What Is a Pre-Qualification?
Short answer
A pre-qualification is an informal estimate of the mortgage you might qualify for, based on the income, debts, assets and credit you describe to a loan officer, often in a 15-minute conversation and sometimes without a credit pull. It is a starting point for budgeting, not proof of financing. In Miami's competitive market, most listing agents will not treat a pre-qualification letter as seriously as a document-verified pre-approval.
Definition
Pre-qualification is the first screening step: the loan officer runs your stated numbers through program guidelines to estimate a price range and identify likely programs. Nothing is verified, so the result can change once documents are reviewed.
Worked example
A renter in Kendall tells a loan officer she earns $85,000 a year ($7,083 a month), pays $400 on a car and $150 on cards, and has $40,000 saved. Quick math at a 45% DTI: $7,083 x 0.45 = $3,187 minus $550 in debts = $2,637 available for housing. At current rates with taxes and insurance, that supports roughly a $330,000 loan. With $40,000 covering 5% down ($17,000) and closing costs (about $12,000), a pre-qualification might say up to $340,000 purchase. When she later sends documents for pre-approval, her pay stubs show $78,000 (the $85,000 included a bonus not yet two years old), so her verified limit drops to about $300,000. That gap is why sellers prefer pre-approvals.
Pre-qualification vs pre-approval
- Pre-qualification: stated information, often no credit pull, no documents, minutes to complete, low weight with sellers.
- Pre-approval: credit pulled, income and assets documented, usually an automated underwriting approval, one to two days, expected by Miami listing agents.
- Both are free and neither obligates you to use the lender.
How to make the most of it
Be precise about income (base versus bonus, overtime, commission), list every monthly debt, and mention anything unusual: a recent job change, self-employment, a past credit event, foreign income. The more accurate your inputs, the closer the pre-qualification will be to the final answer. Then send documents so we can convert it to a pre-approval. Call 305-425-1990.
In South Florida
In South Florida a pre-qualification is most useful early, when you are deciding between a condo and a house or between neighborhoods, because it reveals how HOA dues and insurance change your range. It is also where self-employed, ITIN and foreign national buyers learn which program fits before gathering paperwork. Once you are touring homes you want to bid on, upgrade to a pre-approval; Miami sellers and their agents routinely call the loan officer named on the letter to confirm documents were actually reviewed.

305-425-1990Does pre-qualification require a credit check?
Not always. Some loan officers use a soft pull or your own estimate of your score. A pre-approval requires a full credit report.
Can I make an offer with only a pre-qualification?
You can, but in Miami most sellers will favor offers backed by a pre-approval. Upgrading takes a day or two.
Is pre-qualification free?
Yes. There is no fee for pre-qualification or pre-approval at QMS Lending.
