Mortgage Broker in Palmetto Bay, FL
Short answer
The median single-family home in the Village of Palmetto Bay sold for $1,200,000 in Q2 2026, about $367,000 above the 2026 conforming loan limit of $832,750, so most buyers putting 20% down need a jumbo loan. QMS Lending is an independent mortgage broker in Miami, FL that shops 100+ lenders for jumbo, conventional, HELOC and self-employed loans on Palmetto Bay homes.
Palmetto Bay home prices in Q2 2026
Palmetto Bay is a single-family village. Between Biscayne Bay on the east and US 1 on the west, most of the housing is detached homes on larger lots, many rebuilt after Hurricane Andrew in 1992. Here is what MIAMI REALTORS reported for Q2 2026 (data as of July 2026, retrieved October 2026):
- Single-family median: $1,200,000, flat year over year. The average was $1,459,671.
- 91 house sales, up 21.3% from Q2 2025. 33 of them (about 36%) closed in cash, which means roughly two out of three buyers financed.
- Median time to contract: 61 days. Active inventory was 99 homes, or 4.2 months of supply, down 45.5% from a year earlier. That is close to a balanced market, not a buyer's market.
- Condos and townhouses: only 7 sales, at a median of $220,000. Seven sales is too few for a reliable median, and the 83.4% year-over-year drop shows how much one or two closings move the number.
For context, the Miami-Dade single-family median in the same quarter was $675,000. Palmetto Bay sits at nearly 1.8 times the county.
Jumbo or conforming: the math at the median
The 2026 conforming limit for a one-unit home in Miami-Dade is $832,750 (FHFA, as of October 2026). Anything above that is a jumbo loan. At Palmetto Bay's $1,200,000 median:
- 20% down ($240,000) leaves a $960,000 loan. That is jumbo.
- About 30.6% down ($367,250) brings the loan to exactly $832,750 and keeps it conforming. Some buyers selling a prior home use that equity to stay under the limit.
- A conforming first plus a second mortgage is another structure some lenders allow. We price it against a single jumbo to see which costs less over the time you expect to keep the loan.
Jumbo lenders usually look harder at reserves (months of payments left in the bank after closing), credit and debt-to-income. Because jumbo pricing varies widely from lender to lender, shopping matters more here than on a standard loan. Rates vary daily; call for today's pricing.
FHA is a narrower fit in Palmetto Bay. The 2026 FHA limit in Miami-Dade is $667,000, below the median, but it can work for a smaller house or a condo in the village.
Property taxes: the 2026 village millage
Palmetto Bay's 2026 adopted total millage is 17.3393 mills, or about 1.73% of taxable value, per the Miami-Dade Property Appraiser (as of October 2026). The village's own operating rate is 2.3500. The rest is county operating 4.5740 and debt 0.3937, school board 6.6230 in total, fire rescue 2.3965, library 0.2812, the Children's Trust 0.4638 and regional water districts.
The village rate is worth watching. In August 2026 Palmetto Bay proposed raising its operating millage from 2.3018 to 2.6900. The adopted rate came in at 2.3500, a much smaller increase.
As a rough example, a buyer whose first-year taxable value is $1,200,000 would pay about $20,800 before any exemptions. Once you file for the homestead exemption, your taxable value drops and the Save Our Homes cap limits future assessment increases. Lenders qualify you on the tax bill you will actually pay, which for a new buyer is usually based on the purchase price, not the seller's capped bill.
Florida closing taxes on the loan also add up at this price point. Documentary stamp tax on the note is $0.35 per $100 and intangible tax is 2 mills, so a $960,000 jumbo carries $3,360 in note stamps and $1,920 in intangible tax. See closing costs for Florida buyers.
Flood risk near the bay
The village itself says hurricane storm surge and normal tidal movement are the main causes of flooding in Palmetto Bay, made worse by low, flat land and a canal network. Homes east of Old Cutler Road, closer to the bay, are the ones most likely to sit in a FEMA high-risk zone.
- If the home is in a Special Flood Hazard Area and you finance it, the lender will require flood insurance. Get a quote before you sign the contract, not after.
- Miami-Dade's effective FEMA flood maps date from September 11, 2009. Preliminary new maps were published in 2021 and are not yet effective, so a zone can change.
- Look up the address on the county's flood zone tool or the FEMA Flood Map Service Center, and ask the seller for an elevation certificate.
Many Palmetto Bay houses are also older than current wind codes. A 4-point inspection and a wind mitigation inspection help you get homeowners insurance and can lower the premium, which goes straight into your qualifying payment.
Loan options for Palmetto Bay owners and buyers
Palmetto Bay owners have held their homes through years of appreciation, so equity products matter as much as purchase loans here.
- HELOC or fixed second mortgage: borrow against equity for a pool, an impact-window project or a renovation without touching a low first-mortgage rate.
- Bank statement loans: for business owners and professionals who write off much of their income. Qualifying uses 12 or 24 months of deposits instead of tax returns.
- Construction loans: for buyers who purchase an older house on a large lot to rebuild or add on.
- Conventional loans for homes and condos under $832,750, and FHA up to $667,000.
Buyers within income limits may also combine a first mortgage with county assistance, though at village prices few homes fit those programs. QMS also offers a forgivable down payment grant for eligible buyers. All loans are subject to credit approval.
