Mortgage Broker in Coral Gables, FL

Short answer

QMS Lending is an independent mortgage broker 20 minutes from Coral Gables with 100+ lenders, which matters because the Q2 2026 median Coral Gables house sold for $2,635,000 and nearly every house loan here is a jumbo above the $832,750 conforming limit. This page covers jumbo structures, the 1.82% tax rate, flood zones along the Waterway and the small older condo buildings that need extra review.

Buying a home in Coral Gables: what the numbers look like

Coral Gables is a jumbo market. In Q2 2026 the median single-family sale in the City of Coral Gables was $2,635,000 across 122 closed sales, and the median townhouse/condo sale was $590,000 across 67 sales, per Florida Realtors data published by MIAMI REALTORS (as of October 2026). The house median is nearly four times the Miami-Dade county median of $675,000.

The city is zoned 33134 (north Gables, Miracle Mile, the historic 1920s Mediterranean core), 33146 (Riviera, University of Miami area) and parts of 33143, 33156 and 33158 (South Gables: Cocoplum, Gables Estates, Gables by the Sea, Hammock Oaks, Deering Bay, Snapper Creek Lakes). North Gables has the most houses under $2 million and the small condo buildings along Ponce de Leon and Alhambra; the waterfront south of Old Cutler is where eight-figure sales happen.

Practically every Coral Gables house purchase is above the $832,750 conforming limit. At the $2,635,000 median, even 50% down leaves a $1,317,500 loan. Condos are the exception: a $590,000 Gables condo with 10% down is a $531,000 conforming or FHA-eligible loan.

Loan limits in Miami-Dade County for 2026

The 2026 FHA limit for a 1-unit home in Miami-Dade County is $667,000 and the 2026 conforming (Fannie Mae / Freddie Mac) limit is $832,750 (as of October 2026). Above $832,750 you are in jumbo territory. Both limits apply to the loan amount, not the price.

FHA limits for 2-4 unit properties are $853,900, $1,032,150 and $1,282,700.

For Coral Gables the limits mostly tell you where jumbo starts. Jumbo lenders set their own rules: typically 10% to 20% down, 12 months of reserves on larger loans, and full income documentation or bank statements. Above roughly $3 million, expect two appraisals.

Property taxes, insurance and flood zones in Coral Gables

The 2025 adopted total millage for the City of Coral Gables is 18.1852 mills, about 1.82% of taxable value, with a city operating rate of 5.5590 (as of October 2026, Miami-Dade Property Appraiser; the city proposed the same 5.5590 for 2026). On a $2,635,000 purchase that is roughly $47,900 a year. Because long-time owners have capped assessments, the seller's bill is often half of what you will pay; we re-estimate at purchase price.

Insurance on 1920s-to-1950s Gables homes is the second surprise: older roofs, original wiring and barrel tile over wood decking draw higher premiums or declines from standard carriers, and many high-value homes end up with excess-and-surplus carriers at five-figure premiums. Get the quote before the inspection period ends.

Flood: north Gables and Riviera are mostly Zone X, but everything along the Coral Gables Waterway, Cocoplum, Gables Estates, Gables by the Sea and Deering Bay is Zone AE or VE, where flood insurance is mandatory and private flood policies often beat NFIP pricing on high-value homes. Condos in Coral Gables

Gables condos fall into two groups: small 1960s-to-1980s buildings along Ponce de Leon, Alhambra, Granada and Biltmore Way, and newer luxury mid-rises near Miracle Mile and Merrick Park. The small older buildings are the tricky ones: many have under 20 units, thin reserves, and now owe milestone inspections and a SIRS.

A warrantable condo passes Fannie Mae and Freddie Mac project review: no significant deferred maintenance, no open safety-related special assessments, at least 10% of the budget to reserves, plus insurance and investor-concentration tests. The association answers a condo questionnaire (Fannie Mae Form 1076). Fail an item and the building is non-warrantable: a non-warrantable condo loan with a larger down payment, not a denial.

Florida Statute 553.899 requires a milestone structural inspection for condo buildings of three habitable stories or more at 30 years from the certificate of occupancy (25 years where the local building department requires it near salt water), then every 10 years, plus a structural integrity reserve study (SIRS). Lenders ask for both.

We order the questionnaire the day you go under contract; small self-managed associations can take two weeks. If the building cannot document reserves or has an open structural assessment, we move the file to a non-warrantable condo lender rather than losing the deal.

Down payment help available to Coral Gables buyers

Coral Gables has no city down payment program, and most Gables house prices exceed program limits. The condo market is where assistance can still work.

Florida Hometown Heroes: first-time, income-qualified buyers who work full time for a Florida employer (health care, schools, first responders, public safety, child care, military, veterans) may get up to 5% of the first mortgage, $10,000 to $35,000, as a 0% deferred second mortgage repaid at sale or refinance. Funds come in rounds (2025 money ran out in early 2026; a $50 million round opened July 13, 2026), so ask us whether funds are open. Florida Housing also offers FL Assist (up to $10,000, 0% deferred) and HFA Preferred PLUS (3% to 5%, forgiven over 5 years).

Miami-Dade County Down Payment Assistance: up to $35,000 as a 0% deferred loan for first-time buyers living in the county; income caps run from $95,620 (1 person) to $136,500 (4 people) and you put in 1% of the price. MDEAT Homeownership Assistance Program (HAP): up to $28,500 at or below 80% of area median income, or $14,500 up to 140% of AMI, at 0%, forgiven after 20 years, no price cap.

A teacher or nurse buying a $590,000 Gables condo could qualify for Hometown Heroes if household income is within the Miami-Dade limit; MDEAT HAP has no price cap but does require income under 140% of AMI. For most Gables house buyers the practical help is structural: a 10%-down jumbo, or a conforming first plus a second mortgage.

Which loan programs fit Coral Gables buyers

  • Jumbo loans: the core Gables product. Fixed and adjustable, 10% to 20% down, loan amounts into the eight figures with the right lender.
  • Bank statement loans and P&L loans: for the physicians, attorneys and business owners who make up much of the Gables buyer pool and whose tax returns do not show their cash flow.
  • Conventional and FHA: for condos under the limits; FHA only in approved buildings.
  • Foreign national loans: Latin American and European buyers are a large share of South Gables waterfront purchases; 25% to 30% down, no U.S. credit required.
  • HELOC and fixed second mortgages: Gables homeowners sitting on appreciation often tap equity for renovations instead of refinancing a low first-mortgage rate.
  • Construction loans: teardown-and-rebuild on Gables lots is common; construction-to-permanent financing covers lot, build and final mortgage in one closing.
