HELOC in Plantation: Paying for a New Roof or Impact Windows With Your Equity
Short answer
Yes. On a Plantation house at the Q3 2026 median of $695,000 with a $300,000 first mortgage, a lender that allows 80% combined loan-to-value would allow a line of up to about $256,000 (example only), far more than most roof or window jobs need. In Florida, insurers can require an inspection once a roof is 15 years old, so a replacement funded by your equity can protect your coverage, and the IRS treats a substantial improvement like this as a use that may keep the interest deductible.
Plantation equity, by the numbers
For how a HELOC works in general, read our Florida HELOC guide or what is a HELOC. This page is about Plantation's older housing stock, insurance and Broward costs.
Plantation incorporated on April 30, 1953, with fewer than 500 residents. Developer Frederick Peters sold "long acres," one-acre lots with room for gardens and fruit trees, and the city grew fast from the 1970s through the 1990s, per the city's history page. Today it has nearly 85,000 residents. Much of the housing is decades old, which is why roofs, windows and other hardening work come up so often here.
Florida Realtors data published by MIAMI REALTORS for the City of Plantation, third quarter of 2026, as of November 2026:
- Houses: 175 closed sales at a median of $695,000 (up 0.6% from a year earlier) and an average of $888,122 (up 7.0%). Sellers got a median of 95.6% of their original list price, with 30 days to contract and 3.6 months of supply. 40 sales were cash.
- Townhouses and condos: 110 sales at a median of $266,000 (down 3.5%), 68 days to contract and 8.6 months of supply.
The gap between the median and the average tells you Plantation has a long tail of larger homes on big lots. Appraisals on those can take longer because fewer comparable sales exist. On a typical ranch-style house, though, an owner of 15 or 20 years usually has plenty of equity for a roof or window job.
The 15-year roof rule and why equity helps
Florida Statutes 627.7011 sets the rules on roof age for homeowners insurance, as described in a 2026 Florida Senate bill analysis, as of November 2026:
- Roof under 15 years old: an insurer may not refuse to issue or renew a homeowners policy solely because of the roof's age.
- Roof 15 years or older: the insurer must let you get an inspection by an authorized inspector, at your expense, before it can require a replacement to issue or renew the policy.
- Inspection result: if the roof shows 5 years or more of useful life left, the insurer may not refuse or nonrenew solely because of roof age.
Here is why that matters for your HELOC. Every lender requires homeowners insurance on the property. If your carrier nonrenews because of an old roof, you need new coverage fast, and replacement coverage on an aging roof can be harder to find or limited. Some insurers offer only actual cash value on older roofs. Replacing the roof before that happens protects the coverage your lender needs.
Insurers also price wind risk. A wind mitigation inspection documents roof shape, roof-to-wall connections and opening protection like impact windows, and it can lower the wind portion of your premium. A 4-point inspection checks the roof, electrical, plumbing and HVAC on older homes. Ask your agent which reports your carrier wants before the work starts.
Example only: a roof and impact-window budget
Example only, not a quote or an approval. Assume a Plantation house that appraises at the $695,000 median with a $300,000 first mortgage.
- At 80% CLTV: $695,000 x 0.80 = $556,000, minus $300,000 = about $256,000 of available line.
- At 85% CLTV, if offered: $590,750 total, or about $290,750.
Say your roofer and window contractor quote a combined $60,000. You could open a $75,000 line, draw in stages as each contractor finishes, and keep the rest for overruns. Interest is charged only on what you draw. Florida taxes due at recording on a $75,000 line, as of November 2026:
- Intangible tax: 2 mills = $150.
- Documentary stamps: $0.35 per $100 = up to $262.50, with future advances taxed as made under Florida Statutes 201.08.
Taxes on interest. IRS Publication 936 (2025 edition) allows the interest deduction on home equity debt only when the money buys, builds or substantially improves the home. A new roof or impact windows is the kind of project that rule describes; paying off a car loan is not. Keep the invoices and confirm with your tax preparer.
If you prefer one fixed payment for a single, quoted job, a fixed second mortgage gives you the full amount at closing with a set term. Rates vary daily; call 305-425-1990 for today's pricing.
Stack it with My Safe Florida Home
The state's My Safe Florida Home program can cut what you need to borrow. As reported by Kiplinger in July 2025, the program received $280 million in the 2025-2026 state budget and offers a free wind mitigation inspection plus grants of up to $10,000. The state pays $2 for every $1 the homeowner puts in, and lower-income households may qualify for a full grant with no match.
- Who qualifies: Florida homeowners in a site-built single-family home that is their homestead, with an insured value at or under $700,000. Priority went to owners 60 and older.
- What it covers: impact windows and exterior doors, garage doors, roof reinforcement or replacement and roof-to-wall connections.
- How it fits a HELOC: you usually pay the contractor first and get reimbursed. A line can cover the full cost, then you pay it down when the grant arrives.
Funding comes in rounds and runs out. Check the program's current status before you plan around it.
Broward taxes, homestead and flood in Plantation
Millage. The Broward County Property Appraiser lists 2026 proposed operating millages for Plantation of 19.6060 mills, about 1.96% of taxable value, as of November 2026: city 5.7000, county 5.6658, school board 3.0460 plus 3.2480, Children's Services Council 0.4500, North Broward Hospital District 1.2391, and water management and FIND levies. Parcels inside the Plantation Midtown Development District add 0.9707 mills, for 20.5767. Voted debt and non-ad valorem fees are extra.
Homestead. Under Florida Statutes 193.155, the Save Our Homes cap resets on a sale or transfer of title, not on a mortgage. A HELOC keeps your capped assessment. See our Save Our Homes guide.
Flood. The city says about 10% of Plantation's land area is in a flood zone, and its CRS participation gives property owners a 15% savings on flood premiums. The city sits along the North New River, C-12 and C-42 canals. Broward's current FEMA maps took effect July 31, 2024, so check your parcel on FEMA's flood map. If it is in a high-risk zone, the lender must require flood coverage of at least the lesser of the loan balance or the NFIP building maximum of $250,000. HELOCs are exempt from flood escrow.
How we set up a Plantation HELOC
- We look at your roof age, your insurance renewal date and any inspection reports first. If a nonrenewal notice is coming, timing matters.
- We size the line to your contractor quotes, with room for overruns, and check whether a grant reimbursement will pay part of it down.
- We compare a line and a fixed second mortgage across our lenders, and confirm the expected value before you pay for an appraisal.

Questions about HELOC in Plantation: Paying for a New Roof or Impact Windows With Your Equity
Don't see yours? Call us or send a message. We answer the same business day.
305-425-1990Can I use a HELOC to replace my roof in Plantation?
Yes. A line is a common way to pay for a roof because you can draw as the work is done. Example only: a $695,000 house with a $300,000 first mortgage at 80% CLTV leaves about $256,000 of line, subject to credit approval.
Can my insurer drop me because my roof is old?
Not solely for age if the roof is under 15 years old. At 15 years or more, the insurer must allow an inspection first, and if it shows at least 5 years of useful life left, it may not refuse or nonrenew solely for roof age under Florida Statutes 627.7011.
Is HELOC interest deductible for impact windows?
It may be. IRS Publication 936 allows the deduction when home equity money buys, builds or substantially improves the home securing it. Keep your invoices and ask your tax preparer.
Can I combine a HELOC with a My Safe Florida Home grant?
Often, yes. The grant typically reimburses part of eligible work, up to $10,000 with a 2-to-1 state match, as reported in July 2025. A line can cover the full cost up front and you pay it down when the grant arrives. Check that funds are open first.
Do I need flood insurance for a HELOC in Plantation?
Only if your building is in a FEMA high-risk flood zone. The city says about 10% of its land area is in a flood zone. If yours is, coverage must be at least the lesser of the loan balance or $250,000, and HELOCs do not require a flood escrow.
