What Is a Conditional Approval on a Mortgage?

Short answer

A conditional approval means an underwriter has reviewed your full file and will approve the loan once you satisfy a written list of conditions, such as an updated bank statement or a letter explaining a deposit. It comes after a pre-approval and before clear to close. It is a strong step, but it is still not final approval: the loan remains subject to those conditions and to final credit approval.

Definition

An underwriting decision that approves the loan subject to specific items you, the seller, the appraiser, the title company or the condo association must still provide or fix before closing.

Worked example

Example only: your file is approved with five conditions: (1) the latest month's bank statement, (2) a letter explaining a $3,000 deposit, (3) a homeowners insurance binder, (4) the appraisal, and (5) a verbal verification of employment. You send items 1 and 2 the same day, your agent sends 3, and 4 and 5 come from third parties. When all five are signed off, the underwriter issues clear to close.

Pre-approval vs. conditional approval vs. clear to close

  • Pre-approval: a letter saying a lender is generally willing to lend up to an amount based on certain assumptions. The CFPB notes these letters are not guaranteed loan offers.
  • Conditional approval: an underwriter has reviewed your documents, the property is identified, and a written condition list is issued.
  • Clear to close: every condition is signed off. The Closing Disclosure must then be received at least 3 business days before you sign (Regulation Z 1026.19).

Common conditions and how to clear them fast

  • Prior-to-docs conditions: updated paystubs or bank statements, letters of explanation, gift documents, appraisal, title, insurance
  • Prior-to-funding conditions: items checked right before money is released, such as a verbal job check. Fannie Mae requires it within 10 business days before the note date for employment income (as of October 2026)
  • Send complete, unedited PDFs with all pages, even blank ones
  • Do not open new credit, change jobs or move large sums until closing, because new items can create new conditions

In South Florida

In South Florida, condo and insurance conditions are often the slowest. The lender may need a condo questionnaire completed by the association or management company, which covers the building's finances, commercial space and ownership. Insurance conditions, such as a homeowners insurance binder with an allowed hurricane deductible or proof of the condo master policy, can also stall a file. Ask for these on day one.

Can a loan be denied after conditional approval?

Yes. If a condition cannot be met, such as a low appraisal or a job change, the loan may be restructured or denied.

How long does it take to clear conditions?

It depends on the items. Documents you control can be cleared in a day; condo, appraisal and title items depend on third parties.

Is conditional approval better than pre-approval?

It is further along. An underwriter has actually reviewed your file, so sellers often see it as stronger.

What is a letter of explanation?

A short signed note answering an underwriter's question, for example about a large deposit, a credit inquiry or a gap in employment.
