HELOCs in Weston, FL: Equity, HOA Communities and Broward Taxes

Short answer

On a Weston house at the Q3 2026 median of $900,000 with a $450,000 first mortgage, a lender that allows 80% combined loan-to-value would cap total debt at $720,000, so you could open a line of up to about $270,000 (example only). Your first mortgage and rate stay in place. Because many Weston homes sit in HOA communities, the lender also counts your dues and checks that the association has no claim of lien on your home.

Weston equity, by the numbers

How a HELOC works in general (draw period, variable rate, repayment period) is in our Florida HELOC guide. This page covers Weston and Broward County.

Florida Realtors data published by MIAMI REALTORS for the third quarter of 2026 shows, as of November 2026:

  • Houses: 135 closed sales at a median of $900,000 (down 0.6% from a year earlier) and an average of $1,104,237. Sellers received a median of 94.0% of their original list price, with 4.1 months of supply.
  • Condos and townhouses: 44 closed sales at a median of $444,500 (up 20.1%), with 8.3 months of supply.

Weston prices held steady over the year, which makes appraisals more predictable than in fast-moving markets. Owners who bought in the 2010s often have a large equity cushion. The lender uses today's appraised value, not the assessed value on your Broward tax bill.

Example only: CLTV math on a median Weston house

Example only, not a quote or an approval. Each lender sets its own maximum combined loan-to-value (CLTV), based on credit, property type and line size. Assume a house that appraises at the $900,000 median with a $450,000 first mortgage.

  • At 80% CLTV: $900,000 x 0.80 = $720,000 total debt allowed, so about $270,000 of line.
  • At 85% CLTV, if offered: $765,000 total, or about $315,000.
  • At 90% CLTV: $810,000 total, or about $360,000. Higher CLTV usually comes with stricter credit and pricing.

Say you open a $150,000 line for a pool, a new roof or college costs. Florida taxes the new mortgage when it is recorded, as of November 2026:

  • Intangible tax: 2 mills, $150,000 x 0.002 = $300.
  • Documentary stamps: $0.35 per $100, or $525 if figured on the full $150,000. Florida law also taxes future advances when made, so your title agent will show how stamps apply.

HOA communities and Indian Trace assessments

Weston was built largely as planned communities, so many owners pay a homeowners association, and some pay a master and a sub-association. That affects a HELOC in three ways, as of November 2026:

  • Dues count in your DTI. The lender adds monthly HOA dues to your housing payment when it figures your debt-to-income ratio.
  • Past-due dues can become a lien. Under Florida Statutes 720.3085, an association has a lien on each parcel for unpaid assessments when its documents allow it. The law limits what a *first* mortgagee owes after foreclosure to the lesser of 12 months of unpaid assessments or 1% of the original mortgage debt. A HELOC is usually a second lien, so the lender wants your account current. The title search will show any recorded claim of lien.
  • The Indian Trace Development District. Large parts of Weston are also inside this district, set up in 1975, re-established under Chapter 190 in 1981 and made a dependent district of the city after Weston incorporated in 1996. Its fiscal year 2026 assessments vary by area: for example, $723.70 per unit in Windmill Reserve and $1,500.02 to $1,852.92 per unit in the Isles at Weston sections, per the city. Ask how yours is billed; the lender counts it with your taxes.

Townhouse and condo owners: lenders review the association more closely on attached homes, and fewer lenders offer HELOCs on condo units. Have the association's contact and your latest statement ready.

Broward taxes, homestead and flood

Millage. The Broward County Property Appraiser's 2025 proposed operating millages for Weston add up to about 17.3 mills (about 1.73% of taxable value): city 3.3464, county 5.6690, school board 3.0720 plus 3.2480, Children's Services Council 0.4500, North Broward Hospital District 1.2422, and South Florida Water Management and FIND levies, as of November 2026. That excludes voted debt and non-ad valorem assessments.

Homestead. A HELOC does not change ownership. Under Florida Statutes 193.155 the Save Our Homes cap (3% or CPI, whichever is lower) resets on a sale or transfer of title, not on a mortgage. See our Save Our Homes guide.

Flood. Weston holds a Class 6 rating in FEMA's Community Rating System, which gives up to a 20% discount on NFIP policies in Special Flood Hazard Areas, per the city. If your parcel is in a high-risk zone on FEMA's flood map, opening or increasing a line triggers the federal flood insurance requirement. Coverage must be at least the lesser of the loan balance or the NFIP maximum, $250,000 for the building per FloodSmart. HELOCs are exempt from flood escrow, and there is no 30-day wait when the policy is bought with the loan.

How we set up a Weston HELOC

  • We review your first mortgage balance and rate. If it is low, a line usually beats a cash-out refinance that would replace it.
  • We pull your flood zone and confirm your HOA and district assessments.
  • We compare HELOC and fixed second options across our lenders, and bank statement options if you are self-employed.
  • We confirm the expected value and line size before you pay for an appraisal.

How much can I borrow with a HELOC in Weston?

About $270,000 at 80% CLTV on a $900,000 median house with a $450,000 first mortgage (example only). Your real number depends on the appraisal, your credit, your debt-to-income ratio and the lender's CLTV limit.

Do HOA dues affect my HELOC approval?

Yes: monthly HOA dues count in your debt-to-income ratio, and any recorded claim of lien for unpaid dues shows up in the title search. Keep your association account current before you apply.

What is the Indian Trace Development District assessment?

It is a charge set by a dependent special district of the City of Weston; for fiscal year 2026 it runs, for example, $723.70 per unit in Windmill Reserve. Amounts vary by area, and lenders count it with your property taxes.

Will a HELOC reset my Save Our Homes cap in Broward?

No. Under Florida Statutes 193.155 the cap resets on a change of ownership, such as a sale or transfer of title, and a mortgage is not one. Your homestead stays in place.

What Florida taxes do I pay to open a $150,000 line?

About $300 in intangible tax and up to $525 in documentary stamps, as of November 2026. Your title agent confirms how stamps apply to the line and later advances.
