VA Loans in Miami, FL: Entitlement, Tax Exemptions and Condos

Short answer

With full entitlement there is no VA loan limit, so an eligible veteran may buy a City of Miami home at the Q2 2026 median house price of $799,000 with $0 down, as long as the price is not above the appraised value and the lender approves your credit and income. Veterans with entitlement still tied up in another VA loan use Miami-Dade's $832,750 county limit to figure their zero-down maximum. Once you own the home, the Miami-Dade Property Appraiser offers veteran exemptions from a $5,000 assessment cut up to no property tax at all, as of October 2026.

VA entitlement at City of Miami prices

Eligibility, your Certificate of Eligibility (COE) and the basic rules are in our Florida VA loan guide. In short, VA guaranty lets a lender finance up to the appraised value with no down payment and no monthly mortgage insurance. What changes in Miami is how far that goes at local prices.

As of October 2026, MIAMI REALTORS' Q2 2026 report puts the City of Miami median at $799,000 for a house and $595,000 for a condo or townhouse. The county limit is $832,750, the 2026 FHFA baseline.

  • Full entitlement: VA says you "don't have a loan limit." A $799,000 house can be financed at 100% of the lower of price or appraisal, subject to the lender's approval.
  • Entitlement in use (Example only): you still have a VA loan with $50,000 of entitlement charged. Remaining entitlement is $832,750 × 25% − $50,000 = $158,187.50, so the typical zero-down maximum is about $632,750. On a $799,000 house a lender would usually ask for 25% of the difference, about $41,563 down.
  • Appraisal: the loan follows the lower of price and value. In a market where almost half of City of Miami house sales were cash, a VA buyer should ask for appraisal protection in the contract.

Because there is no cap with full entitlement, VA reaches City of Miami houses that FHA's $667,000 limit cannot; compare on FHA loans in Miami.

Example only: the funding fee on a Miami purchase

The VA funding fee is charged on the loan amount and can be financed. As of October 2026, VA's purchase chart is 2.15% on first use with less than 5% down (3.3% after first use), 1.5% with 5% or more down and 1.25% with 10% or more.

  • First use, $0 down, $799,000 house: 2.15% is $17,178.50, for a total loan of about $816,179.
  • Second use, $41,563 down on the same house: that is just over 5%, so the fee drops to 1.5% of the $757,437.50 loan, about $11,362.
  • No fee: veterans receiving VA compensation for a service-connected disability, surviving spouses receiving DIC, and others on VA's list do not pay it. A rating awarded later, retroactive to before closing, may bring a refund.

Only the funding fee can be rolled into a VA purchase loan; the seller may pay concessions of up to 4% of the reasonable value. Miami-Dade closings also carry the $0.35 per $100 doc stamp and 0.2% intangible tax on the new loan, which on the $816,179 loan above are about $2,857 and $1,632. Miami-Dade property tax exemptions for veterans

City of Miami property taxes are high: the 2025 adopted rate is 19.9878 mills, about $15,970 a year on $799,000 of taxable value before exemptions. That makes the veteran exemptions worth real money here. As listed by the Miami-Dade Property Appraiser and Florida's PT-109, as of October 2026:

  • Homestead (everyone who lives there): Florida exempts the first $25,000 of assessed value and a second $25,000 above $50,000 from non-school taxes, and Save Our Homes caps yearly assessment increases at 3%.
  • 10% or more service-connected disability: a $5,000 reduction in assessed value. At City of Miami rates that is about $100 a year.
  • Total and permanent service-connected disability: all ad valorem taxes on the homestead are exempt. You need a VA letter certifying the disability, and it carries over to an unremarried surviving spouse.
  • Age 65 or older with a combat-related disability: a homestead discount tied to your VA disability percentage under state law.
  • Deployed military: an exemption for time deployed outside the U.S. on a designated operation.

First-time applicants file the homestead application by March 1. Before you buy, the Property Appraiser accepts Form DR-501V for a non-binding check of your eligibility at a new address. Tell the office about any change in use: unreported changes can bring up to 10 years of back taxes plus 15% interest and a 50% penalty.

VA and Miami condos

A condo must be approved by VA before a unit can get a VA loan guaranty. Condos and townhouses were 714 of the City of Miami's 1,049 Q2 2026 sales, so this is the first thing we check. Your lender searches VA's condo records; if the building is not there, the lender can submit it with the declaration, bylaws, amendments, plat map, rules, meeting minutes, budget, a special assessment letter, a litigation letter and a presale letter.

In older Miami buildings, the papers that slow a review are the ones Florida law now requires: the milestone inspection for buildings three stories or taller by the year they turn 30, then every 10 years, the SIRS reserve study, and any special assessment that follows. A big assessment or open litigation can stall approval, so we ask for them before your inspection period ends.

Flood insurance is mandatory on a federally backed loan in FEMA high-risk A and V zones, so check the building's zone early. The condo's master policy covers the building; you carry an HO-6 policy for the unit.

Local help and next steps for Miami veterans

The Miami VA Healthcare System, centered on the Bruce W. Carter VA Medical Center in Miami, serves about 63,000 veterans across Miami-Dade, Broward and Monroe. Many of them qualify for more than the VA loan itself:

  • HFA of Miami-Dade County: offers VA first mortgages with up to $15,000 for down payment and closing costs for first-time buyers, minimum score 640.
  • Florida Hometown Heroes: veterans working full time for a Florida employer, and active military, can receive $10,000 to $35,000 as a deferred second mortgage, while funds last. See Hometown Heroes 2026.
  • Already have a VA loan? The VA IRRRL can refinance it with less paperwork.

Our steps: pull your COE, check the building or house against VA rules, build the payment with real City of Miami taxes and your exemptions, and match the file to a lender whose VA overlays fit you.

Is there a VA loan limit in Miami?

Not with full entitlement; the loan is capped by the lower of price and appraised value, plus lender approval. If part of your entitlement is in use, Miami-Dade's $832,750 county limit sets your zero-down maximum, as of October 2026.

Do disabled veterans pay property taxes in Miami-Dade?

A veteran with a service-connected total and permanent disability is exempt from all ad valorem taxes on the homestead. A 10% or higher rating brings a $5,000 assessment reduction. File with the Miami-Dade Property Appraiser by March 1.

Can I use a VA loan on a Miami condo?

Yes, if the condo is VA-approved. If it is not, the lender can submit the building's documents to VA. Milestone inspection, SIRS, special assessments and litigation are what usually decide the timing.

How much is the VA funding fee on a $799,000 Miami house?

Example only: on first use with $0 down it is 2.15%, about $17,179, usually financed. Veterans receiving VA disability compensation do not pay it.

Can I combine a VA loan with down payment help in Miami?

Some programs allow it. The HFA of Miami-Dade offers VA loans with up to $15,000 in assistance, and Hometown Heroes accepts VA first mortgages for eligible first-time buyers. Each has income limits and depends on funding.
