What Is NMLS and What Does an NMLS Number Mean?

Short answer

NMLS is the Nationwide Multistate Licensing System, the system created under the SAFE Act of 2008 that gives every licensed mortgage company and loan originator a unique NMLS ID. You can type that ID into NMLS Consumer Access (nmlsconsumeraccess.org), free and open 24/7, to see license status, the states where the person or company may do business and their employment history. Quality Mortgage Solutions is NMLS #1781090 and its President, Michael Fernandez, is NMLS #1491775.

Definition

The NMLS is the shared system state regulators use to license and track mortgage companies and individual loan originators. Each one gets a permanent NMLS ID that state regulators require on loan documents.

Worked example

Example: before sending a pay stub to a loan officer you met online, go to nmlsconsumeraccess.org and search the NMLS ID on their email signature. Searching 1781090 should show Quality Mortgage Solutions and the states where it is licensed. If the ID does not exist, shows a different name, or shows no active license in Florida, stop and ask questions before sharing documents.

What NMLS Consumer Access shows

According to the Conference of State Bank Supervisors (as of November 2026), a Consumer Access search shows:

  • Identification details and the NMLS ID.
  • License and registration status, by state.
  • Current employer and employment history.
  • Whether the person or company is authorized to do business in your state.

It does not show interest rates or reviews. Use it to confirm the person is who they say they are, then compare offers with a Loan Estimate.

Licensed vs registered loan officers

Loan officers at brokers and nonbank lenders, like QMS, must hold a state license. Loan officers at federally regulated banks are registered in NMLS instead of state licensed, so they also have an NMLS ID but may not show a Florida license. Either way, the ID belongs on your loan documents. See mortgage broker vs bank for how the two channels differ.

In South Florida

In Florida, mortgage licensing is handled by the Office of Financial Regulation (OFR) under Chapter 494, Florida Statutes, and every application and renewal is filed through NMLS. Under F.S. 494.00312, an individual loan originator needs a 20-hour prelicensing course, a passing score on the written test, fingerprints for state and federal background checks and a credit report, and the license renews every year by December 31. A company that originates through licensed loan originators needs a separate mortgage broker license. QMS is licensed in Florida (and in Georgia and Colorado through December 31, 2026).
