Hard Money Loans in Fort Lauderdale: Flips, Bridges and Local Rules
Short answer
Yes, investors may qualify for a hard money, fix-and-flip or bridge loan on a Fort Lauderdale property, sized mainly on the property's value and your plan rather than your tax returns. These are business-purpose loans for non-owner-occupied investment property only, never for a home you will live in. In Fort Lauderdale two city rules shape the deal: the 50% substantial improvement rule for renovations in flood zones, and a vacation rental program that, since a September 15, 2026 amendment, fines unregistered operators $1,000 per day.
What Fort Lauderdale's Q2 2026 numbers mean for a flip or bridge
Our Florida hard money guide covers how these loans work statewide, usury limits and documents. This page is about Fort Lauderdale. As of October 2026, the latest Florida Realtors city data (Q2 2026, published by MIAMI REALTORS) shows two very different markets inside the city:
- Single-family houses: 429 sales at a median of $762,500, up 13.8% from a year earlier. Median time to contract was 56 days and supply was 6.3 months. 164 of those sales (about 38%) were cash.
- Townhouses and condos: 473 sales at a median of $483,263, up 5.9%. Median time to contract was 85 days and supply was 10.4 months. 268 sales (about 57%) were cash.
- Broward County overall: houses at a $630,000 median with 4.3 months of supply; condos at $262,600 with 10.1 months.
For a short-term loan, time on market is a cost. A house flip that needs 56 days to find a buyer, plus 30 to 45 days to close, adds roughly three months of interest and carry to your rehab timeline. A condo flip facing 85 days and more than 10 months of supply needs an even wider margin. That is why most Fort Lauderdale hard money lenders size the loan on ARV and want to see your comparable sales and a realistic exit date before they fund.
The 50% rule: renovating in a Fort Lauderdale flood zone
Much of east Fort Lauderdale, the isles and the river corridors sit in FEMA Special Flood Hazard Areas. If your property is in one, the city's Substantial Improvement / Substantial Damage Worksheet (revised February 2024) applies to your permit, as of October 2026:
- Work counts as substantial improvement when its cumulative cost reaches 50% of the building's market value during a two-year period.
- The city sends the worksheet when the work-to-value ratio passes 40%, so you hear about it before you hit the line.
- Market value is the building only, not the land. The city uses the Broward County Property Appraiser's building improvement value adjusted to market, unless you submit an independent appraisal that separates building and land and the city approves it.
- Cost includes labor, materials, and contractor overhead and profit. Repairs, additions and rehabilitation all count.
- Cross the line and the whole building must be brought up to the flood-resistant construction rules of the Florida Building Code and Chapter 14 of the city code. On an older low house, that can mean elevation or a much bigger scope.
Why it matters for your loan: a 1950s house in a flood zone often has a low building value on the property appraiser's roll, so a full kitchen, bath, roof and systems rehab can cross 50% faster than you expect. Have your contractor run the city worksheet, and give the lender a scope that stays under the line or includes the cost of compliance. Check the zone first with our flood zone guide.
Planning a vacation rental exit: Fort Lauderdale's registration rules
Many buy-renovate-rent investors plan to refinance a hard money or bridge loan into a DSCR loan on short-term rental income. In Fort Lauderdale, that income only counts if the property is legal to rent short term. As of October 2026, the city's Vacation Rental Program (Chapter 15, Article X of the City Code) says:
- It covers single-family homes, 2-to-4-family buildings and condos advertised for 30 days or less to transient guests.
- Registration for up to 4 units under one folio, including the first inspection, is $880. Each later inspection, reinspection or no-show is $100; changing the rental agent is $50.
- State and county licenses come first: a Florida DBPR license (with a narrow exemption for owner-occupied homestead room rentals), Florida sales tax, a Broward County Business Tax Receipt and Broward Tourist Development Tax, then the city application through LauderBuild and a city business tax account.
- Maximum occupancy is 2 persons per bedroom, based on legal bedrooms the inspector verifies. You must show off-street parking, because no on-street parking is permitted.
- A September 15, 2026 amendment sets a civil penalty of $1,000 per day for advertising or operating without a valid Certificate of Compliance, and raised the expired-certificate penalty from $250 to $1,000 per day.
Practical effect: build the registration timeline into your bridge term. The city says applications can take about 10 to 12 business days in peak season, plus inspection and the Certificate of Compliance. A DSCR lender will want to see the certificate and, for condos, association rules that allow short-term rentals.
Hard money, fix-and-flip or bridge: which fits your Fort Lauderdale deal
All three are short-term, business-purpose loans. The difference is what the money does:
- Hard money: a fast purchase loan based on the property, useful when you are competing with cash buyers on a dated house or need to close before a bank could.
- Fix-and-flip: purchase money plus a rehab budget released in draws after inspections. Your scope of work, contractor bids and the 50% rule analysis above go into the file.
- Bridge: short-term money against a property you own or are buying, for example to buy your next Fort Lauderdale investment before you sell or refinance another one. See what a bridge loan is.
None of them can be used for a home you or your family will live in. If you want to buy and live in a Fort Lauderdale house, look at conventional or FHA instead. Terms, leverage and cost depend on the lender, the property and your experience. Broward closing costs and holding costs to budget
Florida taxes the loan itself. As of October 2026, documentary stamp tax on a note or mortgage is $0.35 per $100 and the nonrecurring intangible tax is 2 mills (0.2%). On a $400,000 hard money loan that is $1,400 in note stamps plus $800 in intangible tax, before lender points, title and recording. Deed stamps are $0.70 per $100 of price; who pays them is set in your contract. More detail in our doc stamp guide.
Property taxes: investment property gets no homestead exemption. The 2025 proposed operating millages published by the Broward County Property Appraiser for a Fort Lauderdale address (county, school board, Children's Services Council, water management districts, FIND, North Broward Hospital District and the city's 4.1193 mills) add up to roughly 18 mills, about 1.8% of taxable value, before voted debt. On a house assessed near the $762,500 median that is roughly $13,800 a year, or about $1,150 a month of carry, as of October 2026.
Add insurance (builder's risk or vacant property coverage during the rehab), flood insurance in Zone AE, utilities and HOA dues on condos. Put every month of carry into your budget at the realistic time to contract, not the hopeful one.
