Mortgage Broker in Bal Harbour, FL

Short answer

Bal Harbour's median condo sold for $2,087,500 in Q3 2026, so nearly every financed purchase here is a jumbo loan, well above the $832,750 conforming limit. QMS Lending is an independent mortgage broker that compares jumbo, foreign national and condo financing for Bal Harbour buyers across 100+ lenders, in English and Spanish.

What homes cost in Bal Harbour right now

Bal Harbour recorded 29 townhouse and condo sales in Q3 2026 at a median of $2,087,500, down 16.9% from a year earlier, with an average of $3,328,629, per Florida Realtors data published by MIAMI REALTORS on October 16, 2026 (as of November 2026). Only one single-family home sold in the quarter, so condos were about 97% of sales.

27 of the 29 condo buyers paid cash. Inventory is high at 12.5 months of supply, the median time to contract was 46 days and sellers received 91.8% of original list price. For a financed buyer, that is a negotiating market, but the loan has to be lined up early because listing agents compare every offer to a cash one.

Bal Harbour is a village of about 3,093 residents (2020 census) at the north end of the barrier island, with oceanfront towers along Collins Avenue (State Road A1A) and a residential section on the bay side. The 2020 census counted 3,507 housing units, with 56.6% vacant, a sign of how many units are second homes.

Financing a Bal Harbour condo

The 2026 conforming limit is $832,750 and the Miami-Dade FHA 1-unit limit is $667,000 (as of November 2026). At the $2,087,500 median, 25% down ($521,875) leaves a $1,565,625 loan, a clear jumbo loan.

  • Jumbo: for U.S. buyers with documented income; lenders usually want strong credit and several months of reserves after closing.
  • Foreign national loans: for buyers without U.S. credit or residency, usually with larger down payments and reserves held in U.S. accounts.
  • Bank statement loans: for business owners whose tax returns understate income.
  • DSCR loans: business-purpose loans for investors, qualified on the unit's rent, only where the association allows rentals.

Many buildings here have unit-level features lenders treat differently, such as large unit sizes or rental programs. If a building runs like a hotel, see condotel loans. We match the building to lenders that accept it before you sign.

Milestone inspections, SIRS and lender review

Two Florida laws passed after the 2021 Surfside collapse now shape every condo loan on this coast (as of November 2026):

  • Milestone inspections (F.S. 553.899): condo and co-op buildings three habitable stories or taller need a structural inspection by December 31 of the year they turn 30, then every 10 years. The local building official may require it at 25 years based on local conditions such as closeness to salt water. If phase one finds substantial deterioration, a phase two inspection follows, and repairs must start within 365 days of the phase two report.
  • Structural integrity reserve study, or SIRS (F.S. 718.112): the same three-story buildings need a study at least every 10 years covering roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and exterior doors, and other items over $25,000. Owner-controlled associations could not skip or cut reserves for these items in budgets adopted on or after December 31, 2024, and the study cannot be completed after December 31, 2026.

For a buyer this shows up as higher monthly dues, a special assessment, or both. It also matters to the lender: Fannie Mae's guide (section dated August 2026) treats a project as ineligible if it needs critical repairs, including unfunded repairs over $10,000 per unit due within 12 months, or a failed mandatory safety inspection. Those buildings are non-warrantable and need a portfolio or non-warrantable condo loan.

Ask for the condo questionnaire, milestone report, SIRS and current budget during the inspection period. Our SIRS explainer and milestone inspection guide cover what to read first.

Bal Harbour property taxes in 2025

Bal Harbour's 2025 adopted total millage is 16.8854 mills, about 1.69% of taxable value, one of the lower totals in Miami-Dade, per the Miami-Dade Property Appraiser's millage chart (as of November 2026). The village's own operating rate is 2.1439; the rest is county 4.5740 plus 0.4171 debt, school board 6.6330 in total, Fire Rescue 2.3965, the Children's Trust 0.4638 and water district levies. Bal Harbour is not in the county library district.

On a $2,087,500 condo that is about $35,200 a year before any exemption. Non-homestead second homes get no homestead exemption, and the Save Our Homes cap resets at sale, so budget on your price.

Flood zones and insurance

The village says FEMA has mapped most of Bal Harbour as a Special Flood Hazard Area, zone AE, where a federally backed loan requires flood insurance (as of November 2026). It notes a 10% NFIP discount for AE-zone residents and a 30-day waiting period before a new flood policy takes effect, so buy it well before closing.

The Building Department keeps elevation certificates on file for new construction and substantial improvements and will provide a property's base flood elevation (305-865-7525). Improvements over 50% of market value must meet current floodplain rules. In a condo, the master policy covers the building and you carry an HO-6 unit policy. Read what a flood zone means for your loan.

Equity, refinancing and assistance

Many Bal Harbour owners bought with cash. A cash-out refinance or HELOC can pull equity back out after closing for another purchase or a renovation, subject to the building passing lender review.

County and state down payment programs (Miami-Dade's up to $35,000 assistance and Florida Hometown Heroes) have income and price limits that rarely fit here, but they are listed below for completeness.

305-425-1990
Is every Bal Harbour condo loan a jumbo?

Almost. The Q3 2026 median was $2,087,500, so even 50% down leaves a loan above the $832,750 conforming limit. Smaller units below about $1,040,900 can stay conforming with 20% down.

Can a foreign buyer finance a Bal Harbour condo?

Yes, a foreign national loan may qualify you without U.S. credit, usually with a larger down payment and reserves. The building still has to pass the lender's condo review, subject to credit approval and property eligibility.

What property tax rate applies in Bal Harbour?

About 16.89 mills, roughly 1.69% of taxable value, at 2025 adopted rates. On a $2,087,500 condo that is about $35,200 a year before exemptions.

Do SIRS rules raise HOA dues in Bal Harbour?

They can. Since budgets adopted on or after December 31, 2024, owner-controlled associations cannot waive reserves for structural items in three-story-plus buildings. Lenders count the full monthly dues in your debt-to-income ratio.

Is flood insurance required in Bal Harbour?

For most addresses, yes. The village says most of Bal Harbour is a FEMA AE zone, which requires flood insurance on a federally backed loan, and new policies have a 30-day wait.
