Reverse Mortgage in Coral Springs: HECM Rules for HOA Neighborhoods

Short answer

A reverse mortgage (HECM) lets a Coral Springs owner 62 or older turn home equity into cash with no monthly mortgage payment, as long as they live in the home, finish HUD counseling and keep paying property taxes, insurance and HOA dues on time. With the median Coral Springs house at $705,000 in the third quarter of 2026, under the $1,249,125 HECM limit, the HOA budget and the city's $50,000 senior exemption are the local details that matter most. QMS Lending connects you with reverse mortgage lenders; subject to approval.

What Coral Springs prices mean for a HECM

How a HECM works in general, including the non-borrowing spouse rules and repayment, is in our Florida reverse mortgage guide. For the City of Coral Springs, MIAMI REALTORS reports these third-quarter 2026 figures, as of October 2026:

  • Single-family homes: median sale price $705,000, up 3.5% from a year earlier, on 226 closed sales (down 13.4%). Median time to contract was just 23 days, versus 38 days countywide.
  • Townhouses and condos: median $236,250, up 7.4%, on 102 closed sales.

Coral Springs is mostly single-family houses in HOA communities, so most local reverse mortgages are on a house, not a high-rise condo. The 2026 HECM limit of $1,249,125 sits well above the median house, so for most owners the loan is figured on the full appraised value. Values held up in 2026, which helps: the appraisal is the starting point for how much you can use.

Two Coral Springs patterns we see:

  • Staying put. An owner who has paid down the mortgage uses a HECM to pay it off and stop the monthly payment, then keeps a line of credit for later. Any existing mortgage is paid at closing.
  • Right-sizing. An owner sells a $700,000-range house and uses a HECM for Purchase to buy a smaller townhouse or one-story home without a monthly mortgage payment. HUD caps that loan using the lesser of the sales price, the appraised value and the HECM limit, and you bring the rest in cash from the sale.

HOA dues: the property charge that can put a HECM in default

Most borrowers think of taxes and insurance. In Coral Springs, HOA dues deserve the same attention. HUD's HECM regulation lists condominium fees, planned unit development fees and homeowners association fees as property charges the borrower must pay on or before the due date. HUD's model financial assessment worksheet checks your HOA payment history and adds the dues to your monthly property charges.

One detail surprises people: the Life Expectancy Set-Aside (LESA) that a lender may require covers property taxes and hazard and flood insurance. Your HOA dues stay your job to pay, every month or quarter, for as long as you live there.

Florida law also gives your HOA real power. Under Florida Statute 720.3085, if the governing documents allow it, the association can record a lien for unpaid assessments and foreclose it the same way a mortgage is foreclosed. The steps, as of October 2026:

  • The owner gets 45 days after a notice of late assessment is mailed before the HOA can file a claim of lien.
  • The HOA then sends a notice of intent to foreclose and must wait another 45 days before suing.
  • If the documents set no rate, unpaid assessments carry 18% simple interest, and a late fee of the greater of $25 or 5% of the installment is allowed if the documents provide for it. Payments go first to interest, late fees and collection costs, last to the assessment itself.

What to do: put HOA dues on autopay, keep a reserve for special assessments, and read the last two years of board minutes before you apply. If a big roof or road project is coming, it is better to know before you set your budget with the counselor.

Coral Springs' $50,000 senior exemption

Your homestead exemption stays in place with a HECM because the title stays in your name. The Broward County Property Appraiser says the basic homestead exemption saved Broward owners between $659 and $1,009 in 2025, depending on the city's millage. Owners 65 and older in Coral Springs can add more, as of October 2026:

  • Low-income senior exemption. Coral Springs is one of the cities that raised the city portion to $50,000. The exemption applies to the county's portion of the tax and to city taxes, not school taxes; the base amount is $25,000.
  • No long-term residency exemption. Unlike Hollywood and Davie, Coral Springs did not adopt the 25-year long-term residency exemption, so that one is not available here.
  • Who qualifies: 65 or older on January 1, 2027, with 2026 household adjusted gross income of $38,686 or less.
  • 2027 deadlines: sworn income statement by March 1, 2027; proof of income by June 1, 2027; final late-filing date September 20, 2027. Exemptions office: 954.357.6830.

Example only: with the 2025 proposed operating rate of 6.0232 mills for the City of Coral Springs and 5.6690 mills for Broward County, $50,000 off the city portion saves about $301 a year, and $25,000 off the county portion about $142, for roughly $443 a year in total. That lower tax number goes straight into HUD's budget review.

Maintenance, the FHA appraisal and city home repair help

Every HECM property must meet FHA property standards, and you must keep the home in good repair for the life of the loan. HUD's model financial assessment worksheet budgets maintenance and utilities at $0.14 per square foot of living area per month. For a 2,200-square-foot Coral Springs house that is about $308 a month in the budget, before taxes, insurance and HOA dues.

The appraiser will note anything that affects safety or soundness, and the most common issue on an older Florida house is the roof. If repairs are needed, the lender may require them before closing or set money aside from the loan to finish them after.

The City of Coral Springs runs a SHIP home repair program for very low to moderate income owners of an owner-occupied homestead inside city limits. The city lists eligible work such as roof repair and replacement, window replacement, hurricane shutters, emergency health and safety repairs, electrical, plumbing and air conditioning. The city's page does not post award amounts or open dates, and it is marked as a draft, so call the city contact at 954-344-5910 before you count on it. A repaired roof can also help with insurance and with the appraisal.

Most of Coral Springs is inland, but some lots near lakes and canals can sit in a Special Flood Hazard Area. FEMA says flood insurance is mandatory for federally backed loans in A and V zones. The city's Engineering Department (954-345-2160) gives flood zone information by address, and a wind mitigation inspection can lower the windstorm premium HUD counts.

Example only: a Coral Springs HOA budget

Example only, with round numbers to show how the review works. A couple, 70 and 67, own a 2,200-square-foot Coral Springs house appraised at $705,000 with a $120,000 mortgage balance. The HOA charges $300 a month.

  • Costs at closing: the initial mortgage insurance premium is 2%, about $14,100 on $705,000; the origination fee is capped at $6,000; plus appraisal, title and Florida taxes on the mortgage. The $120,000 mortgage is paid off from the proceeds.
  • Ongoing: annual MIP of 0.5% on the balance and a servicing fee of up to $30 or $35 a month, both added to the loan balance.
  • What the lender budgets each month: taxes and insurance from the actual bills, plus $300 HOA dues, plus about $308 for maintenance and utilities. If the couple's income covers those costs and HUD's residual income test, they may avoid a set-aside and keep more of the line of credit available.
  • The age rule matters here. HUD uses the age of the youngest borrower or eligible non-borrowing spouse, so the 67-year-old's age sets the amount available. The lender gives the exact figure based on that day's rate.

If the numbers are tight, filing for the $50,000 senior exemption, adding a wind mitigation report or appealing the HOA's late fees can change the result.

Can my HOA foreclose if I have a reverse mortgage?

Yes. Under Florida Statute 720.3085 an HOA can lien and foreclose for unpaid assessments if its documents allow it, after two 45-day notices. HUD also treats unpaid HOA dues as a missed property charge, so keep dues current.

Does the LESA pay my HOA dues?

No. Under HUD's rules the set-aside covers property taxes and hazard and flood insurance. HOA, condo and PUD fees remain yours to pay on or before the due date.

How much is the Coral Springs senior exemption?

Coral Springs raised the city portion of the low-income senior exemption to $50,000; the county portion is $25,000. Household income must be $38,686 or less for 2026, and you must be 65 by January 1, 2027. Coral Springs did not adopt the long-term residency exemption.

Can I sell my Coral Springs house and buy a smaller home with a reverse mortgage?

Yes, with a HECM for Purchase. HUD caps the loan using the lesser of the price, the appraised value and the HECM limit, and you pay the difference in cash, often from the sale of your current house. The new home must be your principal residence.
