DSCR Loans in Fort Lauderdale, FL: Rental Rules, Taxes and the Math

Short answer

Investors may qualify for a DSCR loan on a Fort Lauderdale rental based on the property's rent divided by its full monthly payment, without personal income documents. Short-term rent only counts if the property holds a City of Fort Lauderdale Vacation Rental Certificate of Compliance and is registered for Broward's 6% tourist development tax; otherwise plan on a long-term lease. DSCR loans are business-purpose loans for non-owner-occupied investment property, subject to credit approval.

The DSCR basics, and what is local

The formula and the usual lender ranges (ratio, down payment, credit, reserves, prepayment penalties) are in our Florida DSCR requirements guide. In one line: DSCR = monthly rent ÷ monthly PITIA (principal, interest, taxes, insurance and association dues), and many lenders look for 1.0 or higher.

In Fort Lauderdale, four local items decide whether that ratio works: whether short-term rent is legal and documented at the address, the county's tourist tax registration, how Florida taxes a non-homestead rental after you buy it, and condo dues and insurance.

DSCR is a business-purpose loan. You sign an occupancy and business-purpose statement, and the property cannot be your primary residence or a second home you use. If you want to live in the property, look at conventional or jumbo financing instead.

Short-term rent: the city certificate a lender will ask for

Fort Lauderdale regulates rentals of 30 days or less through its Vacation Rental Program (Ordinance C-26-39). The fees, occupancy and parking rules are summarized on our Fort Lauderdale hard money page. The short version, as of October 2026: registration is $880 for up to four units on one folio, and since the City Commission's September 15, 2026 amendment, operating without a valid Certificate of Compliance carries a civil penalty of $1,000 per day.

What matters for a DSCR file is the paperwork trail, because lenders that count short-term income generally want proof the use is legal:

  • Order of approvals: Florida DBPR license, Florida sales tax account, Broward County Business Tax Receipt and Broward Tourist Development Tax account first, then the city application through LauderBuild.
  • Owner documents: proof of ownership from the Broward County Property Appraiser. If you own through an LLC, the city wants the entity's records from Sunbiz, and out-of-state or foreign entities must register with the Florida Division of Corporations. A non-owner applicant needs a notarized letter of authorization.
  • Timeline: incomplete applications are rejected and must be fixed within 10 business days; accepted applications take about five business days; the code officer calls within three business days of payment to schedule the inspection; the certificate issues within three business days after you pass. Applications pending more than 30 days are closed.

Two consequences for financing. First, a property you are buying usually has no certificate in your name yet, so many lenders will size a purchase on long-term market rent and let you refinance on short-term history later. Second, a condo or HOA can ban short-term rentals even where the city allows them, so read the declaration before you count on that income.

Broward tourist development tax: register before the first guest

As of October 2026, Broward County's Tourist Development Tax is 6% of rent on accommodations rented for six months or less, including condos and single-family homes. It is collected from guests on top of rent, so it does not go into your DSCR ratio, but registration is a step in the city's approval and lenders may ask for it.

  • Register with the county's Tourist Development Tax Section (954-357-8455); the county then assigns a monthly, quarterly, semiannual or annual filing schedule. You may also need a Broward County business tax receipt.
  • File on time. Returns are due on the first of the month after collection and are delinquent if not postmarked by the 20th. Late returns carry a minimum $50 penalty, plus 10% of the tax for each 30 days late, up to 50%.
  • Platforms. If a booking platform remits the tax for you, the city accepts the platform's tax statement or a notarized letter naming it.
  • Long-term leases. A stay longer than six months is exempt only with a bona fide written lease; without one, the first six months are taxable.

Property taxes on a non-homestead rental

A rental gets no homestead exemption and no Save Our Homes cap, and Florida resets its value when you buy. As of October 2026, Florida Statutes 193.1554 works like this for non-homestead residential property with nine or fewer units:

  • Reset at purchase: the property is assessed at just value as of January 1 of the year after a change of ownership. Use your price, not the seller's bill, to estimate taxes.
  • 10% cap after that: each year, the assessed value for non-school levies cannot rise more than 10% over the prior year.
  • School taxes are not capped. The cap applies to levies other than school district levies. For a Fort Lauderdale address, the school board's 2025 proposed operating millages are 6.32 of the roughly 18.06 total mills, per the Broward County Property Appraiser.
  • LLCs count too. A cumulative transfer of more than 50% of the entity that owns the property is a change of control and resets the value, so selling or bringing in a partner can raise the tax bill.

For a DSCR file, this means the taxes in your first-year PITIA are often higher than what the seller paid, and they can keep rising in a strong market. Budget for it before you choose your down payment.

Example only: DSCR math with Fort Lauderdale numbers

Example only. Prices are Fort Lauderdale's Q2 2026 medians (Florida Realtors via MIAMI REALTORS); rents are HUD's FY2026 Fair Market Rents for the Fort Lauderdale area (Broward), used only as a long-term rent benchmark; taxes use the 18.0594-mill 2025 proposed total on the price. Insurance and HOA figures are assumptions. Your lender will use the appraiser's market rent or your lease, and real quotes.

House at $762,500, 3 bedrooms, long-term rent of $3,216:

  • Taxes: about $13,770 a year, or $1,148 a month. Assumed insurance: $500 a month.
  • At a 1.0 DSCR, the most PITIA the rent supports is $3,216, leaving about $1,568 a month for principal and interest.
  • At a 1.25 DSCR, PITIA can be $2,573, leaving about $925 for principal and interest.

Condo at $483,263, 2 bedrooms, long-term rent of $2,333:

  • Taxes: about $8,727 a year, or $727 a month. Assumed HOA dues: $900 a month. Assumed HO-6 policy: $150 a month.
  • At a 1.0 DSCR, that leaves about $556 a month for principal and interest. At 1.25, only about $89.

What the numbers say: at median prices and benchmark long-term rents, taxes and dues eat most of the rent, so a Fort Lauderdale deal usually works with a bigger down payment, a below-median price, rent above the benchmark that the appraiser supports, or documented short-term income at a certified address. Can I use Airbnb income to qualify for a DSCR loan in Fort Lauderdale?

Some DSCR lenders may count short-term income, usually with booking history and proof the property holds a city Vacation Rental Certificate of Compliance and is registered for Broward's tourist tax. On a purchase, many lenders use long-term market rent instead.

What is the penalty for renting short term without a city certificate?

Since the September 15, 2026 amendment, the city's civil penalty is $1,000 per day for advertising or operating without a valid Certificate of Compliance, and $1,000 per day for an expired one, as of October 2026.

What tourist tax applies to short-term rentals in Fort Lauderdale?

Broward County's Tourist Development Tax is 6% of rent for stays of six months or less, as of October 2026, plus Florida sales tax. You register with the county before the first guest unless a platform remits for you.

Will my property taxes go up after I buy a Fort Lauderdale rental?

Often, yes. The value resets to just value the January after you buy, and after that non-school taxes can rise up to 10% a year in assessed value. School taxes are not capped.

Can I close a Fort Lauderdale DSCR loan in an LLC?

Many DSCR lenders allow it, usually with a personal guarantee. For a vacation rental, the city also asks for the LLC's Sunbiz records. Transferring more than 50% of the LLC later can reset the property's assessed value.
