Mortgage Broker in Deerfield Beach, FL

Short answer

A Deerfield Beach house sold for a median $540,000 in Q3 2026, well under the $667,000 Broward FHA limit, so FHA with 3.5% down and conventional with 5% down both work at the median, and the city's own purchase assistance can add up to $85,000 for eligible first-time buyers. QMS Lending is an independent mortgage broker that shops Deerfield Beach purchases and refinances across 100+ lenders, in English and Spanish.

Deerfield Beach home prices: houses vs condos

In Q3 2026 the City of Deerfield Beach closed 124 single-family sales at a median of $540,000 (up 3.8% from a year earlier) and 200 townhouse/condo sales at a median of $179,950 (down 1.9%), per Florida Realtors data published by MIAMI REALTORS (as of October 2026). Broward's countywide medians were $645,000 for houses and $250,000 for condos, so Deerfield sits below the county on both.

The two markets behave differently. Houses had 3.8 months of supply and sold in a median 33 days to contract. Condos had 8.5 months of supply, took a median 76 days, and 126 of the 200 condo sales (63%) were paid in cash, against 26 of 124 house sales. In plain terms: house buyers compete with other financed buyers, condo buyers compete with cash.

The housing stock runs from the beach blocks east of the Intracoastal and the canal streets of The Cove, through older concrete-block neighborhoods like Pioneer Grove and Crystal Heights, to golf communities such as Deer Creek and large 55+ condo communities in the west end of the city.

What the 2026 loan limits mean at Deerfield prices

The 2026 FHA limit for a 1-unit home in Broward County is $667,000 and the 2026 conforming limit is $832,750 (as of October 2026). Above $832,750 the loan is jumbo. Details on our Florida FHA limits page.

Unlike most of Broward, the FHA cap is not the problem at the Deerfield median. On a $540,000 house:

  • FHA at 3.5% down: $18,900 down, a $521,100 base loan, well inside the limit. FHA is often the fit for credit scores in the 580 to 680 range.
  • Conventional at 5% down: $27,000 down, a $513,000 loan, with PMI that can be removed later.
  • VA: 0% down for eligible veterans, no monthly mortgage insurance.

Florida also charges buyer-side taxes on the mortgage itself: $0.35 per $100 in documentary stamps on the note and a 2-mill intangible tax. On a $513,000 loan that is about $1,796 plus $1,026, as of October 2026. See Florida closing costs.

City purchase assistance: up to $85,000

Deerfield Beach runs its own Purchase Assistance program through the Housing & Grants Division (as of October 2026):

  • Up to $85,000 for down payment and closing costs, as a 0% deferred second loan that becomes a grant if you meet the program conditions.
  • First-time buyer under HUD's definition: no ownership interest in a home in the last three years.
  • Household income in the very low, low or moderate range. The FY 2026 table (effective June 1, 2026) lists the 80% AMI limit at $71,000 for one person and $101,400 for a family of four.
  • Single-family homes, condos, townhomes and villas in Deerfield Beach, as your primary residence.
  • You need a mortgage pre-approval and a signed contract to apply. Funds are first-come, first-qualified. Housing Division: 954-250-4253.

Because the city requires a pre-approval at application, the order matters: get pre-approved with a lender that accepts the city's second loan, find the home, sign, then apply. We can check that before you shop. Note that Deerfield Beach did not appear on Broward County's June 2026 HPA allocation list, so the city program is the main local source here. Florida Hometown Heroes and our forgivable down payment grant can also apply; see all options on our Florida down payment assistance page.

Property taxes, insurance and flood in Deerfield Beach

Deerfield Beach's 2025 city operating rate is 6.0018 mills. Adding Broward County (5.6658), the school board (6.3200), the North Broward Hospital District (1.2422), the Children's Services Council (0.4500), the South Florida Water Management District (0.2301) and FIND (0.0288) gives roughly 19.9 mills, about 2.0% of taxable value (as of October 2026). Voted debt is extra, so treat that as approximate. On a $540,000 house it is roughly $10,800 a year before the homestead exemption. Budget at your price, not the seller's capped bill.

Insurance: many Deerfield houses were built from the 1950s to the 1980s, so expect a 4-point inspection and a wind mitigation report. Owners of single-family homes who already live here can ask the city about its wind-resistance program, funded by the state Hurricane Loss Mitigation Program, which covers roofs, windows, door protection and strapping.

Flood: the beach area, The Cove and lots along the Hillsboro Canal and the Intracoastal are the most likely to sit in a Special Flood Hazard Area, where lenders require flood insurance. Inland parcels are often Zone X. Check the exact address at the FEMA Flood Map Service Center before you make an offer, and read what a flood zone means for your loan.

Financing a Deerfield Beach condo

At $179,950, the median Deerfield condo is one of the cheapest entry points in Broward, but 63% cash sales tell you lenders are pickier here than sellers are. Three things decide whether a condo gets a normal loan:

  • The building's age and height. Buildings of three or more habitable stories need a milestone inspection by December 31 of the year they turn 30, then every 10 years, under Florida Statute 553.899. Many beachside and Intracoastal buildings here are past that age.
  • The condo questionnaire. Reserves, insurance, delinquencies, litigation and any special assessment. A project that fails is non-warrantable; the fix is a non-warrantable condo loan with more down.
  • 55+ communities. Age-restricted condos can be financed with FHA, conventional or VA, but FHA needs the project on its approved list or a single-unit approval, and some older communities have neither.

Ask for the questionnaire and the estoppel letter early. On a low-priced unit, monthly HOA dues and any assessment change your debt-to-income more than the price does. Our condo down payment guide walks through the numbers.
