First-Time Home Buyer in Miramar, FL: Loans, City Help and Steps

Short answer

A first-time buyer in Miramar can buy with 3.5% down on an FHA loan or 3% down on a conventional 97% loan, then add City of Miramar purchase assistance, the city's MIMA loan of up to $30,000, a Broward mortgage credit certificate or Florida Housing help, as of October 2026. Miramar's Q2 2026 median single-family price was $612,000 and the townhouse and condo median was $365,000, so the program you pick depends on which kind of home you want. Everything is subject to credit approval and to each program's funding.

Miramar prices and which first loan fits

MIAMI REALTORS data for Q2 2026 (published July 2026) shows two very different Miramar markets:

  • Single-family homes: 227 sales, median price $612,000, 43 median days to contract, 3.4 months of supply.
  • Townhouses and condos: 93 sales, median price $365,000, 61 median days to contract, 7.8 months of supply. Buyers have more room to negotiate here.

Your down payment help always sits behind a first mortgage, so choose that loan first:

  • FHA: 3.5% down with a 580+ score. The 2026 FHA limit in Broward is $667,000 for one unit, only $55,000 above the single-family median. A house at the median fits; many in the western neighborhoods will not.
  • Conventional 97%: 3% down when at least one buyer is a first-time buyer, fixed rate only, one-unit primary home, up to the 2026 conforming limit of $832,750. Fannie Mae requires a homeownership course when every buyer is a first-timer. Mortgage insurance can come off later, which FHA usually does not allow.

On a $612,000 house that is $21,420 down with FHA or $18,360 with conventional 97%. On a $365,000 townhouse it is $12,775 or $10,950. Rates vary daily; call for today's pricing.

City of Miramar purchase assistance and MIMA

Miramar runs its own homebuyer money with state SHIP and federal CDBG funds, through its Economic Development and Housing department. As of October 2026 there are two tracks:

  • First-Time Homebuyer Program (very-low and low income): down payment and closing cost help, with the amount based on your income level. It is a 15-year, 0% interest deferred second loan that becomes a grant if you meet all program conditions. Funds go first-come, first-qualified until they run out. Call 954-939-3271 to confirm current funding.
  • Moderate Income Mortgage Assistance (MIMA): up to 10% of the price, capped at $30,000, for down payment, closing costs or to buy down the first mortgage principal. Household income cannot exceed $165,000, the home must be in Miramar and must be your primary residence. It is a deferred payment loan that may be forgiven if all conditions are met. These terms come from a city-published article from March 2025, so confirm them with the housing office (954-883-5328) before you count on them.

Demand outruns funding every year. Apply as soon as you are pre-approved, and do not sign a contract that depends on city money until the city confirms your award.

Broward County, the Broward HFA tax credit and state help

Broward County HPA: the county's June 2026 flyer advertises up to $120,000 per property with a $679,324 maximum price, but Miramar is not on its list of 26 participating communities, and 24 of those 26 showed no funds. For a Miramar address, the city programs above are the local door.

Broward HFA Mortgage Credit Certificate (MCC): this one does cover Miramar, because it is countywide. The 2026 program, expected to open around January 15, 2026, lets you take a federal tax credit of 10% to 50% of the mortgage interest you pay each year; above 20%, the credit is capped at $2,000 a year. Limits as of October 2026:

  • Price: $679,323.60 for one unit ($830,284.40 in targeted areas).
  • Income: $122,400.66 for one or two people, $140,760.75 for three or more ($138,360 and $161,420 in targeted areas).

Florida Housing: its first mortgages require a 640 score and an approved homebuyer course, and they unlock FL Assist (up to $10,000, 0%, deferred, repaid when you sell or refinance), the FL HLP second ($12,500 at 3%, paid monthly over 30 years) and a 3% to 5% second forgiven over five years. Hometown Heroes pays 5% of the first mortgage, $10,000 to $35,000, for eligible full-time workers of Florida employers; it reopened on July 13, 2026 with $50 million, first-come, first-served. Details: Hometown Heroes 2026.

QMS also offers a forgivable down payment grant with an FHA loan that you never repay. It cannot be stacked with another assistance program, so we price it against the city, MCC and state options on your actual numbers.

What a first Miramar home costs each month and at closing

Example: FHA on a $365,000 Miramar townhouse with 3.5% down, as of October 2026 (principal and interest not included; rates vary daily):

  • Base loan: $352,225. Upfront MIP (1.75%, usually financed): $6,163.94. Annual MIP (0.55%): about $1,937 a year, or $161 a month. See what MIP is.
  • Florida taxes on the note: documentary stamp tax of $0.35 per $100 and intangible tax of 2 mills. On a note of about $358,389 (base loan plus financed MIP) that is about $1,254 plus $717.

Property taxes: Miramar's FY 2025-26 city millage is 7.1172, and the Broward County general levy is 5.6658, before school, water management and other districts. Per $100,000 of taxable value, those two pieces alone are about $712 and $567. The city also bills a residential fire assessment of $479.21 a year and a stormwater fee of $120 per equivalent residential unit. File for the homestead exemption after you close.

HOA and condo approval: with 7.8 months of townhouse and condo supply you can often negotiate a seller concession toward closing costs. But FHA needs an approved project or a single-unit approval, and conventional 97% needs a building that meets Fannie Mae rules. Send us the address before you offer. Your Miramar first-home plan, in order

1. Confirm you count as a first-time buyer. Most programs use a three-year rule, so a past owner may qualify again. Our Florida first-time buyer guide explains each definition.

2. Check income against each cap. Very-low and low income points to the city program; up to $165,000 points to MIMA; the MCC caps sit at $122,400.66 or $140,760.75 depending on household size.

3. Get a full pre-approval. We check credit, DTI and which programs can sit together on your loan.

4. Call the city housing office before you shop and ask whether funds are open for your income tier.

5. Pick the home type to match the program. A house near $612,000 is close to the FHA limit; a townhouse near $365,000 leaves room under every cap.

6. Contract, inspections and insurance. Order insurance quotes in week one, and check the flood zone on FEMA's map, since lender flood insurance depends on it.

Does Miramar have its own down payment assistance?

Yes. As of October 2026 the City of Miramar offers a first-time homebuyer program for very-low and low income buyers (a 15-year, 0% deferred second that becomes a grant if you meet the conditions) and MIMA for moderate incomes, up to 10% of the price or $30,000. Funding is first-come, first-qualified, so call 954-939-3271 to check availability.

Can I use Broward County's HPA program for a home in Miramar?

Miramar is not on the list of 26 communities in Broward County's June 2026 HPA flyer, so plan on the city's own programs instead. The Broward HFA mortgage credit certificate is countywide and does apply in Miramar.

Is FHA or conventional better for a first home in Miramar?

It depends on credit, price and the home type. FHA takes 3.5% down with a 580+ score and is capped at $667,000 in Broward for 2026. Conventional 97% takes 3% down, goes up to $832,750, and its mortgage insurance can be removed later. We run both on the actual address; rates vary daily, so call for today's pricing.

What is a mortgage credit certificate and how much is it worth?

It is a federal tax credit for part of the mortgage interest you pay each year. Broward HFA's 2026 program sets the rate at 10% to 50% of interest, with a $2,000 yearly cap above 20%, for homes up to $679,323.60 and incomes up to $122,400.66 (one or two people) or $140,760.75 (three or more), as of October 2026.

How much cash do I need to buy a $365,000 townhouse in Miramar?

With FHA the down payment is $12,775; with conventional 97% it is $10,950. Add closing costs, Florida note taxes of roughly $1,971 on an FHA loan this size, and prepaid insurance and escrow. City or state assistance, a seller concession or a family gift can cover part of it, within each program's rules.
