Jumbo Loans in Palm Beach Gardens: Club Communities, Reserves and the 2026 Numbers
Short answer
Any Palm Beach Gardens loan above $832,750, the 2026 conforming limit for a one-unit home, is a jumbo. With 20% down that means any purchase above $1,040,937, and the city's average house sale in Q3 2026 was $1,437,044. On a $1,400,000 house with 20% down, the $1,120,000 loan is $287,250 over the line, and in a club community the lender will also count club dues and any capital contribution due at closing, subject to credit approval.
Above the median: where Palm Beach Gardens jumbos happen
The median house is right at the jumbo line, but half of all sales are above it, and the high end is far above it. Florida Realtors data published by MIAMI REALTORS for the City of Palm Beach Gardens, third quarter of 2026, as of November 2026:
- Single-family homes: 219 closed sales, median $1,000,000 (down 3.1% from a year earlier), average $1,437,044 (up 4.0%).
- Cash: 108 of the 219 house sales, about half. The other half financed, and above the median most of those loans are jumbo unless the buyer puts a lot down.
- Pace: median 57 days to contract, sellers received a median 93.6% of original list price, and supply was 3.3 months.
- Townhouses and condos: 141 sales at a median of $400,000, far below the jumbo line.
The jumbo line is crossed at any price above $1,040,937 with 20% down, $1,110,333 with 25% down, and $925,277 with 10% down. Our Palm Beach Gardens mortgage broker page works through the math at the $1,000,000 median. This page is for buyers above it. For statewide rules, see our Florida jumbo guide.
Country-club communities: what the jumbo lender looks at
Many Palm Beach Gardens homes sit inside gated golf and country-club communities. Some require a club membership to own there. That changes three things on a jumbo.
- Cash to close. A required club membership can come with an initiation fee, equity purchase or capital contribution paid at or near closing. The lender counts it as money you need, on top of the down payment and closing costs, and then looks for reserves left over after it is paid.
- Monthly debt. Mandatory dues and HOA fees are usually counted in your housing payment and debt-to-income ratio. Our city page covers how dues count; on a jumbo, where many lenders cap DTI around 43%, a large dues bill can be what limits the loan.
- Paperwork. Order the HOA and club estoppel certificate early. It shows dues, transfer fees, special assessments and any balance the seller owes, and the lender and title company need it before closing.
Ask the listing agent for the club's membership rules and fee schedule in writing before you write the offer. A fee you learn about in week three can push you out of your loan approval.
Reserves and credit on a big-house budget
A jumbo is not bought by Fannie Mae or Freddie Mac, so each lender writes its own rules. Experian's jumbo overview, as of November 2026, lists typical asks:
- Credit score of 720 or better at many lenders, rarely under 700.
- DTI no higher than 43%, with better terms under 36%.
- At least 10% down, and up to 30% at some lenders.
- Reserves of up to 12 months of payments.
- Two appraisals at many lenders, because high-end comps are thin.
Reserves are counted in months of your full payment, PITI plus HOA and mandatory club dues. If that full payment were $11,000 a month, 12 months is $132,000 that has to be in the bank after you pay the down payment, closing costs and any club contribution. Retirement and brokerage accounts often count, but lenders may use only part of their value. Ask how your lender treats them before you move money.
If you are self-employed, some lenders write a bank statement loan as a jumbo. If you are buying in Jupiter or West Palm Beach instead, see our Jupiter jumbo page and West Palm Beach jumbo page.
Condo or single-family: two different jumbo files
With a condo median of $400,000 in Q3 2026, most Palm Beach Gardens condo buyers are not in jumbo territory. The ones who are, on larger or newer units, face a different file than a house buyer.
- The building is underwritten. The lender reviews the association's budget, reserves, insurance and litigation through a condo questionnaire. A building that fails can make the unit non-warrantable, which narrows your lender list. See non-warrantable condo loans.
- Inspections and reserve studies. Florida's milestone inspection and SIRS rules apply to condo buildings of three or more stories. Ask for both reports and check for pending special assessments.
- Insurance has two layers. The association's master policy covers the building; you insure the interior. On a house, you insure the whole structure.
- House files are simpler on the building, harder on insurance. Under Florida Statute 627.351, a home with a dwelling replacement cost of $700,000 or more is generally not eligible for Citizens, so most jumbo houses here need a private carrier. Get a quote before your inspection period ends.
Either way, plan on an appraisal that can be tight. Golf-course or lake frontage may not add its full price to value.
Taxes, Amendment 3 and closing costs on a Gardens jumbo
- Property taxes. Palm Beach County's 2026 proposed millage adds up to about 17.81 mills inside Palm Beach Gardens (city 5.0537, county 4.5210 with debt, school 6.2870, library, health care district, children's services, water management and FIND). On a $1,400,000 home that is roughly $24,900 a year before any homestead exemption (estimate). A buyer's first bill is based on the new assessed value, not the seller's.
- Amendment 3. Florida voters passed it on November 3, 2026 (about 62%, unofficial until certified). The homestead exemption from non-school taxes rises from $50,000 to $150,000 in 2027 and $250,000 in 2028, then is indexed to inflation; school taxes are unchanged. Buyers who become permanent Florida residents after December 31, 2026 start lower and reach the full amount in their fifth homestead year, which matters for out-of-state buyers moving to the Gardens. On about 11.53 non-school mills, $100,000 more exemption is roughly $1,153 a year (estimate). First affected bills: November 2027. Lenders qualify you on today's taxes.
- Escrow. Many jumbo lenders let you waive escrow; if you escrow, the servicer reviews it yearly under 12 CFR 1024.17 and refunds a surplus of $50 or more within 30 days.
- Closing taxes. Florida charges $0.35 per $100 in doc stamps on the note and 2 mills of intangible tax on the mortgage. On a $1,120,000 loan that is $3,920 and $2,240.
Example only: a $1,400,000 club-community house
- Price $1,400,000; 20% down is $280,000; loan $1,120,000, which is $287,250 over the $832,750 conforming limit.
- To stay conforming you would need $567,250 down, about 40.5%. Most buyers at this price take the jumbo instead.
- Closing taxes on the loan: $3,920 doc stamps and $2,240 intangible tax.
- Add any required club capital contribution, then 12 months of the full payment in reserves if your lender asks for it.

Questions about Jumbo Loans in Palm Beach Gardens: Club Communities, Reserves and the 2026 Numbers
Don't see yours? Call us or send a message. We answer the same business day.
305-425-1990At what price do I need a jumbo loan in Palm Beach Gardens?
Whenever the loan is above $832,750 in 2026. That is any price above $1,040,937 with 20% down, or $925,277 with 10% down.
Does a club initiation fee affect my jumbo approval?
It can. A required initiation fee or capital contribution is cash you need at or near closing, so it reduces what is left for reserves. Mandatory dues are usually counted in your monthly debt too.
How much in reserves do I need for a jumbo in Palm Beach Gardens?
It depends on the lender, but Experian notes some ask for up to 12 months of payments. Count the full payment, including taxes, insurance, HOA and club dues, and have it left after closing.
Is a jumbo condo harder than a jumbo house?
Usually on the building side. The lender reviews the association's budget, reserves, insurance and inspections, and a non-warrantable building narrows your options. A house is simpler on the building but often needs a private insurer.
Will Amendment 3 lower my taxes if I move here from another state?
Yes, once you qualify for homestead, but owners who become permanent Florida residents after December 31, 2026 start with a smaller amount and reach the full exemption in their fifth homestead year. School taxes do not change.
