Short answer

QMS Lending is an independent mortgage broker licensed across Florida with 100+ lenders for Hollywood houses, beach condos and condotels. In Q2 2026 the median Hollywood house sold for $560,000, inside the $667,000 FHA limit, and the median condo for $318,500; Broward County listed up to $50,000 in purchase assistance for Hollywood buyers on its June 2026 funds flyer.

Buying a home in Hollywood: what the numbers look like

In Q2 2026 the City of Hollywood recorded 321 single-family sales at a median of $560,000 and 235 townhouse/condo sales at a median of $318,500, per Florida Realtors data published by MIAMI REALTORS (as of October 2026). Broward's county medians were $630,000 and $262,600.

Hollywood Lakes and Hollywood Beach (33019) are the premium markets: 1920s-to-1950s houses on the lakes and oceanfront condos from the 1960s to today. Hollywood Hills, Emerald Hills and Driftwood (33021, 33024) are 1950s-to-1980s houses on larger lots. Downtown and the east side (33020) mix older houses, duplexes and new mid-rise condos. The west side (33023, 33024, 33025) has the most houses under $500,000.

At the $560,000 median, FHA with 3.5% down is a $540,400 loan, inside the $667,000 limit; VA with 0% down is a $560,000 loan. A $318,500 condo with 3.5% down is a $307,350 loan.

Loan limits in Broward County for 2026

The 2026 FHA limit for a 1-unit home in Broward County is $667,000 and the 2026 conforming (Fannie Mae / Freddie Mac) limit is $832,750 (as of October 2026). Above $832,750 you are in jumbo territory. Both limits apply to the loan amount, not the price.

FHA limits for 2-4 unit properties are $853,900, $1,032,150 and $1,282,700.

Hollywood's median house fits FHA with 3.5% down and conventional with 3% to 5% down, and its duplexes along the east side make the 2-unit FHA limit of $853,900 useful. Only Hollywood Lakes waterfront and oceanfront condos push past the conforming limit into jumbo.

Property taxes, insurance and flood zones in Hollywood

Hollywood has one of the highest city operating rates in Broward: 7.4479 mills proposed for 2025, unchanged from 2024. Adding the county, school board, South Broward Hospital District and other countywide levies brings the combined 2025 operating millage to roughly 20.2 mills, about 2.0% of taxable value (as of October 2026). That total sums the 2025 operating millages the Broward County Property Appraiser publishes (county 5.6658, school board 6.3200, hospital district, special districts, city), excluding voted debt, so treat it as approximate. On a $560,000 house that is roughly $11,300 a year before the homestead exemption, estimated at your purchase price.

Insurance: Hollywood Hills and Hollywood Lakes houses from the 1950s and earlier need a 4-point inspection, and roof age under 15 to 20 years is often required for a standard policy. East of Federal Highway windstorm premiums climb; a wind-mitigation report is the cheapest way to bring them down.

Flood: Hollywood Beach, the Intracoastal, Hollywood Lakes and most of the city east of Federal Highway are FEMA Zone AE (VE on the oceanfront), with mandatory flood insurance. Hollywood Hills and the west side are mostly Zone X. Check the parcel at the FEMA Flood Map Service Center.

Condos in Hollywood

Hollywood's condos divide into the beach and Intracoastal towers (1960s to 2020s, including several large resort-style buildings), the downtown mid-rises built since 2005, and two- and three-story garden complexes in Hollywood Hills and the west side. The older beach towers carry most of the milestone inspection and assessment activity.

A warrantable condo passes Fannie Mae and Freddie Mac project review: no significant deferred maintenance, no open safety-related special assessments, at least 10% of the budget to reserves, plus insurance and investor-concentration tests. The association answers a condo questionnaire (Fannie Mae Form 1076). Fail an item and the building is non-warrantable: a non-warrantable condo loan with a larger down payment, not a denial.

Florida Statute 553.899 requires a milestone structural inspection for condo buildings of three habitable stories or more at 30 years from the certificate of occupancy (25 years where the local building department requires it near salt water), then every 10 years, plus a structural integrity reserve study (SIRS). Lenders ask for both. Hollywood Beach buildings over 25 years old are on the coastal track, and several are funding repairs through assessments lenders will ask about.

Hollywood Beach also has true condotels, oceanfront buildings with hotel operations and rental programs that only condotel lenders finance, typically with 25% to 30% down.

Down payment help available to Hollywood buyers

Hollywood buyers have county money set aside specifically for their city, plus the state programs.

Broward County Homebuyer Purchase Assistance (HPA): run by the county Housing Finance Division for buyers who have not owned a home in 3 years. The June 2026 funds flyer caps the sales price at $679,324 and lists income limits of $71,000 (80% AMI) and $106,440 (120% AMI) for one person, up to $101,400 and $152,160 for four. Money is allocated city by city, first-come, first-qualified; your lender reserves it once you are pre-approved and have a HUD-approved class certificate. The June 2026 flyer lists Hollywood with funds available of up to $50,000 per buyer for households up to 120% of AMI, one of only two cities on the flyer showing open funds at that date.

Florida Hometown Heroes: first-time, income-qualified buyers who work full time for a Florida employer (health care, schools, first responders, public safety, child care, military, veterans) may get up to 5% of the first mortgage, $10,000 to $35,000, as a 0% deferred second mortgage repaid at sale or refinance. Funds come in rounds (2025 money ran out in early 2026; a $50 million round opened July 13, 2026), so ask us whether funds are open. Florida Housing also offers FL Assist (up to $10,000, 0% deferred) and HFA Preferred PLUS (3% to 5%, forgiven over 5 years).

A $560,000 Hollywood house is under the HPA price cap, so a first-time buyer within the income limit could combine up to $50,000 of county assistance with a 3.5%-down FHA loan, and add Hometown Heroes if funds are open.

Which loan programs fit Hollywood buyers

  • FHA with 3.5% down: the fit for Hollywood's median house and for FHA-approved condos; 2-4 units for the east-side duplexes.
  • Conventional with 3% to 5% down: for houses and warrantable condos, and the fallback when a building is not FHA-approved.
  • VA loans: 0% down for veterans and service members; Hollywood's prices fit VA well.
  • Condotel loans and non-warrantable condo loans: for the beach towers with rental programs or open assessments.
  • Jumbo loans: for Hollywood Lakes waterfront and oceanfront condos above $832,750.
  • DSCR loans: for investors buying Hollywood rental condos and duplexes on the property's rent; business-purpose only.
  • Bank statement loans: for self-employed buyers.
