What Is a Flood Zone?

Short answer

A flood zone is the flood-risk label FEMA assigns to land on its flood maps, and zones starting with A or V are high-risk Special Flood Hazard Areas. If your home is in one and you have a government-backed mortgage, you must buy flood insurance (FEMA, as of October 2026). Zones B, C and X are moderate to lower risk, but not risk-free.

Definition

A FEMA map designation of flood risk. High-risk zones (A, AE, V, VE) have a 1% chance of flooding in any given year, also called the 100-year flood.

Worked example

Example: a 1% chance each year sounds small, but FEMA says that over a 30-year mortgage, homes in high-risk areas have a 1 in 4 chance of flooding at least once (as of October 2026). And for 2014 to 2024, 29% of NFIP claims came from outside high-risk areas.

The zones you'll see in South Florida

  • AE: 1%-annual-chance flood area with Base Flood Elevations (BFEs) shown
  • VE: coastal 1%-annual-chance area with added hazard from storm-driven waves
  • X (shaded): moderate flood hazard, outside the Special Flood Hazard Area
  • X (unshaded): minimal flood hazard

The BFE matters: a home built above it is generally lower risk than one built below it.

What it means for your loan

In an A or V zone, flood insurance is mandatory on government-backed loans (FHA, VA, conventional sold to Fannie Mae or Freddie Mac) and most lenders require it anyway. The premium is added to your escrow and PITI. In zone X it's optional, but often worth pricing. For condos, the association's master flood policy is part of the condo questionnaire review.

In South Florida

Large parts of Miami-Dade and Broward, especially coastal and low-lying areas, are mapped AE or VE. Check the zone before you make an offer, because the flood premium goes into your monthly payment and can change what you qualify for.
