DSCR Loans in Doral, FL: Rental Rules, Taxes and the Rent Math
Short answer
Yes, investors may qualify for a DSCR loan on a Doral rental using the property's rent instead of personal income: at the Q3 2026 median house price of $1,010,000 and HUD's $3,613 benchmark rent for a 4-bedroom, taxes and insurance take about $2,077 of that rent each month (example only). Doral does not allow nightly rentals: its ordinance covers stays of 7 days to 6 months, with a registration for each rental period and no more than 3 per property in 12 months, so lenders will usually qualify the loan on long-term rent. DSCR loans are business-purpose loans for non-owner-occupied property, subject to credit approval and property eligibility.
DSCR in one line, and the Doral market
The full requirements (ratio, down payment, credit, reserves, prepayment terms) are in our Florida DSCR requirements guide. In short, DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance and association dues). Many lenders look for 1.0 or higher, and a higher ratio can improve pricing.
DSCR is a business-purpose loan. You sign a business-purpose and occupancy statement, and you cannot live in the property. For a home you will live in, start with our Doral mortgage broker page.
Florida Realtors data published by MIAMI REALTORS for the City of Doral, third quarter of 2026, as of November 2026:
- Houses: 54 sales at a median of $1,010,000 (up 2.5% from a year earlier), a median of 49 days to contract and 6.3 months of supply. 12 sales were cash.
- Townhouses and condos: 134 sales at a median of $489,000 (down 2.2%), 74 days to contract and 7.8 months of supply. 39 sales were cash.
Doral is a financed market. Fewer than one in four house sales and fewer than one in three condo and townhouse sales closed in cash, the opposite of the coastal cities. Houses are few and expensive, so most DSCR buyers in Doral end up looking at townhouses and condos, where HOA dues decide the ratio.
Doral's short-term vacation rental ordinance
Doral regulates short-term vacation rentals under Section 5-271 of its code. Per the city's Code Compliance FAQ, as of November 2026:
- Covered stays: single-family, two-family, multi-family and townhouse units rented for not less than 7 days and no more than 6 months. A nightly or weekend stay does not fit the ordinance.
- Registration for each rental period, filed with the city manager's office, and no more than 3 registrations per property in any 12 months.
- Fire safety: a fire sprinkler system inspected and approved by Miami-Dade Fire Rescue, and one fire extinguisher per 1,000 square feet of indoor space. Most houses do not have sprinklers, so this one rule can rule out short stays on a typical single-family home.
- Neighbors: all vehicles parked in the driveway, garbage out no earlier than noon the day before pickup and back in by 11:59 p.m. on pickup day, and the city noise ordinance.
- HOA: proof of current ownership and written notice to the homeowners association are required.
- Fines per violation within 12 months: $500, then $1,500, then $5,000, then $7,500 for a fourth or later violation, and the special magistrate may not waive or reduce them.
The lending takeaway is simple. Three registered stays a year cannot carry a mortgage, so DSCR lenders will look at a 12-month lease or the appraiser's long-term market rent. Leases longer than 6 months are outside the ordinance. Ask Code Compliance (305-593-6680) before you plan anything shorter, and check the association's leasing rules, which can be stricter than the city's.
Guest taxes and Miami-Dade property taxes in Doral
Transient rental taxes. Florida treats rentals of six months or less as transient. In Miami-Dade outside Miami Beach, Surfside and Bal Harbour, the county's local option transient rental tax is 6%, collected by the county, per the Florida Department of Revenue. Add Florida's 6% sales tax and Miami-Dade's 1% surtax for 2026 and a 7-day to 6-month stay carries about 13% on top of rent. The guest pays it, so it is not part of your DSCR.
Property taxes. The Miami-Dade Property Appraiser's 2026 proposed millage comparison lists, for a Doral address: 1.5994 (City of Doral operating) plus 0.3600 (Doral debt service), 4.5740 (countywide), 0.3937 (county debt service), 2.3965 (fire rescue), 0.2812 (library), 6.6230 (school board, all levies), 0.4638 (The Children's Trust) and 0.2571 (water management, Everglades, Okeechobee basin and Florida Inland Navigation). Our sum is 16.9487 mills, about 1.69% of taxable value.
There is no homestead on a rental. Under Florida Statutes 193.1554, a rental of nine or fewer units is reassessed at just value on January 1 after you buy, then annual increases are capped at 10% for non-school levies. Underwrite taxes on your price, not the seller's bill, which may carry a homestead cap you will lose.
Flood insurance in Doral
Doral is inland, but parts of it are in FEMA special flood hazard areas. Per the city's Building Department, as of November 2026:
- CRS Class 6: NFIP policyholders in the special flood hazard area get a 20% premium discount, and standard policies outside it get 10%.
- Mandatory coverage: a property in the special flood hazard area with a federally backed mortgage must carry flood insurance, and DSCR lenders typically require it in those zones too.
- Citizens rule: a 2022 Florida law requires flood insurance for owners insured by Citizens, not only those in a high-risk zone. If your wind or property policy will be with Citizens, budget a flood policy even in Zone X.
- Who to ask: the Floodplain Administrator at 305-593-6700 ext. 3100 can tell you a parcel's zone.
For condos and townhouses, the master policy and the building's reserves land in the dues. Ask for the condo questionnaire and SIRS status early, and see what a flood zone means for your loan.
Example only: DSCR math with Doral numbers
Example only, not a quote or an approval. Prices are the city's Q3 2026 medians. Rents are HUD's FY2026 Fair Market Rents for the Miami-Miami Beach-Kendall HMFA (Miami-Dade County), used only as a long-term benchmark. Taxes use 16.9487 mills on the full price. Insurance and HOA dues are assumptions.
House at $1,010,000, 4 bedrooms, rent $3,613:
- Taxes about $17,118 a year, or $1,427 a month. Assumed insurance: $650 a month. Taxes plus insurance: $2,077.
- At a 1.0 DSCR, PITIA can be $3,613, leaving about $1,536 a month for principal and interest.
- At a 1.25 DSCR, PITIA can be $2,890, leaving about $813.
Townhouse or condo at $489,000, 2 bedrooms, rent $2,436:
- Taxes about $8,288 a year, or $691 a month. Assumed HOA dues $600 and HO-6 policy $100 a month. Total: $1,391.
- At 1.0, about $1,045 a month for principal and interest. At 1.25, about $558.
On a $1 million house, $813 a month of principal and interest supports only a small loan, so a 1.25 target means a large down payment unless the appraiser's market rent is well above HUD's countywide benchmark. The townhouse and condo math is tighter in dollars but closer in proportion. Rates vary daily; call for today's pricing to turn that room into a loan amount.

305-425-1990Can I rent my Doral property on Airbnb by the night?
No. Doral's ordinance covers stays of 7 days to 6 months, requires a registration for each rental period, allows no more than 3 per property in 12 months, and requires a fire sprinkler system. Fines run from $500 up to $7,500 per violation.
What rent will a DSCR lender use for a Doral property?
Usually a 12-month lease or the appraiser's long-term market rent. Because short stays are so limited in Doral, projected nightly income rarely counts.
What is the property tax rate on a Doral rental?
About 16.95 mills, or 1.69% of taxable value, based on our sum of the 2026 proposed rates. A rental has no homestead and is reassessed at your price the January 1 after you buy.
Do I need flood insurance on a Doral rental?
In a FEMA special flood hazard area, yes. Outside it, you may still need it if the property is insured by Citizens. Doral's CRS Class 6 rating gives a 20% NFIP discount in high-risk zones and 10% outside them.
What DSCR does a median Doral townhouse or condo reach?
Example only: at $489,000 with HUD's $2,436 benchmark rent, taxes, assumed dues and HO-6 take about $1,391, leaving about $1,045 for principal and interest at 1.0 and $558 at 1.25. Your lender uses the appraiser's rent and the real dues.
