Overview
An ITIN loan is a mortgage for borrowers who have an Individual Taxpayer Identification Number from the IRS instead of a Social Security number. Most government-backed and conventional programs require a Social Security number, so ITIN loans are offered through non-QM lenders with their own guidelines. They can finance a primary residence and, with some lenders, a second home or an investment property.
Lenders look at your income, credit, down payment and how long you have filed taxes with your ITIN. Income can be documented with tax returns, pay stubs or, with some lenders, bank statements. If your traditional credit report is thin, many lenders accept alternative credit such as rent, utility, phone and insurance payment history. A larger down payment may be required compared with conventional financing.
ITIN programs differ in how they document income, how much credit history they require and which properties they allow. QMS works with lenders that accept ITIN borrowers and compares their requirements side by side. We help you organize your documents, coordinate translations where needed and explain each step in English or Spanish. All loans are subject to credit approval and lender guidelines.

305-425-1990Can I get a mortgage with an ITIN number?
Yes. Several non-QM lenders offer mortgages to borrowers who file taxes with an ITIN. You will need to document your income and show a credit history, which can include alternative credit if your credit report is thin. Eligibility depends on each lender's guidelines, so we compare several to find programs that fit your situation and documents.
How many years of tax returns do I need for an ITIN loan?
Many lenders look for one to two years of tax returns filed with your ITIN, along with a steady job or business. Some programs document income with bank statements instead of returns. Requirements vary between lenders, so we review what you have and match you with lenders that accept your type of documentation.
What is alternative credit for an ITIN mortgage?
Alternative credit is a record of on-time payments for bills that usually do not appear on a credit report, such as rent, utilities, cell phone, car insurance or tuition. Lenders typically ask for twelve months of history from several sources, shown with receipts, canceled checks or bank statements. It helps borrowers with little traditional credit show reliability.
Can I refinance my home with an ITIN?
Yes. Many ITIN lenders offer rate-and-term and cash-out refinances on homes you already own. The lender reviews your current mortgage, income, credit and home value. If you bought with a different program or paid cash, we can compare refinance options across lenders that accept ITIN borrowers and explain each one.
