What Is VA Entitlement?

Short answer

VA entitlement is the dollar amount the Department of Veterans Affairs will back for a lender if you default, and veterans with full entitlement generally have no VA loan limit, while with partial entitlement the guaranty is based on the county limit, which for 2026 is the $832,750 FHFA baseline in most counties (as of November 2026). Entitlement starts with a basic $36,000 tier plus bonus (additional) entitlement, and it can be restored after you sell and pay off a VA loan.

Definition

The portion of a VA home loan that VA backs, shown on your Certificate of Eligibility. It is not cash and not a loan limit; it tells the lender how much VA backs, usually 25% of the loan with full entitlement.

Worked example

Example only: a veteran still has a VA loan on a home she kept as a rental, with $50,000 of entitlement tied up. Buying in a county at the $832,750 limit: 25% x $832,750 = $208,187.50 of bonus entitlement, minus $50,000 used = $158,187.50 remaining. Lenders typically want VA's guaranty plus any down payment to cover 25% of the loan, so 4 x $158,187.50 = $632,750 is about the most she could borrow with no down payment. Above that, she would put down 25% of the difference. Her lender confirms the exact math from her COE.

Basic and bonus entitlement

  • Basic entitlement: each eligible borrower starts with $36,000, which historically backed loans up to $144,000.
  • Bonus (additional) entitlement: covers larger loans. VA.gov says that with full entitlement, bonus entitlement usually covers 25% of the amount a lender is willing to loan you.
  • Partial entitlement: if some is still tied to an active VA loan or a past claim, remaining bonus entitlement is based on the county loan limit minus what you used. VA uses the FHFA one-unit limit, even for 2-4 unit homes.

Restoring entitlement

Per VA's notice for Form 26-1880 in the Federal Register, entitlement may be restored when the property was sold and the loan paid in full, or when a qualified veteran buyer assumes the loan and substitutes their own entitlement. Restoration is not automatic; you apply with VA Form 26-1880.

VA also has a one-time restoration request (Form 26-1880, box 11A). After a foreclosure or deed in lieu, VA generally expects its loss repaid before full eligibility returns, and a waiver may be considered case by case when the home was lost to conditions beyond the veteran's control, such as flood damage. See deed in lieu of foreclosure.

In South Florida

South Florida prices make the full-entitlement rule valuable. The Blue Water Navy Vietnam Veterans Act of 2019 removed the cap tying VA-backed loans to FHFA conforming limits starting January 1, 2020, so a veteran with full entitlement buying in Miami-Dade, Broward or Palm Beach can finance above $832,750 with no down payment if the lender approves the income, credit and appraisal. Lenders still apply their own overlays on large loans, and the VA funding fee applies unless you are exempt. Condos must be VA-approved.

Is there a VA loan limit in 2026?

Not for veterans with full entitlement, though the lender still has to approve you. With partial entitlement, the county limit ($832,750 baseline in most counties for 2026) sets how much you can borrow with no down payment.

Can I have two VA loans at once?

Yes, if you have enough remaining entitlement and qualify for both payments. The new home must be your primary residence.

Does entitlement expire?

No. It is a lifetime benefit that can be reused after restoration.

How do I check my entitlement?

Request your COE through VA.gov or ask your lender to pull it. QMS Lending can pull it for you; call 305-425-1990.
