Reverse Mortgage in Deerfield Beach: Using HECM for Purchase in 55+ Communities

Short answer

Yes, a buyer 62 or older may qualify to buy a Deerfield Beach home with a HECM for Purchase: you put down a large share of the price from your own funds, the reverse mortgage covers the rest, and you make no monthly mortgage payment. In a 55+ condo, the building must be HUD-approved or the unit must meet FHA single-unit approval, and you must move in within 60 days of closing. QMS Lending connects you with reverse mortgage lenders after HUD-required counseling, subject to credit approval and property eligibility.

How HECM for Purchase works

Most people think of a reverse mortgage as something you take on a home you already own. HUD also allows a HECM to buy a new principal residence. FHA Mortgagee Letter 2009-11 describes it as letting qualifying seniors use HECM proceeds to purchase a new home in one closing, instead of buying with cash or a regular mortgage and then refinancing.

The structure, as of November 2026:

  • You bring the difference. The HECM covers a share of the price based on the youngest borrower's age and the interest rate. You pay the rest, plus costs, from cash on hand or the sale or liquidation of your assets, such as the house you are selling.
  • No borrowed down payment. The letter bars gap financing, including second liens, personal loans, credit card cash advances and seller financing. It also prohibits seller concessions toward your required investment.
  • The base is the lowest of three numbers: the appraised value, the sale price, or the HECM limit, which is $1,249,125 in 2026 under HUD Mortgagee Letter 2025-22.
  • Move in within 60 days. Under 24 CFR 206.39, each borrower must occupy the home as a principal residence within 60 days of closing.

After closing there is no monthly mortgage payment. You still pay taxes, insurance, HOA dues and upkeep, and the loan balance grows over time. The basics are in what is a reverse mortgage, and the full Florida rules in our Florida reverse mortgage guide.

Deerfield Beach prices, as of November 2026

MIAMI REALTORS third-quarter 2026 figures for the City of Deerfield Beach:

  • Condos and townhouses: median sale price $179,950, down 1.9% from a year earlier, on 200 sales, 126 of them cash. Median time to contract was 76 days, sellers received a median 91.3% of original list price, and there were 591 active listings, an 8.5-month supply. The Broward condo median was $250,000.
  • Single-family homes: median $540,000, up 3.8%, on 124 sales (26 cash), with a median 33 days to contract and 3.8 months of supply.

Two takeaways for a HECM buyer. First, Deerfield Beach condos sell well below the Broward median, so the cash you bring is a smaller dollar figure than in most coastal cities, even though the HECM covers only part of the price. Second, almost two in three condo sales closed in cash. Sellers and listing agents here are used to fast, simple cash closings. A HECM purchase adds an FHA appraisal, a condo review and counseling, so write a realistic closing date into the contract and explain the financing up front.

55+ condo communities: two separate approvals

Deerfield Beach is known for large age-restricted condo communities. Buying in one with a HECM means clearing two different gates.

1. HUD approval of the condo. HUD accepts a HUD-approved condominium project or a unit that meets FHA single-unit approval. Search the association on HUD's condo list under Broward County and Deerfield Beach before you make an offer. In large communities, each building or section may be its own association with its own status. Single-unit approvals are capped at 10% of units in projects of 10 or more, per HUD Mortgagee Letter 19-13. If the building fails review, it may be non-warrantable, and a HECM purchase there is unlikely.

2. The community's age rules. Florida Statutes 760.29 lets housing operate as 55+ if at least 80% of occupied units have at least one person 55 or older, with published policies and age verification. A separate category is housing solely occupied by people 62 or older. The association's own documents set who may live there, guest rules and buyer approval. Ask for them early.

Age lines up neatly here, since a HECM requires every borrower to be 62 or older. Where it can get complicated is a younger spouse. Under CFPB's July 2026 servicing procedures, an eligible non-borrowing spouse may be able to stay in the home after the borrower dies if certain conditions are met, but the community's age rules still apply to who lives there. Talk this through with the counselor and the association.

Also ask the association for its budget, reserve status and any pending special assessment. Buildings three stories or taller face Florida's milestone inspection and SIRS rules, per the Florida Senate's SB 154 analysis, and repair costs land on owners.

Selling up north or in another Florida city to buy here

The typical HECM for Purchase buyer sells a larger home and uses part of the proceeds as the down payment. A few points to plan:

  • Timing. Your cash has to come from your own funds, so many buyers close the sale first. Bridge loans or seller financing cannot fund the required investment.
  • Moving from another Florida homestead. Florida Statutes 193.155 lets an owner who had homestead in any of the 3 prior years transfer the Save Our Homes difference to a new homestead, up to $500,000. File for homestead and portability with the Broward County Property Appraiser after you move. See Save Our Homes cap.
  • Coming from out of state. You start with a fresh assessed value at your purchase price. Plan property taxes on that figure, since HUD's financial assessment looks at whether you can keep paying them.
  • Costs, example only. On a $179,950 condo purchase, HUD's initial mortgage insurance premium of 2% is about $3,599, and the origination fee (greater of $2,500 or 2% of the first $200,000, capped at $6,000) is also about $3,599. The annual premium is 0.5% of the outstanding balance. Title, appraisal and Florida closing taxes are extra.

After you buy: exemptions, obligations and help

Under 24 CFR 206.205, you must pay association fees on or before the due date, and property taxes (including special assessments), hazard insurance and required flood insurance for the life of the loan. You must also maintain the home. Falling behind can make the loan due even with no monthly mortgage payment.

Property tax help, per the Broward County Property Appraiser, as of November 2026: owners 65 or older on January 1 with homestead and household adjusted gross income of no more than $38,686 can claim an additional $25,000 low-income senior exemption on county taxes and on city taxes where adopted. BCPA lists Deerfield Beach as having raised it to $50,000 and adopted the long-term residency exemption, which requires 25 years in the home, so it will not apply to a new purchase. File the income statement by March 1 each year you claim it. Keep your homestead exemption current.

Every HECM borrower must first complete a session with a HUD-approved HECM counselor. Find one through the CFPB counselor search. Local help: the Area Agency on Aging of Broward County, (954) 745-9567, and Florida's Elder Helpline, 1-800-963-5337.

If a HECM purchase does not fit, for example because the building is not approved, a regular conventional loan or a cash purchase followed by a later HELOC may work, subject to credit approval. How much cash do I need for a HECM for Purchase in Deerfield Beach?

It depends on the youngest borrower's age, the interest rate and the price. The HECM covers a share of the lowest of the appraised value, the price or the $1,249,125 limit, and you pay the rest plus costs from your own funds. Call for a quote on your age and price.

Can the seller pay my closing costs on a HECM purchase?

No. FHA Mortgagee Letter 2009-11 prohibits seller concessions on a HECM for Purchase, and your required investment cannot be borrowed.

Do I have to live in the Deerfield Beach home full time?

It must be your principal residence, and under 24 CFR 206.39 you must move in within 60 days of closing. A winter-only second home does not qualify.

Does a 55+ community automatically qualify for a HECM?

No. The age restriction and HUD's condo approval are separate. Check the association on HUD's condo list, or ask whether the unit can get FHA single-unit approval, before you sign a contract.

Is counseling required before I make an offer?

Counseling is required before the HECM application moves forward, so many buyers complete it before or right after going under contract. Sessions are available by phone in English or Spanish.
