What Is a VA Certificate of Eligibility (COE)?
Short answer
The Certificate of Eligibility (COE) is the VA document that confirms to a lender that you meet the service requirements for a VA home loan and shows how much entitlement you have available. You can request it online through VA.gov, by mail with VA Form 26-1880, or, fastest, through your lender using VA's Web LGY system, which often returns it in minutes (VA, as of October 2026). You need it before closing, not before shopping.
Definition
The COE is VA's confirmation of a veteran's, service member's or eligible surviving spouse's entitlement to the home loan guaranty. It lists the entitlement code, any entitlement already used, and whether the borrower is exempt from the VA funding fee.
Worked example
A Navy veteran in Doral asks QMS Lending for a VA pre-approval. The loan officer collects her DD-214 and requests the COE through Web LGY; it comes back the same afternoon showing full entitlement and 'exempt' from the funding fee because she receives VA disability compensation. On a $500,000 purchase with $0 down, that exemption saves the first-use fee of 2.15%: $500,000 x 0.0215 = $10,750 (VA, as of October 2026). The COE also shows she has no prior VA loan outstanding, so no entitlement is tied up. If she had an active VA loan on another home, the COE would show remaining entitlement, and the lender would calculate how much she can borrow with $0 down.
How to get your COE
Per VA (as of October 2026):
- Through your lender: the lender requests it in VA's Web LGY system; this is the fastest route and what we do at QMS Lending.
- Online: apply through your VA.gov account.
- By mail: complete VA Form 26-1880 and send it to the regional loan center listed on the form; this takes longer.
- Documents: DD-214 for veterans, a statement of service for active duty, points statements for Guard and Reserve.
What the COE tells your lender
The COE shows your entitlement code (which service era qualified you), basic and bonus entitlement available, prior VA loans still charged against you, and your funding fee status. Veterans with full entitlement have no VA loan limit and can buy with $0 down subject to lender approval. See VA loans and VA funding fee.
In South Florida
South Florida's veteran community (Homestead Air Reserve Base, U.S. Southern Command in Doral, Coast Guard units in Miami Beach and Opa-locka) uses VA loans heavily, and the COE is step one. Common local snags: surviving spouses who need VA Form 26-1817 instead; National Guard and Reserve members whose service records are incomplete; and veterans who still have entitlement tied up in a home they sold years ago, which requires a restoration request. A broker experienced with VA can resolve these before you are under contract on a Miami home.

305-425-1990Does a COE mean I am approved for a loan?
No. It confirms eligibility for the VA benefit. Credit, income and the property are underwritten separately.
Does the COE expire?
It does not have an expiration date, but lenders pull a fresh one for each loan to confirm current entitlement.
Can I use my VA benefit more than once?
Yes. Entitlement is restored when a VA loan is paid off and the home is sold, and you can have more than one VA loan at a time if entitlement remains.
