Mortgage Broker in Lake Worth Beach, FL

Short answer

Lake Worth Beach's median house sold for $528,000 in Q3 2026, about $127,000 below the Palm Beach County median, so FHA with 3.5% down fits comfortably under the $667,000 county limit. The catch is the housing stock: many homes date from 1915 to the 1950s, so insurance inspections and flood zones near the Lake Worth Lagoon shape the loan as much as the price. What homes cost in Lake Worth Beach

Florida Realtors data published by MIAMI REALTORS shows 64 single-family sales in Lake Worth (City) in Q3 2026 at a median of $528,000, up 6.7% year over year, against $655,000 for Palm Beach County as a whole (as of October 2026). Median time to contract was 36 days and supply was 4.1 months. Twenty-two of the 64 house sales were cash, about one in three, which is common in a market with many small investor cottages.

Condos and townhouses are a different market: 29 sales at a median of $135,000, up 12.5%, versus $307,500 countywide. Those low prices usually mean older, smaller units in aging buildings, where the lender's review of the association matters more than your credit score. See our condo loans guide and, if the building fails standard review, non-warrantable condo loans.

FHA and conventional at the Lake Worth Beach median

The 2026 FHA 1-unit limit for Palm Beach County is $667,000 and the conforming limit is $832,750 (as of October 2026). At $528,000:

  • FHA with 3.5% down: $18,480 down, loan $509,520, plus the 1.75% upfront premium and annual MIP.
  • Conventional with 5% down: $26,400 down, loan $501,600, with PMI that can be removed later.
  • VA loans: 0% down for eligible veterans.

Older homes add one more option. If the house needs a roof, electrical or plumbing work before an insurer will write it, an FHA 203(k) renovation loan can roll the repairs into the mortgage. Investors buying cottages or duplexes for rent often use DSCR loans, which are business-purpose loans, not for a home you live in.

Old houses: 4-point and wind mitigation first

Lake Worth Beach was incorporated in 1913 and has six historic districts: College Park, Old Lucerne, Northeast Lucerne, Southeast Lucerne, South Palm Park and the Old Town Commercial District. The city says College Park grew mainly in 1925 to 1928 and 1945 to 1949, and Northeast Lucerne's period of significance runs from 1915 to 1952.

That age shows up in your insurance quote, and the quote shows up in your loan approval. Most insurers want a 4-point inspection (roof, electrical, plumbing, HVAC) on homes this old, and original wiring, galvanized pipes or an old roof can mean a declined policy until they are fixed. A wind mitigation inspection documents roof shape, straps and opening protection, which can cut the wind premium.

Order both during your inspection period, not after. If the insurer will not bind, the lender cannot close. In a historic district, ask the city about exterior rules before you plan new windows or a roof material change.

Flood zones near the Lake Worth Lagoon

New FEMA flood maps for Palm Beach County took effect on December 20, 2024. The county says the update added thousands of residents to high-risk flood zones, mainly in the east, and raised the Base Flood Elevation by at least one foot on more than 16,000 parcels. Lake Worth Beach, on the Intracoastal, was one of the cities at the county's flood map open houses.

If a lender sees the home in a Special Flood Hazard Area, flood insurance is required and its premium counts in your debt-to-income ratio. Standard homeowners policies do not cover flood, and new flood policies usually have a 30-day wait, so do not leave it for closing week. The city's Building Division (561-586-1647) can tell you a property's flood zone and whether an elevation certificate is on file. Read what a flood zone means for your loan.

Lake Worth Beach property taxes

Lake Worth Beach's 2025 rate is 5.4945 mills operating plus 0.4000 debt service. The city also pays into the county Fire Rescue MSTU (3.4581), while the county library levy does not appear in its tax district rows. Adding Palm Beach County (4.5000 plus 0.0330 debt), the school board (3.0730 plus 3.2480), Children's Services Council (0.4908), the Health Care District (0.6561), SFWMD (0.2301 combined) and FIND (0.0288) gives about 21.6 mills, roughly 2.16% of taxable value (as of October 2026).

On a $528,000 purchase that is about $11,400 a year before the homestead exemption. The seller's bill is probably lower because of the Save Our Homes cap; yours resets at sale.
