How FHA loan limits are set

HUD sets FHA limits once a year using the conforming loan limit published by the Federal Housing Finance Agency (FHFA). For 2026 the FHFA baseline is $832,750 for a one-unit home.

The FHA floor is 65% of that baseline: $541,287 for one unit. Any county where 115% of the local median home price is below the floor gets the floor.

The FHA ceiling is 150% of the baseline: $1,249,125 for one unit. No Florida county reaches the ceiling in 2026.

Counties in between get 115% of the area median price, rounded. HUD assigns limits by metropolitan statistical area (MSA), so every county in one metro shares a number. That is why Miami-Dade, Broward and Palm Beach all show $667,000.

2026 limits by unit count at the floor and ceiling (HUD Mortgagee Letter 2025-23, released December 11, 2025):

  • 1 unit: floor $541,287, ceiling $1,249,125
  • 2 units: floor $693,050, ceiling $1,599,375
  • 3 units: floor $837,700, ceiling $1,933,200
  • 4 units: floor $1,041,125, ceiling $2,402,625

The limit is on the base loan amount, not the purchase price. The FHA upfront mortgage insurance premium (1.75%) can be financed on top of the limit. So in Miami-Dade a buyer with the minimum 3.5% down can purchase up to about $691,000 and still fit a $667,000 base loan.

Miami-Dade vs Broward vs Palm Beach

All three counties sit in the Miami-Fort Lauderdale-West Palm Beach MSA, so HUD gives them the same 2026 FHA limits: $667,000 (1 unit), $853,900 (2 units), $1,032,150 (3 units) and $1,282,700 (4 units).

The markets differ anyway. In Miami-Dade much of the inventory under $667,000 is condos, and FHA condo financing requires a HUD-approved project or a single-unit approval. Broward has more FHA-friendly houses and townhomes in Pembroke Pines, Miramar and Coral Springs. In Palm Beach the limit matters most in Lake Worth, Greenacres and western Boynton Beach.

For a 2-4 unit property, the FHA limit is the main reason to use FHA over conventional in Miami-Dade. A duplex in Hialeah or Little Havana with a $800,000 price can fit an $853,900 FHA 2-unit limit with 3.5% down, as long as you live in one unit.

Nearby counties are lower: Monroe (the Keys) is $990,150, but Collier (Naples) is $764,750, Martin and St. Lucie are $603,750, and Lee, Hendry and Glades are at the $541,287 floor.

What to do if your loan is above the FHA limit

You have four practical paths when the loan you need is bigger than your county's FHA limit:

  • Put more down. FHA only caps the loan, not the price. A $720,000 home in Broward works with FHA if you bring about $53,000 down instead of the 3.5% minimum.
  • Switch to conventional. The 2026 conforming limit is $832,750 in every Florida county except Monroe ($990,150). Conventional loans allow as little as 3% down for first-time buyers and do not charge FHA's upfront premium. See conforming loan limits in Florida and conventional loans.
  • Use the 2-4 unit limits. If you are buying a duplex, triplex or fourplex and will live in one unit, the limit jumps to $853,900, $1,032,150 or $1,282,700 in Miami-Dade, Broward and Palm Beach. Rental income from the other units can help you qualify.
  • Go jumbo. Above the conforming limit, a jumbo loan is the standard answer. QMS Lending works with 100+ lenders, so we can also look at bank statement and other non-QM options for self-employed buyers.

How to read the table

Each row is one county with its HUD metro area and the 2026 FHA limit for 1 to 4 units. Non-metro counties use the national floor.

Sixteen counties are above the floor in 2026: Miami-Dade, Broward, Palm Beach, Monroe, Collier, Duval, Clay, Nassau, St. Johns, Baker, Sarasota, Manatee, Martin, St. Lucie, Okaloosa and Walton. The other 51 counties use $541,287 for one unit.

305-425-1990
What is the 2026 FHA loan limit in Miami-Dade County?

$667,000 for a one-unit home, $853,900 for two units, $1,032,150 for three and $1,282,700 for four, for FHA case numbers assigned on or after January 1, 2026 (HUD, retrieved October 2026).

Is the FHA limit the same in Broward and Palm Beach?

Yes. Broward and Palm Beach are in the same HUD metro area as Miami-Dade, so all three share the $667,000 one-unit limit in 2026.

Does the FHA limit include the upfront mortgage insurance?

No. The limit applies to the base loan amount. The 1.75% upfront mortgage insurance premium can be financed above the limit.

Can I buy a home priced above the FHA limit with an FHA loan?

Yes, if you make a larger down payment so the loan itself stays at or below the county limit. Otherwise a conventional loan (up to $832,750 in 2026) or a jumbo loan may fit better.

Which Florida county has the highest FHA limit?

Monroe County (Key West-Key Largo) at $990,150 for one unit in 2026. Collier County (Naples) is second at $764,750.

When do the 2026 FHA limits take effect?

They apply to FHA case numbers assigned on or after January 1, 2026. A loan with a 2025 case number keeps the 2025 limit.
