Overview

Apartment buildings with five or more units are financed as commercial real estate. Instead of focusing on your personal income, the lender looks mainly at the building's net operating income, which is rent and other income minus operating expenses, and at how well that income covers the loan payment. Properties with two to four units are residential and are financed with conventional, FHA or DSCR loans, which we also offer.

Depending on the deal, multifamily financing may come from agency-style programs, banks and credit unions, bridge lenders or DSCR-style investor lenders. Stabilized buildings with steady occupancy often fit long-term programs, while buildings that need renovation or lease-up may start with a bridge loan. Lenders also review the property's condition and market, along with the sponsor's experience, liquidity and net worth.

Multifamily terms vary widely in leverage, prepayment structure, recourse and reserve requirements. QMS reviews your rent roll and operating statements, presents the deal to lenders that fit its size and condition, and compares term sheets with you. For value-add projects, we can plan the bridge loan and the long-term refinance together. Business-purpose loans only. All loans are subject to credit approval and lender guidelines.

Commercial, multifamily, hard money, fix and flip and stated income loans are business-purpose loans and are not available for a home you will live in.

What is the difference between residential and multifamily financing?

Properties with one to four units are residential, and you can use conventional, FHA, VA or DSCR loans depending on how you will use the property. Buildings with five or more units are commercial, so lenders qualify the loan mainly on the property's income and review the sponsor's experience and finances. We finance both and can tell you which side your property falls on.

How do lenders qualify a multifamily loan?

Lenders start with the building's net operating income and compare it with the proposed loan payment, which is the debt service coverage ratio. They also consider the property's value, occupancy, condition and location, plus the sponsor's experience, liquidity and credit. Each lender sets its own coverage and leverage standards, so the same building can be sized differently by different lenders.

Can I finance a building that needs renovation?

Yes. Buildings with high vacancy or deferred maintenance often start with a bridge loan that funds the purchase and, with some lenders, part of the renovation. Once the building is renovated and leased, you can refinance into long-term financing based on the higher income. We help you plan both loans together so the exit is realistic from the start.

Do I need multifamily experience?

Experience helps and can improve terms, but it is not always required. Lenders look at your history with rental property, your management plan and your financial strength. Newer investors sometimes partner with an experienced operator or hire a professional management company. We look for lenders whose sponsor requirements fit your background and the size of the deal.
