What Is a Verification of Rent (VOR)?

Short answer

A verification of rent (VOR) is a form or statement, completed by your landlord or property manager, that confirms your monthly rent and whether you paid on time, usually for the last 12 months. Fannie Mae's rule for borrowers using rent as credit asks for the most recent 12 consecutive months with no late housing payments (as of November 2026).

Definition

Third-party proof of your rental payment history: the landlord's name, the property, the monthly rent, the lease dates and the number of late payments. Lenders often pair it with 12 months of canceled checks or bank statements showing the rent leaving your account.

Worked example

Example only: a Hialeah renter pays $2,100 a month and wants to buy. Her landlord is an individual, not a company. Her lender sends a VOR form to the landlord and asks her for 12 months of bank statements showing $2,100 going to the same payee each month. One month was paid by Zelle from her spouse's account, so the lender asks for a short letter and that statement too. With every month on time, the VOR supports her application. A single late month in the past year could stop a loan that relies on rent as a housing reference.

When lenders ask for a VOR

  • Manual underwriting and thin credit: Fannie Mae's nontraditional credit rules require rental payments documented for the most recent 12 consecutive months, with no housing delinquency in the past 12 months, by canceled checks, bank statements, money orders or landlord verification.
  • Non-QM loans: bank statement and other non-QM loans often check housing history, and a late payment can change the program or pricing.
  • DSCR loans: DSCR loans are business-purpose loans for investors. Some lenders ask for a VOR or mortgage history on where you live, especially for first-time investors who rent.
  • Credit report gaps: if your rent does not show on your credit report, a VOR fills the gap.

How to make your VOR clean

Give the lender your landlord's correct contact information early, and warn the landlord the form is coming. Have your lease and 12 months of statements ready. Pay on time every month, even by a day. Rates vary daily; call 305-425-1990 for today's pricing.

In South Florida

Miami-Dade has a large renter population, and many rentals are owned by individuals who are paid in cash or by app, which makes rent hard to prove. Fannie Mae accepts direct landlord verification whether the landlord is an individual or a management company, but the payments still have to show the payee and amount. Pay rent from one bank account, by check or traceable transfer, for 12 months before you apply. A relative as landlord usually brings extra scrutiny. Planning to buy? 305-425-1990
How many months of rent does a VOR cover?

Usually 12. Fannie Mae's rule for rent used as credit is the most recent 12 consecutive months.

Can I use bank statements instead of a VOR?

Often yes. Fannie Mae accepts canceled checks, bank statements or money orders that clearly show the payee and amount. Some lenders want both.

What if I pay my rent in cash?

Cash is hard to verify. A landlord VOR may help, but start paying by check or traceable transfer now so you build 12 months of proof.

Does a late rent payment hurt my mortgage application?

It can. Under Fannie Mae's nontraditional credit rules, no housing delinquency is allowed in the past 12 months. Other programs vary.

Do I need a VOR if I live rent-free with family?

No VOR, but lenders usually ask for a rent-free letter from the homeowner. Some programs limit options for buyers with no housing history.
