Mortgage Broker in Southwest Ranches, FL

Short answer

The median single-family home in Southwest Ranches sold for $2,025,000 in Q3 2026, so most buyers here need a jumbo loan on a one-acre-plus property with its own well and septic system. QMS Lending is an independent mortgage broker that compares jumbo, non-QM and construction financing for Southwest Ranches estates across 100+ lenders.

What homes cost in Southwest Ranches

Southwest Ranches is an estate market. The Town recorded 21 single-family sales in Q3 2026 at a median of $2,025,000, up 37.3% from a year earlier, and an average of $2,513,786, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). Dollar volume for the quarter was $52.8 million.

The pace is slow and buyers have leverage. Sellers received 91.8% of original list price, the median home took 61 days to go under contract, and there were 66 active listings with 8.3 months of supply. The Broward County single-family median was $645,000 in the same quarter, so a typical Ranches sale cost more than three times the county figure.

Cash is common: 12 of the 21 buyers paid cash. Financed buyers compete best with a full underwriting pre-approval that already accounts for the acreage, the well and the septic system, so nothing surprises the lender after the contract is signed.

There is almost no condo or townhouse market here. The Q3 2026 report shows zero townhouse or condo sales and one active listing. If you want an attached home, nearby Pembroke Pines or Davie has far more inventory.

A rural town by design

Southwest Ranches incorporated in 2000 to stop suburban development from swallowing the area. The 2020 census counted 7,607 residents on about 13 square miles of land, and the Greater Fort Lauderdale Alliance lists a 2023 median household income of $157,390.

Town rules generally keep homes off lots smaller than one acre, and zoning is almost entirely rural residential and agricultural. There are no sidewalks or streetlights on most roads, and miles of multiuse trails serve riders, cyclists and walkers. Neighborhoods include Country Estates, Green Meadow, Ivanhoe Estates, Rolling Oaks and Sunshine Ranches. Police and emergency services are contracted from neighboring Davie.

For a lender, that means every property is a little different: lot size, barns, stables, paddocks, a guest house, a pool, a private well and a septic system can all be on one parcel. Those details drive the appraisal, the insurance quote and which loan programs fit.

Jumbo loans for acreage estates

At the Q3 2026 median of $2,025,000 (as of November 2026), almost every financed purchase in Southwest Ranches is a jumbo loan, because the 2026 conforming limit is $832,750.

  • 20% down: $405,000 down leaves a $1,620,000 loan.
  • 25% down: $506,250 down leaves a $1,518,750 loan.
  • Conforming plus a large down payment: to keep the loan at $832,750 on a $2,025,000 home you would need $1,192,250 down. Some buyers do this with sale proceeds from a prior home.

Jumbo lenders usually ask for stronger credit, lower debt-to-income and months of reserves after closing. Self-employed owners (common among ranch and nursery operators) may qualify with a bank statement loan instead of tax returns. QMS compares jumbo and non-QM options from 100+ lenders; rates vary daily, so call 305-425-1990 for today's pricing. See also jumbo loans in Florida and jumbo loans in Weston next door.

How appraisers value large lots and barns

The appraisal is where Ranches deals most often get stuck. With only 21 sales in a quarter, there are few close comparables, and lots range from one acre to several.

  • Land share: when the land is a big part of the value, some lenders look harder at whether the home is truly residential and not a farm or commercial operation.
  • Outbuildings: barns, stables and workshops add appeal, but appraisers may give them limited value if similar homes nearby lack them.
  • Income use: if you board horses or run a nursery on the land, tell your loan officer early. Agricultural income on the property can change which programs apply.
  • Appraisal gap: in a market where sellers already accept about 91.8% of list, a low appraisal is still possible. Plan cash for an appraisal gap or negotiate price.

A recent property survey helps, because it shows fences, easements, canals and outbuildings and whether they sit on the lot you are buying.

Wells and septic: what lenders check

Many Ranches homes rely on a private well and a septic system. Lenders and insurers treat both as part of the property's condition.

  • FHA distances: HUD's guidance for new construction calls for at least 50 feet between a well and a septic tank and 100 feet to a drainfield, with a 10-foot setback from property lines. For existing homes, shorter distances allowed by local rules may be accepted if the lender documents it.
  • Water testing: HUD no longer requires automatic testing, but it is required when state or local rules call for it, when contamination is suspected or when the water depends on a treatment system. The lender may still ask. The Florida Department of Health recommends testing every well each year for bacteria, plus nitrate and pH.
  • Septic inspection: not always a loan condition, but a pump-out and inspection before closing is cheap compared with replacing a drainfield.

Order the well test and septic inspection with your home inspection so results are back before your inspection period ends.

Southwest Ranches property taxes

Expect total ad valorem millage of roughly 16.65 mills (about 1.66% of taxable value), based on Broward County Property Appraiser 2026 proposed operating rates (as of November 2026):

  • Southwest Ranches: 3.9000
  • Broward County: 5.6658
  • School Board: 3.0460 + 3.2480
  • Children's Services Council: 0.4500
  • South Florida Water Management District (three levies): 0.2301
  • Florida Inland Navigation District: 0.0270
  • South Broward Hospital District: 0.0805

That excludes voted debt and non-ad valorem assessments, and some parcels also pay a water control district levy. On a homesteaded home with $1,500,000 of taxable value, 16.65 mills is about $24,971 a year. File for the homestead exemption after closing; the Save Our Homes cap then limits yearly increases in assessed value. Lenders escrow taxes on most loans, so this number feeds your monthly payment and your escrow deposit.

Closing costs, flood zones and insurance

Florida taxes the loan itself. On a $1,620,000 jumbo loan, documentary stamps on the note at $0.35 per $100 are $5,670 and the intangible tax at 0.2% is $3,240 (as of November 2026). Deed stamps in Broward are $0.70 per $100, or $14,175 on a $2,025,000 sale. See closing costs for Florida buyers.

Southwest Ranches sits on the eastern edge of the Everglades, with canals and low pasture land. Broward's current FEMA flood maps took effect July 31, 2024. Check the parcel on the FEMA Map Service Center before you make an offer; if any building is in a high-risk zone, a federally backed lender will require flood insurance. Read what a flood zone means.

Large homes with barns and long driveways can be expensive to insure. Get a written insurance binder early, and ask whether outbuildings are covered.

Do I need a jumbo loan to buy in Southwest Ranches?

Usually yes. The Q3 2026 median was $2,025,000, and the 2026 conforming limit is $832,750. With 20% down the loan is $1,620,000, a jumbo loan. You may qualify for a conforming loan only with a very large down payment, subject to credit approval.

Will my lender test the well water?

Not always. FHA requires testing when state or local rules call for it, contamination is suspected or the water uses a treatment system, and any lender may ask. The Florida Department of Health recommends a yearly bacteria test anyway, so do it during your inspection period.

Can I finance a home with horse barns and stables?

Yes, if the property is primarily a residence. Appraisers may give barns limited value when nearby comparables lack them. If you earn income from the land, such as boarding horses, tell your loan officer early because it can change which programs fit.

What are property taxes in Southwest Ranches?

About 16.65 mills, or roughly 1.66% of taxable value, using 2026 proposed operating rates from the Broward County Property Appraiser (as of November 2026). That is about $24,971 a year on $1,500,000 of taxable value, before voted debt and non-ad valorem assessments.

Is Broward down payment assistance available in Southwest Ranches?

Southwest Ranches is an eligible area for Broward County's Homebuyer Purchase Assistance, but the county lists it as "No Funds" (as of November 2026), and the program caps the price at $679,324, far below local prices. Florida Hometown Heroes offers up to 5% of the first mortgage, capped at $35,000, for eligible workers who meet its income and loan limits.
