Jumbo Loans in Miami: Where the 2026 Line Falls and What Changes Above It

Short answer

In Miami-Dade County a jumbo loan is any one-unit mortgage above $832,750, the 2026 conforming limit set by FHFA; with 20% down, that means a purchase price above roughly $1,040,900. The City of Miami's median house sold for $815,070 in the third quarter of 2026, so the typical house is conforming, but the average sale was $1,839,125, and that upper half of the market is where jumbo rules, condo reviews and flood insurance decide the deal.

Miami prices vs. the 2026 jumbo line, as of October 2026

Our Florida jumbo loan guide covers credit, down payment and reserve rules statewide. In short: Fannie Mae and Freddie Mac cannot buy loans above the conforming limit, so each jumbo lender sets its own standards. This page covers what is specific to the City of Miami.

Miami-Dade is a standard-cost county, so the 2026 limits are FHFA's baseline figures. HUD's county table lists, as of October 2026:

  • 1 unit: $832,750
  • 2 units: $1,066,250
  • 3 units: $1,288,800
  • 4 units: $1,601,750

MIAMI REALTORS reports these City of Miami numbers for the third quarter of 2026:

  • Single-family: median $815,070 (up 5.9% from a year earlier), average $1,839,125 (up 27.7%), 270 sales, 6.1 months of supply.
  • Condos and townhouses: median $555,000 (down 4.3%), average $996,460, 582 sales, 16.8 months of supply.

When the average is more than twice the median, a small group of high-priced sales is pulling it up. For the median buyer, a conforming loan works. For a buyer in the top half of the house market, or in a high-priced tower, the loan amount often crosses $832,750.

Duplexes and small buildings: the higher multi-unit limits

The multi-unit limits matter in a city with many older duplexes and small apartment buildings. A two-unit property in Miami-Dade can carry a conforming loan up to $1,066,250 in 2026, and a four-unit property up to $1,601,750, as of October 2026.

That means a buyer paying $1,250,000 for a duplex and putting 20% down borrows $1,000,000, which is above the one-unit line but still under the two-unit conforming limit. That loan can be underwritten to Fannie Mae or Freddie Mac rules instead of jumbo rules, which often means a smaller down payment requirement and less paperwork. Fannie Mae's matrix sets its own LTV caps for two-unit and larger properties, so ask us to run both options.

If you plan to rent the other units and not live there, the purchase becomes an investment loan with different limits. For rental-only buyers we compare conventional investment pricing with DSCR loans, which are business-purpose loans and not for a home you live in.

Jumbo condos in Miami: the building gets underwritten

Most City of Miami sales are condos, and the high-priced ones are usually in towers. A jumbo lender underwrites the building as well as you. Jumbo investors set their own condo rules, and many ask for the same documents a Fannie Mae review uses: the condo questionnaire, the budget, the reserve study and any structural reports.

Fannie Mae's rules show what lenders look for. A project is ineligible if it needs critical repairs, and unfunded repairs count as critical when they should be done within 12 months and cost more than $10,000 per unit. If a special assessment is tied to a critical repair that is not fixed, the project is ineligible. Lenders must review any structural inspection completed in the last 3 years.

Florida law adds two reports that every Miami condo buyer should ask for:

  • Milestone inspection: required for condo buildings three habitable stories or taller by December 31 of the year the building turns 30, then every 10 years. The local building official may move it to 25 years for buildings near salt water.
  • SIRS: a structural integrity reserve study every 10 years for buildings three stories or higher. After December 31, 2024, associations that must do a SIRS cannot waive those reserves.

If a tower fails a lender's review, it is a non-warrantable condo, and you need a lender that finances those. We send the building name to several jumbo and non-warrantable lenders before you sign, because 16.8 months of condo supply gives buyers time to choose a building that finances well.

Flood insurance on a Miami jumbo

Much of Miami sits near Biscayne Bay and the Miami River, so check the flood zone before you make an offer. Look up the address on FEMA's flood map. In communities that take part in the National Flood Insurance Program, flood insurance is mandatory for federally backed mortgages on properties in high-risk Zones A and V. A jumbo loan is not federally backed, but jumbo lenders commonly require flood coverage in those zones too.

Two details matter more on a large loan:

  • Coverage above the NFIP cap. Lenders typically require coverage for the loan amount up to the NFIP maximum. On a jumbo, the loan is often larger than that maximum, so the lender may ask about excess or private flood coverage. Get an insurance quote early; it goes into your monthly payment and your debt-to-income ratio.
  • The 30-day wait. A new NFIP policy usually takes 30 days to start, but FloodSmart lists an exception when the policy is bought in connection with making a mortgage loan, so it can start at closing.

In a condo tower, the association carries the building's master flood policy. Ask for its declarations page; the lender will.

Example only: a $1.4 million Miami house

Example only. A buyer purchases a City of Miami house for $1,400,000 with 20% down ($280,000), so the loan is $1,120,000. That is $287,250 above the 2026 one-unit limit, so it is a jumbo.

  • Florida doc stamps on the note: $0.35 per $100, or $3,920.
  • Florida intangible tax on the mortgage: 2 mills ($2 per $1,000), or $2,240.
  • Other costs: title, appraisal (some jumbo lenders ask for two), lender fees, prepaid insurance and taxes. Rates vary daily; call for today's pricing.

Option: with about $567,250 down, the loan drops to $832,750 and becomes conforming. Most buyers do not want to tie up that much cash, so we price both and show you the difference in payment and cash to close.

What is the jumbo loan limit in Miami for 2026?

Any one-unit loan above $832,750 is jumbo in Miami-Dade in 2026. For two to four units the conforming limits are $1,066,250, $1,288,800 and $1,601,750.

Do most Miami buyers need a jumbo loan?

No. In Q3 2026 the City of Miami median house sold for $815,070 and the median condo for $555,000, both under the limit. Jumbos show up in the upper half of the house market and in high-priced towers.

Can I get a jumbo loan on a Miami condo with a special assessment?

It depends on the assessment. If it pays for a critical repair that is not finished, many lenders treat the building as ineligible under conventional rules, and you may need a non-warrantable lender. Send us the building name before you sign.

Is flood insurance required on a jumbo loan in Miami?

In high-risk Zones A and V it is mandatory for federally backed loans, and jumbo lenders commonly require it too. Because jumbo loans are large, the lender may ask about coverage above the NFIP maximum.

Can a duplex in Miami avoid a jumbo loan?

Often, yes. The 2026 two-unit conforming limit in Miami-Dade is $1,066,250, so a duplex loan up to that amount can follow Fannie Mae or Freddie Mac rules instead of jumbo rules, subject to credit approval.
