Jumbo Loans in Weston, FL: 2026 Limits, HOA Communities and Broward Costs
Short answer
In Weston a jumbo loan is any one-unit mortgage above $832,750, the 2026 conforming limit set by FHFA; with 20% down, that means a price above about $1,040,900. Weston's median house sold for $900,000 in Q3 2026, so the typical house is conforming with 20% down, but the average sale was $1,104,237, and the larger homes in gated communities often cross the line.
Weston prices vs. the 2026 jumbo line
Our Florida jumbo loan guide covers credit, down payment and reserve rules statewide. Fannie Mae and Freddie Mac cannot buy loans above the conforming limit, so each jumbo lender sets its own standards. This page covers Weston.
FHFA set the 2026 one-unit baseline at $832,750. In Florida only Monroe County is a high-cost area, so Broward uses the baseline. The two-unit baseline is $1,066,250, as of November 2026.
MIAMI REALTORS reports these City of Weston numbers for the third quarter of 2026:
- Single-family: median $900,000 (down 0.6% from a year earlier), average $1,104,237 (up 4.3%), 135 sales, 94.0% of original list price received, 4.1 months of supply.
- Condos and townhouses: median $444,500, average $452,874, 44 sales, 8.3 months of supply. These are almost always conforming.
The math: $832,750 / 0.80 = about $1,040,900. Below that price, 20% down keeps you conforming. Above it, you either put more down or use a jumbo. With 4.1 months of house supply, buyers in the upper half of the market have some room to negotiate, and a strong pre-approval helps.
HOA communities: what a jumbo lender checks
Many Weston houses sit in planned communities with a homeowners association, and many gated neighborhoods have both a master and a sub-association. A jumbo lender looks at that in three places, as of November 2026:
- Your payment. HOA dues go into your monthly housing cost and your debt-to-income ratio. On a large loan, a few hundred dollars a month can change how much you qualify for.
- The estoppel. At closing, the title company orders an estoppel certificate from each association to confirm what the seller owes. Under Florida Statutes 720.3085, unpaid assessments can become a lien on the parcel, so they must be cleared.
- District assessments. Much of Weston is inside the Indian Trace Development District, a dependent special district of the city. Its fiscal year 2026 assessments vary by area, for example $723.70 per unit in Windmill Reserve and $1,500.02 to $1,852.92 per unit in the Isles at Weston sections. Ask the seller for the latest tax bill so the lender escrows the right amount.
Jumbo lenders also want reserves, often several months of payments in the bank after closing. Dues raise the payment, so they raise the reserves too.
Broward taxes and flood insurance on a Weston jumbo
Taxes. The Broward County Property Appraiser's 2025 proposed operating millages for Weston total about 17.3 mills, including the city's 3.3464 and the North Broward Hospital District's 1.2422, as of November 2026. On a $1,250,000 purchase, that is roughly $21,600 a year before any exemption and before district or other non-ad valorem charges (example only). Your first-year bill resets to the new value, so do not use the seller's bill to budget.
Flood. Weston holds a Class 6 rating in FEMA's Community Rating System, worth up to a 20% discount on NFIP policies in Special Flood Hazard Areas, per the city. Check the address on FEMA's flood map before you offer, and read our flood zone guide. Two details matter on a jumbo:
- Coverage above the NFIP cap. FloodSmart lists the NFIP building maximum at $250,000. A jumbo loan is far larger, so a lender may ask about excess or private flood coverage. Get a quote early; it goes into your payment.
- No 30-day wait when the policy is bought in connection with making the mortgage, so it can start at closing.
Example only: a $1.25 million Weston house
Example only, not a quote or an approval. A buyer purchases a Weston house for $1,250,000 with 20% down ($250,000), so the loan is $1,000,000. That is $167,250 above the 2026 limit, so it is a jumbo.
- Florida doc stamps on the note: $0.35 per $100, or $3,500.
- Florida intangible tax on the mortgage: 2 mills, or $2,000.
- Other costs: title, appraisal, lender fees, HOA estoppel and transfer fees, and prepaid insurance and taxes. Rates vary daily; call for today's pricing.
Three ways to structure it, which we price side by side:
- Jumbo first mortgage of $1,000,000.
- More down: $417,250 down brings the loan to $832,750, a conforming loan.
- First plus second: a conforming first at $832,750 plus a piggyback second for the rest, if a lender offers it for your file.
Self-employed buyers and next steps
Many Weston buyers own businesses. If your tax returns show low income after write-offs, we compare full-documentation jumbo pricing with bank statement loans, which use deposits instead of returns. Our Coral Gables jumbo guide walks through how those options compare at higher prices.

Questions about Jumbo Loans in Weston, FL: 2026 Limits, HOA Communities and Broward Costs
Don't see yours? Call us or send a message. We answer the same business day.
305-425-1990What is the jumbo loan limit in Weston for 2026?
Any one-unit loan above $832,750 is a jumbo in Weston for 2026, the FHFA baseline that applies to Broward County. For two units the conforming limit is $1,066,250.
Do most Weston buyers need a jumbo loan?
No: the median Weston house sold for $900,000 in Q3 2026, and with 20% down that loan is $720,000, under the limit. Buyers above about $1,040,900 with 20% down cross into jumbo territory.
Do HOA dues affect how much jumbo loan I qualify for?
Yes: dues count in your monthly housing payment and debt-to-income ratio, and they raise the reserves a jumbo lender may require. Get the exact dues for every association before you write the offer.
Is flood insurance required on a Weston jumbo?
In a FEMA high-risk zone, jumbo lenders commonly require it, and the $250,000 NFIP building cap may not cover the loan, so excess coverage can come up. Weston's CRS Class 6 rating gives up to a 20% NFIP discount in those zones.
What Florida taxes apply to a $1,000,000 jumbo?
About $3,500 in documentary stamps on the note and $2,000 in intangible tax on the mortgage, as of November 2026. Title, appraisal and lender fees are on top.
