What Is Clear to Close?
Short answer
Clear to close (CTC) is the lender's final approval: every underwriting condition has been satisfied, the appraisal, title and insurance are accepted, and the loan is ready to be documented and funded. Once you are CTC, the lender issues the Closing Disclosure, which you must receive at least three business days before signing (CFPB, as of October 2026). In Miami, CTC usually comes a few days to a week before the contract closing date.
Definition
Clear to close is the milestone between underwriting and closing. It means the file is fully approved subject only to standard closing conditions, such as signing the documents, a final credit refresh and funds arriving at the title company.
Worked example
Contract closing date: Friday, October 30. The underwriter clears the last condition (the condo association's insurance certificate) on Friday, October 23 and issues CTC. The Closing Disclosure goes out Monday, October 26. Business days for the waiting period: Tuesday the 27th, Wednesday the 28th and Thursday the 29th, so Friday the 30th is the earliest closing, exactly on schedule. Cash to close on the CD is $88,450; the buyer wires it Thursday after confirming instructions by phone with the title company. If the CD had been delayed to Wednesday the 28th, closing would move to Monday, November 2, and the buyer would have needed a rate lock extension.
What happens after CTC
- The lender sends the Closing Disclosure; the three-business-day clock starts when you receive it.
- Review the CD against your Loan Estimate and confirm cash to close.
- The title company prepares the closing package and sends wiring instructions; confirm them by phone.
- Final employment verification and a soft credit refresh happen in the last days; new debt can derail the loan.
- You sign, the lender funds, the deed and mortgage are recorded, and you get the keys.
Can CTC be revoked?
Rarely, but yes: a new loan or credit card, a job loss, a large unexplained withdrawal, an expired rate lock, or damage to the property (for example from a storm) before closing can reopen the file. Keep everything steady until you have the keys. See underwriting for what the lender checks.
In South Florida
In South Florida, the last conditions before CTC are often local: the insurance binder with windstorm and flood (which can take days in hurricane season or when a storm is in the forecast and insurers stop binding), the HOA estoppel letter, the condo questionnaire or milestone report, and proof that a special assessment was paid. Build those into your timeline from day one. Also remember that Florida closings are usually handled by a title company or closing attorney chosen in the contract, and the buyer wires funds there, never to an emailed account change.
