Mortgage Broker in Virginia Gardens, FL

Short answer

The latest median house sale in the Village of Virginia Gardens was $681,500 (Q2 2026), so an FHA loan with 3.5% down fits just under the $667,000 Miami-Dade limit, and a conventional loan fits with room to spare. QMS Lending is an independent mortgage broker that compares 100+ lenders for buyers in this 0.29-square-mile village on the north edge of Miami International Airport.

What homes cost in Virginia Gardens

The most recent median sale in the Village of Virginia Gardens was $681,500, on 4 single-family sales in Q2 2026, up 7.7% from a year earlier, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). The average was $670,750, homes took a median 42 days to go under contract, and sellers got 94.8% of original list price.

In Q3 2026 no homes closed in the village. There were 6 new listings, 1 new pending sale and 5 active listings, or 10.0 months of supply. No townhouses or condos sold or were listed in Q3.

Next door, Miami Springs had 26 house sales in Q3 2026 at an $805,000 median. Many Virginia Gardens buyers shop both, and appraisers often pull comps from Miami Springs when the village has none. That is normal; just expect the appraiser to adjust for lot size, age and distance to the airport.

A 0.3-square-mile village next to MIA

Virginia Gardens covers about 0.29 square miles, bordered by Miami International Airport to the south and Miami Springs to the north and east. It incorporated on July 10, 1947, and the 2020 Census counted 2,364 residents in 959 housing units, with 924 households.

The housing stock is mostly detached homes on lots of roughly 0.2 acres, with only one 1-acre estate lot left from the village's horse-farm days. Few homes change hands each year, so when one comes up it moves on its own timeline.

  • Small market, real comps: with 0 to 4 sales a quarter, ask your agent for recent village and Miami Springs sales before you set a price. An appraisal gap is easier to plan for than to fix at the closing table.
  • Older homes: plan on a 4-point inspection and wind mitigation report for insurance.

Airport noise: what it means for your loan

Living next to MIA means aircraft noise, and buyers should hear it for themselves before signing. Visit at night and on a weekday morning.

  • Who to call: the Miami-Dade Aviation Department's Noise Abatement Office takes comments at 305-876-7526 and posts 2023 Noise Contour Reports for MIA on its noise abatement page (as of November 2026).
  • Night rules: MIA has no curfew. Per Boeing's airport noise summary for MIA, Runway 12/30 and Runway 8L/26R are closed for noise abatement from 10 pm to 7 am, except when other runways are unusable, and routine engine run-ups are limited to set daytime hours. Rules change; check with the airport.
  • The loan itself: airport proximity does not block a mortgage. The appraiser may note it as an outside factor, and the value is set by nearby sales that share the same noise. FHA, VA and conventional loans all work here, subject to the property meeting each program's standards.
  • Resale: buy for how you will live, not to time a quick flip. Thin sales plus noise can mean longer marketing time when you sell.

FHA or conventional at $681,500

At the Q2 2026 median of $681,500 (as of November 2026), a Virginia Gardens home fits just under the Miami-Dade FHA one-unit limit of $667,000 with 3.5% down, and well under the $832,750 conforming limit.

  • FHA, 3.5% down: $23,853 down and a $657,648 base loan. Above about $691,000, 3.5% down no longer fits the limit and you need more down or a conventional loan.
  • Conventional, 5% down: $34,075 down and a $647,425 loan. Mortgage insurance drops off as you build equity; 20% down ($136,300) avoids it.
  • VA: no down payment for eligible veterans with full entitlement, subject to the VA appraisal.
  • Self-employed or airport workers with variable pay: bank statement loans or a WVOE loan can document income in other ways.

Virginia Gardens property taxes for 2026

Virginia Gardens' 2026 adopted total millage is 20.2024, per the Miami-Dade Property Appraiser, up from 19.8727 in 2025. The change is the village's own operating rate, which rose from 4.8500 to 5.2131 mills. Countywide pieces: school board 6.6230 combined, county 4.5740 plus 0.3937 debt, fire-rescue 2.3965, library 0.2812 and Children's Trust 0.4638 (as of November 2026).

Example: at $681,500 with no exemptions, 20.2024 mills is about $13,768 a year, or roughly $1,147 a month in escrow. A homestead exemption lowers that once you qualify; see homestead exemption.

Amendment 3 passed on November 3, 2026 (about 62% of the vote, unofficial until certified). From 2027 the homestead exemption on non-school taxes rises to $150,000, then $250,000 in 2028, indexed to inflation from 2029. Owners who become permanent Florida residents after December 31, 2026 start smaller and reach the full amount in their fifth year of homestead. School taxes do not change, and the first bills affected arrive in November 2027. At about 13.58 non-school mills here, each extra $100,000 of exemption cuts the bill by roughly $1,358 a year.

For a second home or rental, the yearly assessment cap on non-school taxes drops from 10% to 5% starting January 1, 2027. It limits how fast the assessed value can climb; it does not freeze the bill.

Your lender still qualifies you on the current tax. Do not stretch your budget on a future exemption.

Flood zones and down payment help

Miami-Dade's effective FEMA maps date from September 11, 2009; preliminary maps published February 25, 2021 are not yet effective (as of November 2026). Check your exact address on the county flood zone tool or call 305-372-6466. If the home is in an A zone, flood insurance is required for a federally backed loan, and an elevation certificate helps price it.
