Jumbo Loans in West Palm Beach: Limits, Waterfront Homes and Luxury Condos
Short answer
In West Palm Beach, a jumbo loan is any 1-unit mortgage above $832,750, the 2026 conforming limit FHFA set for Palm Beach County. The city's median house sold for $599,500 in the third quarter of 2026, well under that line, but the average house sold for $1,382,096, so waterfront, historic-district and luxury condo buyers often need one (as of October 2026). Flood zones, insurance and Florida's condo reserve rules are what change a West Palm Beach jumbo file most.
When a West Palm Beach loan becomes jumbo in 2026
Our Florida jumbo guide covers credit, reserves and documentation in full. In short: any loan above the conforming limit is jumbo, each lender writes its own rules because Fannie Mae and Freddie Mac cannot buy the loan, and you should expect stronger credit, more down payment and more reserves than on a conforming loan. This page covers what changes the math in West Palm Beach.
FHFA's 2026 conforming limits for Palm Beach County, as of October 2026:
- 1 unit: $832,750
- 2 units: $1,066,250
- 3 units: $1,288,800
- 4 units: $1,601,750
The limit applies to the loan amount, not the price. The 2-to-4 unit limits matter here because the older neighborhoods near downtown have duplexes and small multi-unit buildings. A $1,000,000 loan on a duplex is still conforming, while the same loan on a single-family house is a jumbo.
West Palm Beach prices: a median under the line, a top end far above it
Florida Realtors data published by MIAMI REALTORS for the third quarter of 2026 shows a city with two very different markets (as of October 2026):
- Single-family homes: 222 closed sales at a median of $599,500 (up 8.0% year over year), but an average of $1,382,096 (up 25.8%). When the average is more than double the median, a group of high-priced sales is pulling it up.
- Townhouses and condos: 186 closed sales at a median of $316,000 and an average of $593,995.
- Cash buyers: 110 of the 222 house sales and 89 of the 186 condo sales were paid in cash.
- Pace: houses took a median of 59 days to go under contract, sold at 92.7% of original list price, and the city had 4.1 months of house inventory.
For a jumbo buyer, that means two things. At the top end you compete with cash, so a fully underwritten pre-approval carries more weight than a pre-qualification letter. And sellers are taking less than their first asking price, so there is room to negotiate, but the appraisal still has to support the contract price. Thin luxury comparables are one reason some jumbo lenders ask for a second appraisal.
Across the bridge, the Town of Palm Beach posted a Q3 2026 single-family median of $12,000,000 on 21 sales and a condo median of $1,600,000. To the north, Palm Beach Gardens and North Palm Beach each had a $1,000,000 house median and Jupiter $925,000. Buyers comparing those markets with West Palm Beach are usually shopping in jumbo range.
Waterfront homes: flood zones, insurance and taxes lenders count
Many of the city's highest-priced homes sit along the Intracoastal and the canals. New FEMA flood maps for Palm Beach County took effect December 20, 2024, and the City of West Palm Beach said more than 1,000 properties in the city were affected. Check the parcel's flood zone on the FEMA Flood Map Service Center before you sign, not after.
In NFIP communities, flood insurance is mandatory for federally backed mortgages on homes in high-risk zones, and you should expect a jumbo lender to require it as well. Lenders typically require coverage up to the NFIP maximum, so on a large waterfront home you may also want excess or private flood coverage.
Taxes and insurance go into your debt-to-income ratio, and on a jumbo they are big numbers. Using the 2026 proposed rates published by the Palm Beach County Property Appraiser, a city parcel adds up to about 20.4 mills before exemptions: city 8.1841, county 4.5210, school board 6.2870, plus Children's Services, the Health Care District, the water management district and FIND. Downtown parcels also pay the Downtown Development Authority levy, 2.0000 mills proposed for 2026.
Ask for wind, flood and homeowners quotes during your inspection period. On an older waterfront house, the 4-point and wind mitigation reports drive the premium, and the premium can change the loan amount you qualify for.
Luxury condos: SIRS reserves and the building review
Downtown and Flagler Drive towers are where most West Palm Beach condo jumbos happen. Jumbo lenders set their own condo standards, and Florida's building-safety laws feed straight into them.
- Structural integrity reserve study (SIRS): Florida Statute 718.112(2)(g) requires one for condo buildings three habitable stories or higher, at least every 10 years. Associations that existed by July 1, 2022 had to finish the first study by December 31, 2025, and in no case later than December 31, 2026. It covers the roof, structure, fireproofing and fire protection, plumbing, electrical, waterproofing and exterior painting, windows and exterior doors, and other major items.
- Reserves cannot be waived: for budgets adopted on or after December 31, 2024, owners in an association that must have a SIRS cannot vote to fund less than the required reserves for those items, or use that money for anything else. Through budgets adopted on or before December 31, 2028, a majority of all voting interests may pause or reduce contributions for up to two budgets in a row to pay for milestone-inspection repairs.
- Milestone inspections: Florida Statute 553.899 requires one by December 31 of the year the building turns 30 (25 if the local building official requires it because of conditions such as proximity to salt water), then every 10 years.
Why it matters for your loan: fully funded reserves mean higher monthly dues, and the lender counts dues in your DTI. A building that pauses reserves, has an underfunded study or has a large pending special assessment can lose lenders or push the file into a non-warrantable condo program with more down. Before you sign, ask the association for its SIRS, the latest milestone inspection report and the current budget, and send us the address so we can check which lenders accept it.
Example only: a $1,500,000 West Palm Beach house
Example only, not a quote or an approval. Assume a $1,500,000 single-family house in the city, bought as a primary residence:
- 20% down ($300,000): the loan is $1,200,000, which is $367,250 above the $832,750 conforming limit, so it is a jumbo.
- To stay conforming: you would need $667,250 down, about 44.5%, to bring the loan to $832,750. Another route is a conforming first mortgage plus a fixed second mortgage. Which costs less depends on pricing the day you lock.
- Florida taxes on the $1,200,000 loan: documentary stamp tax on the note of $4,200 ($0.35 per $100) and intangible tax of $2,400 (2 mills). Deed stamps outside Miami-Dade are $0.70 per $100, or $10,500 on this price; the contract sets who pays them.
- Property tax estimate: at about 20.4 mills, roughly $30,600 a year before the homestead exemption, figured on your purchase price, not the seller's current bill.

Questions about Jumbo Loans in West Palm Beach: Limits, Waterfront Homes and Luxury Condos
Don't see yours? Call us or send a message. We answer the same business day.
305-425-1990What is the jumbo loan limit in West Palm Beach for 2026?
Any 1-unit loan above $832,750 is jumbo in Palm Beach County in 2026. For 2, 3 and 4 units the conforming limits are $1,066,250, $1,288,800 and $1,601,750.
Do I need a jumbo loan for a median-priced West Palm Beach house?
Usually not. The Q3 2026 median house price was $599,500, so even with 5% down the loan is about $569,525, well under $832,750. Jumbo comes into play on waterfront, historic-district and luxury condo purchases.
Can I get a jumbo loan on a waterfront home in a flood zone?
You may qualify, subject to credit approval. Expect the lender to require flood insurance in a high-risk zone, and the premium counts in your debt-to-income ratio, so get quotes during the inspection period.
How do Florida's SIRS rules affect a jumbo condo loan?
Buildings three habitable stories or taller must fund the reserves their structural integrity reserve study calls for. That can raise dues, which count in your DTI, and an underfunded study or pending assessment can limit which lenders accept the building.
Should I put more down to stay under $832,750?
It depends on that day's pricing and how much cash you want to keep. Ask for a jumbo quote and a conforming-plus-second quote side by side; reserves you keep after closing also help a jumbo approval.
