FHA loan limits in Miami-Dade and Broward for 2026
Short answer
The 2026 FHA loan limit in Miami-Dade and Broward counties is $667,000 for a 1-unit home, $853,900 for 2 units, $1,032,150 for 3 units, and $1,282,700 for 4 units, for FHA case numbers assigned on or after January 1, 2026. That is above the national floor of $541,287 because South Florida counts as a higher-cost area, but below the 2026 ceiling of $1,249,125. Anything above $667,000 on a single-family home needs a conventional or jumbo loan instead.
The 2026 FHA limits for South Florida
HUD publishes FHA forward mortgage limits every December for the following year. For 2026 (HUD No. 25-145), the national floor and ceiling are:
- 1 unit: floor $541,287, ceiling $1,249,125
- 2 units: floor $693,050, ceiling $1,599,375
- 3 units: floor $837,700, ceiling $1,933,200
- 4 units: floor $1,041,125, ceiling $2,402,625
Miami-Dade, Broward, and Palm Beach share one metropolitan area, so they share one set of limits. As of October 2026, the county limits are $667,000 (1 unit), $853,900 (2 units), $1,032,150 (3 units), and $1,282,700 (4 units). The HECM reverse mortgage limit is $1,249,125 nationwide. Always confirm the exact figure for your property on HUD's county lookup before you rely on it, because HUD can revise limits mid-year.
What the limit actually caps
The FHA limit caps the base loan amount, not the purchase price. With 3.5% down, a $667,000 loan supports a purchase price of about $691,190 ($667,000 / 0.965). You can buy a more expensive home with FHA if you bring a larger down payment so the loan stays at or under the limit.
FHA's upfront mortgage insurance premium is financed on top of the base loan and is allowed to push the total above the limit. What cannot exceed the limit is the base loan before that premium.
The 2- to 4-unit limits matter in Miami because FHA lets you buy a duplex, triplex, or fourplex as a primary residence with 3.5% down and count rental income from the other units toward qualifying, subject to FHA's self-sufficiency test on 3- and 4-unit properties.
FHA vs. conventional in 2026: where the lines fall
The 2026 conforming loan limit set by FHFA is $832,750 for a 1-unit home in Miami-Dade and Broward, which is $165,750 higher than the FHA limit. So between $667,000 and $832,750 your options are conventional, not FHA. Above $832,750 you are in jumbo loan territory.
Quick guide, as of October 2026:
- Loan up to $667,000: FHA or conventional. FHA usually wins on lower credit scores; conventional usually wins on strong scores because mortgage insurance can be removed.
- Loan $667,001 to $832,750: conventional (3% to 5% down on a primary residence) or a VA loan for eligible veterans.
- Loan above $832,750: jumbo, or a non-QM program such as bank statement loans for self-employed buyers.
See FHA loans and conventional loans for program details.
FHA basics that go with the limit
- Down payment: 3.5% with a minimum decision credit score of 580 or higher; 10% with a score of 500 to 579 (HUD Handbook 4000.1, LTV table restated in Mortgagee Letter 2026-11).
- Refinance LTV: up to 97.75% with a 580-plus score.
- Occupancy: FHA is for primary residences only.
- Condos: the project must be FHA-approved or qualify for Single-Unit Approval. Many Miami buildings are not on the list; we check before you offer.
- Mortgage insurance: an upfront premium plus an annual premium paid monthly. On most loans with less than 10% down it stays for the life of the loan, which is why strong-credit buyers often refinance into conventional later.
- Credit model change coming: HUD's Mortgagee Letter 2026-11 adds FICO 10T and VantageScore 4.0 as accepted score models for case numbers assigned on or after January 1, 2027. The 580 and 500 thresholds do not change.
How to use the 2026 limit in your Miami search
Miami-Dade's median single-family sale price was $692,000 in September 2026 (MIAMI Realtors). With the FHA limit at $667,000 and a 3.5% down payment supporting about $691,190 in price, FHA covers roughly the median house and most condos. Above that, plan on a conventional loan or a bigger down payment.
If you are shopping in the $650,000 to $850,000 range, ask us to run FHA and conventional side by side on the same day. The answer depends on your score, your down payment, and whether the property is a condo. Rates vary daily; we quote both at once so you can compare total cost, not just the rate.

305-425-1990Are the FHA limits the same in Miami-Dade, Broward, and Palm Beach?
Yes. The three counties form one metropolitan statistical area, so for 2026 all three have a $667,000 limit on 1-unit homes and the same 2- to 4-unit limits.
Can I buy a $750,000 house with FHA in Miami?
Only if your base loan stays at or under $667,000, which means about $83,000 down (11%). Most buyers at that price do better with a conventional loan at 3% to 5% down.
When do the 2026 FHA limits apply?
To FHA case numbers assigned on or after January 1, 2026. The case number is assigned by the lender after you apply, not when you sign a contract.
Does the FHA limit include the mortgage insurance premium?
No. The limit applies to the base loan amount. The upfront mortgage insurance premium is financed on top and may take the total above $667,000.
What if my loan is a little over the FHA limit?
You can increase the down payment to bring the loan under $667,000, or switch to a conventional loan, which goes up to $832,750 in 2026 with as little as 3% to 5% down on a primary residence.
