Reverse Mortgage in Aventura: High-Rise Condos, Houses Above the Cap and Senior Exemptions
Short answer
An Aventura owner 62 or older may qualify for a reverse mortgage (HECM) on a condo only if the building is HUD-approved or the unit qualifies for FHA single-unit approval, after HUD-approved counseling and as long as taxes, insurance and association dues stay paid. The 2026 HECM limit is $1,249,125, well above the $445,000 median Aventura condo in the third quarter of 2026, while the median house, at $1,504,000, is above the cap. QMS Lending connects you with reverse mortgage lenders, subject to credit approval and property eligibility.
Aventura values and the 2026 HECM limit, as of November 2026
HUD Mortgagee Letter 2025-22 sets the 2026 HECM maximum claim amount at $1,249,125 for case numbers assigned in 2026. HUD uses the lesser of the appraised value and that limit, then sizes the loan by the youngest borrower's age and the interest rate. Borrowers must be 62 or older and live in the home as a primary residence, so a seasonal or second home in Aventura does not qualify. Full rules: Florida reverse mortgage guide.
MIAMI REALTORS third-quarter 2026 figures for the City of Aventura, as of November 2026:
- Townhouses and condos: median sale price $445,000, down 6.2% from a year earlier, on 196 closed sales, 140 of them cash. Sellers received a median 90.0% of original list price, and median time to contract was 119 days. There were 1,111 active listings, a 16.8-month supply. The Miami-Dade condo median was $409,500.
- Single-family homes: median $1,504,000, up 8.6%, but on only 6 closed sales, so treat it as a rough marker. The Miami-Dade house median was $685,000.
For condo owners this is a buyer's market: plenty of supply, falling prices and discounts from list. The appraisal is the base for a HECM, so expect it to reflect recent closed sales in your building and nearby, not asking prices. For a house near the median, about $255,000 of value sits above the HECM cap and does not count, though you keep that equity: a HECM is non-recourse, and what is left after the loan balance when the home is sold goes to you or your heirs.
Some lenders offer proprietary reverse mortgages, private loans that are not FHA-insured and may lend on value above the HECM limit or on condos without FHA approval. Terms, fees and protections vary by lender, so compare both in writing. Rates vary daily; call for today's pricing.
Aventura high-rises: HUD approval comes first
Condo sales outnumbered house sales in Aventura 196 to 6 last quarter, so for most owners building approval decides everything. HUD accepts a HUD-approved condominium project or a unit that meets FHA single-unit approval. HUD Mortgagee Letter 19-13 limits single-unit approvals to 10% of units in projects of 10 or more, so in a 300-unit tower no more than 30 units can carry FHA loans that way.
- Search the association on HUD's condo list under Miami-Dade County and Aventura. Many towers are listed under the association's legal name.
- Status Approved is the simplest path; Expired means the board could recertify.
- If the building has a high share of investor or short-term rental units, pending litigation, or a single owner holding many units, it may be non-warrantable. In that case a HECM is unlikely and a proprietary reverse mortgage or a non-warrantable condo loan may be the alternative.
Florida's condo safety law applies to every tower. According to the Florida Senate's SB 154 analysis, buildings three stories or taller need a milestone inspection at 30 years and every 10 years after, and local building officials may require it at 25 years where conditions near salt water justify it. Associations must also complete a structural integrity reserve study and may not waive reserves after December 31, 2024.
In older towers, that has meant higher dues and special assessments. HUD's financial assessment counts association dues against your residual income, and a large unpaid assessment can stop a closing. Ask management for the current budget, the SIRS, the milestone inspection status and an estoppel certificate early.
Aventura senior exemptions, per the Miami-Dade Property Appraiser
A HECM leaves title in your name, so your homestead exemption and senior exemptions continue. The Miami-Dade Property Appraiser's Senior Exemptions Benefit Table 2026 shows for Aventura, as of November 2026:
- City of Aventura senior exemption: $25,000, worth about $43 a year in city tax savings. Aventura's city operating millage is low, 1.7261 in the 2025 adopted chart, so the city benefit is small.
- County senior exemption: $50,000, worth about $382 a year in county tax savings for an Aventura owner, for about $425 combined.
- Long-term resident senior exemption: Aventura has not adopted it, per the same table.
To qualify, at least one owner must be 65 on January 1, the home must have homestead, and household adjusted gross income must not exceed $38,686 (the current limit, based on prior-year income). Apply online with the Property Appraiser or with forms DR-501 and DR-501SC. Once granted, the exemption renews automatically each year while you remain eligible; keep the renewal receipt the office mails you.
Those savings are modest next to Aventura tower dues, but they still reduce the property charges in HUD's financial assessment. If you are 65 or older and not yet receiving them, apply before you start the loan.
What you keep paying: dues, insurance and flood
Under 24 CFR 206.205, condominium and homeowners association fees must be paid on or before the due date, and property taxes (including special assessments), hazard insurance and required flood insurance are your obligations for the life of the loan. A Life Expectancy Set-Aside can cover taxes and insurance if the financial assessment calls for one, but it never pays association dues. In an Aventura tower, the monthly dues may be your largest housing cost after a HECM pays off the mortgage, so budget for increases.
Aventura sits between the bay and the Intracoastal. Check your flood zone and the association's master flood and wind policies; the lender will review them, and they may also ask for an individual HO-6 policy on the unit interior.
HUD costs as of November 2026: an initial mortgage insurance premium of 2% at closing (it can be financed into the loan), an annual premium of 0.5% of the outstanding balance, and an origination fee of the greater of $2,500 or 2% of the first $200,000 of value plus 1% above that, capped at $6,000. Counseling and how QMS Lending helps
Every HECM borrower must complete a session with a HUD-approved HECM counselor before applying. The counselor is independent of the lender and also covers alternatives. Find one through the CFPB counselor search; many offer sessions by phone in English or Spanish.
If a HECM does not fit, for example because the tower is not approved or you want to borrow against more of a house value above the cap, a HELOC in Miami-Dade or a fixed second mortgage may work, with a monthly payment and subject to credit approval. Questions about Reverse Mortgage in Aventura: High-Rise Condos, Houses Above the Cap and Senior Exemptions
Don't see yours? Call us or send a message. We answer the same business day.
305-425-1990How do I know if my Aventura building is FHA-approved?
Search HUD's FHA-approved condominium list by Miami-Dade County and Aventura, often under the association's legal name. If it is not approved, a single-unit approval may work if fewer than 10% of units already have FHA loans.
My Aventura house is worth more than $1,249,125. Can I still get a HECM?
Yes, but the loan is figured on $1,249,125, not the full value. You keep all equity above it. A proprietary reverse mortgage may lend on more of the value, with different terms, subject to lender approval.
Does Aventura offer the 25-year senior exemption?
No. The Miami-Dade Property Appraiser's 2026 table shows Aventura has not adopted the long-term resident exemption. Eligible owners 65 and older can still get the $25,000 city and $50,000 county senior exemptions, about $425 a year combined.
Will a special assessment stop my reverse mortgage?
It can. Special assessments are property charges under HUD rules, and the financial assessment counts them. A large unpaid assessment may need to be paid or set aside at closing. Get the estoppel and assessment notice early.
Can I get a reverse mortgage on my Aventura winter home?
No. A HECM requires the home to be your primary residence. If you live most of the year in Aventura and it is your homestead, it may qualify.
