Mortgage Broker in Miramar, FL
Short answer
A mortgage broker in Miramar shops your loan across many lenders instead of one bank, and at the Q3 2026 median house price of $650,000 most Miramar buyers still fit under the $667,000 Broward FHA limit with 3.5% down. QMS Lending is an independent broker that compares Miramar purchases and refinances across 100+ lenders, in English and Spanish.
What homes cost in Miramar right now
Miramar recorded 175 single-family sales in Q3 2026 at a median of $650,000, up 6.6% from a year earlier, plus 79 townhouse and condo sales at a median of $370,000, up 4.2%, per Florida Realtors data published by MIAMI REALTORS (as of October 2026). Broward's countywide medians were $645,000 for houses and $250,000 for townhouses and condos, so Miramar houses sit right at the county figure while its attached homes cost about $120,000 more than the county norm.
That condo number tells you something about the city. Miramar's attached stock is mostly newer townhouse communities in the western half, built from the 1990s on, not the older high-rise condos you find on the coast. House sales fell 18.2% year over year, so inventory at the median is thinner than it was in 2025.
East of University Drive the city is older, with 1950s and 1960s block homes on smaller lots near the Hollywood line. West of Flamingo Road you get planned communities such as Silver Lakes, Monarch Lakes and Sunset Lakes, most of them with HOA dues on top of the mortgage.
FHA still works at the Miramar median
The 2026 FHA limit for a 1-unit home in Broward County is $667,000 and the 2026 conforming limit is $832,750 (as of October 2026). Loans above $832,750 are jumbo. Details are on our 2026 FHA limits page.
Here is why Miramar is different from Davie or Coral Springs: at $650,000, a buyer putting 3.5% down borrows $627,250, which is under the FHA cap. The 3.5% minimum keeps working up to a price of about $691,000. So for many Miramar buyers the real choice is FHA at 3.5% down versus conventional at 5% down, and it usually comes down to credit score and how long you plan to keep mortgage insurance. FHA charges a 1.75% upfront premium plus annual MIP; conventional PMI can be removed later. Our FHA vs conventional guide runs the numbers.
- 3.5% FHA down at $650,000: $22,750, loan $627,250.
- 5% conventional down at $650,000: $32,500, loan $617,500.
- 10% down at $650,000: $65,000, loan $585,000.
Miramar property taxes and the South Broward hospital levy
Miramar's city operating rate is 7.1172 mills for the 2025 tax year, one of the higher city rates in Broward. The offset is that Miramar sits in the South Broward Hospital District, which levies only about 0.0805 mills, versus 1.2422 in the north county. Adding Broward County (5.6658), the school board (6.3200), Children's Services Council (0.4500), the South Florida Water Management District (0.2301) and FIND (0.0288) gives roughly 19.9 mills, close to 2.0% of taxable value (as of October 2026).
On a $650,000 purchase that is about $12,900 a year before the homestead exemption. Voted debt and the Central Broward water control levy that applies to some parcels are not in that total, so check the parcel. Budget on your purchase price, not the seller's tax bill, because the Save Our Homes cap resets when the home sells.
Insurance: west Miramar homes are mostly 1990s and 2000s construction, which helps with roofs and wind ratings. East Miramar houses from the 1950s and 1960s usually need a 4-point inspection. Get a wind mitigation report either way.
Flood: Miramar is low and flat, with lakes and canals running through most western communities, and some parcels are in FEMA Special Flood Hazard Areas where flood insurance is required. Look up the address at the FEMA Flood Map Service Center and read what a flood zone means for your loan.
Miramar's own homebuyer programs
City of Miramar First-time Homebuyer Program: aimed at very-low and low-income first-time buyers. The help is a 15-year, 0% deferred second loan that converts to a grant if you meet the program conditions. Amounts depend on income and funds are first-come, first-qualified until they run out. The city's consultant, Community Revitalization Affiliates, confirms current funding at 954-939-3271.
MIMA (Miramar moderate-income assistance): as reported in March 2025, up to 10% of the price, capped at $30,000, as a deferred loan that may be forgiven, for down payment, closing costs or principal reduction; household income could not exceed $165,000 and the home must be your primary residence in Miramar. Confirm current terms with the city housing office (954-883-5328) before you count on it.
Florida Hometown Heroes: up to 5% of the first mortgage ($10,000 to $35,000) as a 0% deferred 30-year second mortgage for first-time buyers in eligible jobs. See our Hometown Heroes guide.
Miramar does not appear on the June 2026 Broward County HPA allocation flyer, so the city's own programs are the main local source. We also offer a forgivable down payment grant, and our Florida down payment assistance page lists the rest. Most city and state programs cannot be stacked without approval, so we check the order before you sign.
Loan options Miramar buyers ask about
Miramar has a large share of buyers with W-2 jobs in health care, schools and public safety, plus many small business owners. The loan usually follows the paycheck:
- FHA: 3.5% down at the median price, flexible on credit.
- Conventional: 5% down is common, with PMI that can come off later.
- VA loans: 0% down for eligible veterans and service members.
- Bank statement loans: for self-employed buyers whose tax returns show less income than the business earns.
- DSCR loans: for investors buying Miramar rentals on the property's rent; business-purpose only, not for a home you live in.
Townhouse buyers: lenders review the HOA's budget, reserves and insurance through a condo questionnaire when the community is a condominium association. Many Miramar townhouses are fee-simple homes in an HOA instead, which is a lighter review. Ask the listing agent which one it is on day one.
