What Is a Wind Mitigation Inspection?

Short answer

A wind mitigation inspection documents a Florida home's hurricane-resistant features on the state form OIR-B1-1802, and insurers must tell you about the windstorm discounts those features can earn. As of October 2026, inspections done on or after April 1, 2026 must use the revised form (Rev. 04/26). A lower premium means a lower monthly escrow payment.

Definition

An inspection that records how well a home resists hurricane wind, using Florida's Uniform Mitigation Verification Inspection Form. Insurers use it to apply windstorm credits.

Worked example

Illustration only, not a quote: say the report earns credits that cut your annual premium by $1,200. Your escrow drops by $1,200 / 12 = $100 a month. On a payment that also covers principal, interest and taxes, that $100 can help your DTI. Actual credits depend on the carrier and the features found.

What the form looks at

The OIR-B1-1802 (Rev. 04/26) covers, per Citizens (as of October 2026):

  • Building code the home was built to
  • Roof covering and roof deck attachment
  • Roof-to-wall attachment (clips, straps)
  • Secondary water resistance
  • Opening protection (impact windows, shutters)

The 2026 version also accepts FORTIFIED Home certificates for certain features and sets region by design wind speed.

Who can sign it and how long it lasts

Under Florida Statutes s. 627.711, the form can be signed by licensed home inspectors with hurricane mitigation training, certified building code inspectors, licensed general, building or residential contractors, professional engineers and architects. Insurers must accept a form signed by one of them.

Citizens still accepts the older Rev. 01/12 form if it was completed within 5 years before April 1, 2026 and the structure hasn't changed.

In South Florida

Miami-Dade is high-velocity hurricane territory, and many homes built or updated after Hurricane Andrew have features that count. If the seller already has a recent form, ask for it; if not, get one before you bind insurance.

Is a wind mitigation inspection required to get a mortgage?

Usually no. Insurance is required; the wind mitigation report is optional but may lower the premium.

Does my insurer have to tell me about discounts?

Yes. s. 627.711 requires insurers to clearly notify you of windstorm discounts at issuance and at each renewal.

Can I use the seller's old form?

Possibly, if it's recent enough and nothing changed. Citizens accepts the prior version if done within 5 years before April 1, 2026.

Do impact windows help?

Opening protection is one of the features on the form, so documented impact windows or shutters can count.

Is it the same as a 4-point?

No. A [4-point inspection](what-is-a-4-point-inspection) checks system condition for eligibility; wind mitigation documents features for discounts.
