What a conforming loan is

A conforming loan is a conventional mortgage that Fannie Mae or Freddie Mac can buy. To qualify it must stay at or below the conforming loan limit the Federal Housing Finance Agency (FHFA) sets every November for the following year.

For 2026 the baseline limits are:

  • 1 unit: $832,750
  • 2 units: $1,066,250
  • 3 units: $1,288,800
  • 4 units: $1,601,750

FHFA raised the baseline 3.26% from $806,500 in 2025, matching the change in its expanded-data house price index between the third quarter of 2024 and the third quarter of 2025.

A loan above the limit is a jumbo loan. Jumbo loans are not sold to Fannie or Freddie, so lenders set their own rules: usually more reserves, a lower debt-to-income ratio and a higher credit score. Rates vary daily; call for today's pricing.

High-cost counties in Florida: only Monroe

FHFA gives a higher limit to any county where 115% of the local median home value is above the baseline, capped at 150% of the baseline ($1,249,125 in 2026).

In Florida only Monroe County (Key West, Marathon, Key Largo) qualifies in 2026. Its limits are $990,150 (1 unit), $1,267,600 (2 units), $1,532,200 (3 units) and $1,904,150 (4 units). Monroe's FHA limit is the same $990,150, because HUD caps FHA at the county's conforming limit.

Miami-Dade, Broward, Palm Beach and Collier do not get a high-cost adjustment even though many homes there cost more than $832,750. The test is the county-wide median, and the median in each of those counties is still below the threshold.

Compare with the FHA side: in Miami-Dade, Broward and Palm Beach the 2026 FHA limit is $667,000, so there is a $165,750 band where a conventional loan fits and an FHA loan does not.

What the limit means for South Florida buyers

The conforming limit caps the loan, not the price. With 20% down, a $832,750 loan buys a home priced up to about $1,040,000. With 5% down, the price cap is about $876,000, and private mortgage insurance applies until you reach 20% equity.

Conventional conforming loans allow 3% down for qualifying first-time buyers through Fannie Mae HomeReady and Freddie Mac Home Possible, and 5% down for others. Condos must meet Fannie/Freddie project standards; in Miami that often means a full condo questionnaire and reserve review after the 2021 Surfside rules. A condo that fails is a non-warrantable condo and needs a portfolio lender.

Second homes and investment properties follow the same limits but with higher down payments (10% and 15% minimum). For investors who prefer to qualify on rent rather than tax returns, a DSCR loan is a business-purpose alternative with its own loan caps.

For 2-4 unit purchases, the 2026 limits of $1,066,250, $1,288,800 and $1,601,750 cover most duplexes and fourplexes in Hialeah, North Miami, Hollywood and Lake Worth without going jumbo.

Above the limit: jumbo and other options

If your loan needs to be more than $832,750 (or $990,150 in Monroe), you have three main routes:

  • Jumbo loan. Standard for Coral Gables, Pinecrest, Weston, Boca Raton and waterfront homes. Expect full income documentation and reserves. See jumbo loans.
  • Conforming first plus a second. Some buyers keep the first mortgage at $832,750 and add a fixed second mortgage or HELOC for the rest. This can avoid jumbo rules.
  • Non-QM for self-employed buyers. Bank statement loans and P&L loans go well above conforming limits and qualify on business cash flow instead of tax returns.
