ITIN Loans in Hialeah: Buying a House or Condo Without a Social Security Number

Short answer

Yes, you may qualify to buy a home in Hialeah with an ITIN through a non-QM ITIN loan, since FHA and Fannie Mae loans are generally not available to ITIN-only borrowers. In Hialeah that matters: the condo and townhouse median was $281,000 and the single-family median $600,000 in Q2 2026, so the property type you pick shapes the down payment you need. Why ITIN loans matter in Hialeah

Hialeah is one of the most immigrant cities in the country. About 74.5% of its roughly 226,000 residents were born outside the U.S., and the homeownership rate is 46.6%, per 2024 Census ACS data compiled by Data USA (as of October 2026). Many renters here work, pay taxes and save, but file with an ITIN instead of a Social Security number.

An ITIN is a 9-digit number the IRS issues for federal tax purposes to people who need a taxpayer number but cannot get a Social Security number. It does not authorize work or give Social Security benefits. Lenders that offer ITIN loans use your ITIN tax filings to verify income and credit. Our general guide, how ITIN mortgages work in Florida, covers the basics. This page is about buying in Hialeah.

One rule change made ITIN and other non-QM loans more important locally. HUD's Mortgagee Letter 2025-09 removed FHA eligibility for non-permanent residents, required for FHA case numbers assigned on or after May 25, 2025. Lawful permanent residents can still use FHA. Buyers who are not permanent residents now generally look at non-QM options, including ITIN loans.

Hialeah prices: condo or house?

MIAMI REALTORS figures for Q2 2026 (as of October 2026):

  • Condos and townhouses: 113 sales, median price $281,000, a median of 58 days to contract, 6.6 months of supply, and sellers got a median of 96.1% of original list price.
  • Single-family homes: 140 sales, median price $600,000, up 3.4% from a year earlier, a median of 52 days to contract, and 4.9 months of supply.

ITIN lenders usually ask for a larger down payment than FHA, and the exact percentage depends on the lender, your credit history and the property. Since the down payment is a percentage of price, a Hialeah condo can need less than half the cash of a typical house. That is why many ITIN buyers here start with a condo or townhouse and move up later.

Hialeah's market also moves faster than the coastal condo markets. Sellers are getting close to list price, so have your pre-approval letter and proof of funds ready before you tour.

Hialeah condos and houses: what the lender checks

Low-rise condos. Florida's milestone structural inspection and structural integrity reserve study apply to condo buildings three habitable stories or taller. Many Hialeah condo buildings are low-rise, so check the number of stories: a two-story garden building is outside those two laws, which can mean fewer surprise assessments. The lender will still review the budget, insurance and any lawsuits through a condo questionnaire.

Not every ITIN lender does condos. Some ITIN programs are for single-family homes and townhouses only, or treat condos case by case. If the building is non-warrantable, you need a lender that does both. As a broker we check this before you make an offer.

Houses with additions. Hialeah has many homes with added rooms, converted garages or separate efficiencies. Appraisers value the permitted square footage, and lenders may not count rent from an unpermitted unit. Ask the seller for permits and check the property records before you count on that space or that income.

Flood zones. Hialeah is inland, but some parts near canals are in FEMA zones that require flood insurance. Look up the address on the FEMA Flood Map Service Center.

What to have ready as a Hialeah ITIN buyer

  • A current ITIN. An ITIN expires if it is not used on a federal tax return for any 3 consecutive tax years, on December 31 after the third year. Renew it before you apply.
  • Tax returns filed with your ITIN, plus pay stubs or a letter from your employer. Self-employed? Some lenders accept bank statements as income proof alongside the ITIN.
  • Credit history. Many Hialeah buyers have little U.S. credit. Some ITIN lenders accept alternative credit such as rent, utilities and phone bills paid on time.
  • Down payment funds in your account with a clear paper trail. Family gifts may be allowed with a gift letter, depending on the lender.
  • Closing costs. In Florida everyone pays documentary stamp tax on the note of $0.35 per $100 and intangible tax of 2 mills ($2 per $1,000) on the new mortgage. See Florida closing costs.

Property taxes. Hialeah's 2025 adopted total millage was 18.6468 mills, per the Miami-Dade Property Appraiser (as of October 2026). If you live in the home, file for the homestead exemption; ask the Property Appraiser what documents it requires.

Can I get an FHA loan in Hialeah with an ITIN?

No. Since HUD Mortgagee Letter 2025-09 (required from May 25, 2025), FHA is limited to U.S. citizens, lawful permanent residents and a few compact-nation citizens; non-permanent residents are no longer eligible. ITIN buyers use non-QM ITIN loans.

Can I buy a condo in Hialeah with an ITIN loan?

Often yes, but not every ITIN lender finances condos, and the building must pass that lender's review. Send us the building name before you make an offer.

Can my spouse with a Social Security number be on the loan with me?

Many ITIN lenders allow a mixed file, one borrower with an ITIN and one with a Social Security number. Sometimes the borrower with an SSN can qualify alone for a different program. We price both ways.

How much money do I need to buy a $281,000 condo in Hialeah with an ITIN?

It depends on the lender's down payment minimum for your credit and the building, plus closing costs and reserves. Call us with your numbers and we will give you a written estimate. Rates vary daily; call for today's pricing.

Do I have to speak English to get an ITIN loan with QMS?

No. Our team works in Spanish and English from start to closing. Some lender documents are in English only, and we walk you through each one.
