How jumbo loans work in Coral Gables and Pinecrest

Short answer

A jumbo loan is any mortgage above the 2026 conforming limit of $832,750 for a 1-unit home in Miami-Dade, and in Coral Gables and Pinecrest that is most purchases: Zillow put the typical home value at $1,464,736 in Coral Gables (as of January 2026) and $2,071,212 in Pinecrest (as of December 2025). Because Fannie Mae and Freddie Mac do not buy these loans, each jumbo investor sets its own rules; across our 100+ lenders that typically means 10% to 20% down, a credit score of 700 or higher, 6 to 12 months of reserves, and full income documentation, with bank statement and DSCR jumbo options for self-employed buyers and investors.

Where the jumbo line is in 2026

FHFA set the 2026 baseline conforming loan limit at $832,750 for a 1-unit property (announced November 25, 2025). Miami-Dade is not a designated high-cost county, so the baseline applies here; the high-cost ceiling of $1,249,125 applies only in counties such as those in California and the Northeast. Any loan of $832,751 or more on a Coral Gables or Pinecrest house is a jumbo.

The price line is higher than the loan line. With 20% down, a $1,040,937 purchase keeps the loan at $832,750. With 10% down, the purchase price would need to be $925,277 or less. Many Coral Gables buyers near the line put down just enough to stay conforming, because conforming pricing and guidelines are usually easier; we run both versions for you.

For reference, as of October 2026 the FHA limit in Miami-Dade is $667,000, which is rarely relevant in these two cities, and the VA program has no loan limit for eligible veterans with full entitlement, which can matter a great deal; see VA loans.

What jumbo lenders require

Jumbo loans are not insured or bought by the agencies, so the investor carries the risk and sets the rules. Typical ranges across our jumbo lenders as of October 2026:

  • Down payment: 10% is available on primary residences with strong credit and reserves, usually with mortgage insurance or a higher rate; 20% is the common tier for the best pricing; 25% to 30% on second homes, investment properties, and loans above $2 million to $3 million.
  • Credit score: 700 is a common floor; 740 and above opens the best pricing. Some lenders go to 680 with more down.
  • Reserves: 6 to 12 months of the total housing payment after closing, sometimes 18 to 24 months on very large loans or when you own other financed properties. Retirement accounts often count at a discount.
  • Debt-to-income: 43% is common; some lenders allow 45% to 50% with compensating factors.
  • Income documentation: two years of tax returns, W-2s, and pay stubs for full-doc loans. Bank statement jumbo programs exist for self-employed buyers; see bank statement loans.
  • Appraisal: one appraisal under most programs, two on very large loans or unique properties. In Coral Gables, unique architecture (historic homes, waterfront on the Gables Waterway, acreage in Pinecrest) can make comparable sales hard to find and slow the appraisal.
  • Loan amounts: most lenders go to $3 million to $5 million; a few go higher.

Jumbo options for self-employed buyers and investors

Many Coral Gables and Pinecrest buyers own businesses or practices and show modest taxable income. Jumbo-sized non-QM programs cover them:

  • Bank statement jumbo: 12 or 24 months of deposits with an expense factor; see our guide on how bank statement income is calculated.
  • Asset depletion: liquid assets divided over a set number of months count as income, useful for retirees and buyers between liquidity events.
  • DSCR jumbo: for an investment property, qualified on rent rather than your income; see DSCR loans.
  • Foreign national jumbo: for international buyers without U.S. credit; see foreign national loans.

These carry higher pricing than full-documentation jumbo loans and usually 20% to 30% down. Rates vary daily; call for today's pricing.

Coral Gables and Pinecrest specifics

  • Insurance and flood zones. Parts of Coral Gables along the waterways and Biscayne Bay sit in FEMA special flood hazard areas where lenders require flood insurance. Windstorm coverage on a $1.5 million house is a major part of the monthly payment and of your debt-to-income ratio. Get an insurance quote before you lock.
  • Property taxes reset at purchase. Florida reassesses to the sale price; the seller's homesteaded tax bill is not your tax bill. Lenders qualify you on the estimated new taxes.
  • Historic and architectural review. Coral Gables' historic designations and the city's architectural board do not affect the loan directly, but they can affect appraisals and renovation plans. Tell the appraiser about any designation.
  • Closing taxes scale with the loan. Florida's note stamps ($0.35 per $100) and intangible tax ($2 per $1,000) on a $1,200,000 jumbo come to $4,200 plus $2,400. Title insurance on a $1,500,000 purchase at the promulgated rate is $575 + $4,500 + $1,250 = $6,325 for the owner's policy. See our closing costs guide.
  • Who pays title. In Miami-Dade the buyer customarily pays the owner's policy and chooses the title agent, which matters more at these price points.

How a broker shops a jumbo loan

Jumbo pricing varies more between lenders than conforming pricing does, because there is no single agency setting the base. On a given day one investor may want 15-year loans, another may be aggressive on $1 million to $2 million primary residences, and a third may price bank-statement jumbos best. As a broker with 100+ lenders, QMS sees those rate sheets side by side and places your file where the total cost is lowest for your profile that day.

What is the jumbo loan limit in Coral Gables for 2026?

Any 1-unit loan above $832,750 is a jumbo in Coral Gables, Pinecrest, and all of Miami-Dade for 2026. FHFA publishes higher baseline limits for 2- to 4-unit properties in its county list; ask us for the figure that applies to a multi-unit purchase.

Can I get a jumbo loan with 10% down?

Yes, some lenders offer 90% LTV jumbo loans on primary residences with strong credit and reserves. Expect a higher rate or mortgage insurance compared with 20% down. Subject to credit approval.

Are jumbo rates higher than conforming rates?

Not always. Jumbo pricing is set by private investors and at times has been at or below conforming for strong borrowers. Rates vary daily; call for today's pricing.

Do I need two appraisals?

Usually one. Some lenders require two on loans above roughly $2 million or on unique properties where comparable sales are scarce, which happens in Pinecrest and the Gables.

Can a self-employed buyer get a jumbo in Coral Gables?

Yes. Full-documentation jumbo with two years of returns, or bank statement and asset depletion jumbo programs when returns understate your income. Down payments on those programs run 20% to 30%.
