Bank Statement Loans in Hollywood, FL: Qualifying on What Your Business Deposits
Short answer
Self-employed buyers in Hollywood, FL may qualify with a bank statement loan, which uses 12 or 24 months of personal or business bank statements instead of tax returns, plus proof the business is real, such as a City of Hollywood business tax receipt, a Broward County receipt, an active Sunbiz record or a CPA letter. In Q3 2026 Hollywood's median single-family home sold for $550,000 and the median condo or townhouse for $269,500, per MIAMI REALTORS data as of October 2026. These are non-QM loans: terms vary by lender, and every loan is subject to credit approval.
Who uses bank statement loans in Hollywood
Hollywood sits between the port, the airport and six miles of beach, and its self-employed economy follows that map. The Greater Fort Lauderdale Alliance, Broward's economic development partnership, says roughly 80% of Port Everglades lies within Hollywood and that the city has more than 10,000 companies, as of November 2026. That brings owner-operator truckers, freight and cruise suppliers, ship chandlers and port contractors; beach restaurant, rental and hospitality owners along the Broadwalk; and independent nurses, therapists and home health workers who serve the area's large hospital system. Add contractors, cleaners, rideshare drivers and real estate agents, and many buyers here are paid in deposits, not paychecks.
The county numbers show the scale. U.S. Census Bureau QuickFacts, checked November 2026, counts 376,720 nonemployer establishments in Broward County in 2023, businesses with no payroll, against 68,191 employer establishments. The City of Hollywood had an estimated 157,019 residents in July 2025; 40.2% were born outside the U.S. and 52.1% speak a language other than English at home. Many owners here are building U.S. credit and banking history while they grow the business.
Those owners usually deduct fuel, trucks, equipment and phones, so the tax return shows a small profit. A bank statement loan qualifies you on deposits instead. Our guide on how bank statement income is calculated walks through the math, and the self-employed mortgage guide compares every route.
It is still documented income: on a home you will live in, the federal ability-to-repay rule requires the lender to verify income from the statements and review your credit, debts and assets.
The Hollywood market in Q3 2026
From the Florida Realtors data that MIAMI REALTORS publishes by city, as of October 2026, for the City of Hollywood in Q3 2026:
- Single-family homes: 279 closed sales (up 4.1%), median price $550,000 (down 0.9% from a year earlier), 52 median days to contract, 5.1 months of supply. Only 61 sales were cash.
- Condos and townhouses: 222 closed sales (up 11.6%), median price $269,500 (down 17.1%), 85 median days to contract, 13.5 months of supply. 147 of the 222 sales, about two out of three, were cash.
These are two different markets. Most Hollywood house buyers finance, so sellers are used to loan contingencies, and prices held flat. The condo side is a buyer's market on paper, with more than a year of supply and a sharp price drop, but two-thirds of buyers paid cash. That usually signals that many buildings are hard to finance.
On loan size: bank statement loans are non-QM and are not bound by the 2026 conforming limit of $832,750 for one unit (FHFA). Each lender sets its own maximum, down payment tiers and reserves, which tighten as the loan grows.
Buying a Hollywood condo on bank statements
A $269,500 median makes Hollywood one of the more affordable condo markets on the Broward coast, and that is exactly where self-employed buyers need to slow down. The lender reviews the building as closely as it reviews you.
- Safety law items. Florida requires milestone inspections for condo buildings of three or more stories and a structural integrity reserve study. Older beachfront and Intracoastal buildings may have repairs pending or special assessments coming. Lenders ask about both on the condo questionnaire.
- Debt-to-income. HOA dues, and any assessment payment, count against your income. A low price with high dues can qualify worse than a higher price with low dues.
- Warrantable or not. If the building fails agency rules because of litigation, reserves, one owner holding many units or heavy short-term renting, a non-warrantable condo loan may still work, usually with more down. See warrantable condos for the difference.
- Negotiate. With 13.5 months of supply, ask for seller credits toward closing costs or for the seller to pay off an approved assessment.
Send us the building name and unit before you sign. We check the questionnaire, the budget and the inspection status first, so you do not spend money on an appraisal for a building no lender will touch.
12 or 24 months, personal or business account
The lender averages your eligible deposits over the period you pick. Port and cruise work, beach rentals and tourism slow down in late summer and hurricane season; 24 months smooths that into a fair average. If your business clearly grew this year, 12 months may give you a higher number. Example only: a trucker who deposited $210,000 in eligible deposits over the last 12 months averages $17,500 a month before any expense factor.
Personal statements show what the business paid you; many lenders count them without an expense deduction. Business statements show gross receipts, so the lender applies an expense factor, a share treated as cost. How it is set varies by lender: a flat percentage, a table by business type, or a lower ratio your CPA documents. A trucker paying fuel and insurance and a solo bookkeeper with almost no costs should land in different places; the lender we choose makes that difference.
Cash-heavy businesses need care. Deposit your cash the same way every week, keep receipts, and avoid moving money between accounts right before you apply. Large or unusual deposits need a paper trail or are excluded.
Proving the business: Hollywood, Broward and Sunbiz
Lenders want proof the business exists, that you own it and how long it has run. In Hollywood, as of November 2026:
- City of Hollywood local business tax receipt. The city's tax year runs October 1 to September 30; new receipts taken out on or after April 1 pay 50% of the annual amount. The application asks for a Certificate of Use permit, except at single-family homes and condominiums, and for a current, active account with the Broward County Tax Collector.
- Broward County local business tax receipt. Required for anyone doing business in the county unless exempt. Valid October 1 to September 30; unpaid receipts go delinquent October 1 and penalties start at 10% in October and rise each month.
- Vacation rentals. If you also rent a property short term, Hollywood's code requires active city and Broward receipts for the rental itself. Lenders reviewing rental income will ask for them.
- Sunbiz. Your LLC or corporation must show active. The 2026 annual report was $138.75 for an LLC and $150 for a profit corporation, with a $400 late fee after May 1, 2026, and administrative dissolution for entities that missed the September deadline. Reinstate before you apply.
- CPA letter. On letterhead, confirming your time in business and ownership share, matching your statements and Sunbiz.

FAQ
Questions about Bank Statement Loans in Hollywood, FL: Qualifying on What Your Business Deposits
Don't see yours? Call us or send a message. We answer the same business day.
305-425-1990I am an owner-operator truck driver in Hollywood. Can I qualify on bank statements?
You may. Lenders usually want about two years of self-employment and will apply an expense factor to business deposits because fuel, insurance and maintenance are real costs. If your CPA can document a lower expense ratio, some lenders will use it.
Why were so many Hollywood condos bought with cash in 2026?
In Q3 2026, 147 of 222 condo and townhouse sales were cash. Cash buyers do not need a building to pass lender review, while financed buyers do. Inspections, reserves and assessments under Florida's condo safety law have made some buildings harder to finance, so check the building before you make an offer.
Do I need a Certificate of Use to get a Hollywood business tax receipt?
The city's application asks for a Certificate of Use permit, except for businesses at single-family homes and condominiums. You also need an active account with the Broward County Tax Collector.
Can I use cash deposits from my business?
Often yes, if they are regular and consistent with the business. Irregular large cash deposits are harder to source and may be excluded. Deposit on a steady schedule and keep sales records.
Is a bank statement loan only for buying, or can I refinance?
Both. Many lenders offer bank statement refinances, including cash-out, subject to credit approval and the lender's limits. We compare it with a [HELOC](heloc-loans) or a [fixed second mortgage](fixed-second-mortgage) if you want to keep your current first loan.
