdale bank statement file
QMS Lending is an independent mortgage broker in Miami, FL, founded in 2018, with access to 100+ lenders, conventional and non-QM. Before we choose a lender, we:
- Calculate your income four ways: 12 and 24 months, personal and business statements, and show you which gives the most qualifying income.
- Flag deposits that need a paper trail, such as a boat sale or a transfer from savings, before an underwriter does.
- Check your city BTR, Broward County receipt and Sunbiz status so names and dates line up.
- Compare against a P&L loan when statements are messy, against conventional when your returns already work, and against a DSCR loan if you are buying a rental, which is a business-purpose loan qualified on the property's rent.
Rates vary daily; call 305-425-1990 for today's pricing, in English or Spanish. QMS Lending, NMLS #1781090; Michael Fernandez, NMLS #1491775, President; 4.9 stars across 200+ Google reviews. Questions about Bank Statement Loans in Fort Lauderdale, FL: Qualifying on Seasonal, Self-Employed Income
Don't see yours? Call us or send a message. We answer the same business day.
305-425-1990My charter business is slow every summer. Will that hurt my bank statement loan?
Usually not, if the pattern repeats. With 24 months of statements, slow summers and strong winters average out, and lenders see a steady business. A one-time gap, such as a storm month, is easier to absorb over 24 months than 12.
Do I need both a Fort Lauderdale and a Broward County business tax receipt?
Most businesses do: the city says its receipt is separate from the county's and most businesses must hold both. Both run on an October 1 to September 30 year, and lenders often accept them as proof the business is operating.
Can a bank statement loan go above the $832,750 conforming limit?
Yes. Bank statement loans are non-QM, so the 2026 conforming limit is not their cap. Each lender sets its own maximum and asks for more down payment and reserves as the loan grows.
I am a real estate agent paid on commission. Which statements should I use?
Whichever account your commissions land in, usually 24 months to capture slow quarters. If your brokerage pays you personally, many lenders count those deposits without an expense deduction. We run both options before choosing a lender.
Can I use a bank statement loan to buy a vacation rental?
Some lenders allow it for second homes and investment property, but a rental is often a better fit for a DSCR loan, which is a business-purpose loan qualified on the property's rent instead of your income. Fort Lauderdale also has its own vacation rental registration rules to check first.
