Mortgage Broker in Atlantis, FL
Short answer
The median house in the City of Atlantis sold for $550,250 in Q3 2026 and the median villa or condo for $317,500, so most purchases fit an FHA or conventional loan, but HOA and condo dues often decide how much you can borrow. QMS Lending is an independent mortgage broker that compares 100+ lenders for buyers in this 1.4-square-mile golf community city next to Lake Worth Beach.
What homes cost in Atlantis
The median single-family home in the City of Atlantis sold for $550,250 in Q3 2026, down 19.1% from a year earlier, on 8 sales, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). The average was $758,812, so a few larger golf-course homes pull the average up.
Houses moved fast: a median 12 days to contract, 94.8% of original list price, and only 9 active listings, or 1.7 months of supply. Half the buyers (4 of 8) paid cash. The Palm Beach County house median was $655,000.
Atlantis also has villas and condos. Three townhouse or condo units sold in Q3 2026 at a $317,500 median, with a 91-day median time to contract and 11 active listings, or 9.4 months of supply. That side of the market is slower, and it is where association rules matter most.
A golf community city
Atlantis covers about 1.40 square miles west of Lake Worth Beach and Lantana. Developers bought the former Mulberry Farms land in 1958 and built a gated golf and country club community; the city incorporated on June 19, 1959. The 2020 Census counted 2,142 residents and 1,226 housing units, 17.0% of them vacant, a sign of seasonal owners. JFK Medical Center is also in the city.
For a buyer, that history means three layers of cost and rules to sort out before you apply:
- HOA or condo association: most villa and condo enclaves, and many single-family streets, have an association with monthly or quarterly dues. Get the budget, rules and any special assessment in writing. See what is an HOA.
- Golf club membership: a private club membership is a separate contract from the HOA. Ask whether any club dues are mandatory for your lot; mandatory dues count against your debt-to-income ratio, optional ones do not.
- Estoppel letter: at closing the association issues an estoppel certificate showing dues owed and any assessments. Order it early.
How HOA and condo dues change what you can buy
Lenders add required association dues to your monthly housing payment, next to principal, interest, taxes and insurance (PITI). That total drives your DTI.
- Example: a hypothetical $600 a month in condo dues uses the same DTI room as roughly a $600 increase in your mortgage payment. On a $317,500 villa, dues and insurance can matter more than the price.
- Condo reviews: condo loans need the association to pass a lender review, usually with a condo questionnaire. Florida condo safety laws add milestone inspections and reserve studies (SIRS) for many condo buildings. If a project fails Fannie or Freddie review, a non-warrantable condo loan may still work.
- Seasonal owners: if you will use the home part of the year, it can be financed as a second home with conventional loans, subject to occupancy rules.
FHA, conventional or VA at the Atlantis median
At the Q3 2026 house median of $550,250 (as of November 2026), Atlantis sits well under both the Palm Beach County FHA limit of $667,000 and the 2026 conforming limit of $832,750.
- FHA, 3.5% down: $19,259 down and a $530,991 base loan. FHA condo loans require an FHA-approved project or a single-unit approval.
- Conventional, 5% down: $27,513 down and a $522,738 loan; 20% down ($110,050) avoids mortgage insurance.
- Villa at $317,500: 3.5% FHA is $11,113 down; 5% conventional is $15,875 down.
- VA: no down payment for eligible veterans with full entitlement; condos must be VA-approved.
- Larger golf-course homes: above $832,750 in loan amount, a jumbo loan applies.
Half of Q3 buyers paid cash, so a financed offer competes better with a full pre-approval and a short appraisal timeline. All options are subject to credit approval. Rates vary daily; call for today's pricing.
Atlantis property taxes for 2026
The Atlantis district total was 18.9571 mills in 2025 (tax codes 02982 and 02983), per the Palm Beach County Property Appraiser. The city rate stayed at 6.1500 mills in the 2026 proposed chart. Adding the other 2026 proposed rates (county 4.5000 plus 0.0210 debt, library 0.5491, schools 3.2480 and 3.0390, Children's Services 0.4908, Health Care District 0.6561, SFWMD 0.2301 combined, FIND 0.0270) gives about 18.91 mills (as of November 2026).
The same chart lists a new Atlantis Neighborhood Improvement District at 1.0000 mill for 2026. Ask the title company or check the TRIM notice to see whether it applies to your parcel.
Example: at $550,250 with no exemptions, 18.9111 mills is about $10,406 a year, or about $10,956 if the 1-mill district applies. A $317,500 villa is about $6,004 before exemptions, plus dues.
Amendment 3 passed on November 3, 2026 (about 62% of the vote, unofficial until certified). From 2027 the homestead exemption on non-school taxes rises to $150,000, then $250,000 in 2028, indexed to inflation from 2029. Owners who become permanent Florida residents after December 31, 2026 start smaller and reach the full amount in their fifth year of homestead. School taxes do not change, and the first bills affected arrive in November 2027. At about 12.62 non-school mills here, each extra $100,000 of exemption cuts the bill by roughly $1,262 a year.
For a second home or rental, the yearly assessment cap on non-school taxes drops from 10% to 5% starting January 1, 2027. It limits how fast the assessed value can climb; it does not freeze the bill.
Flood maps and county purchase help
Palm Beach County's updated FEMA flood maps took effect December 20, 2024, adding thousands of residents in the eastern county to high-risk zones and raising base flood elevations by at least a foot on more than 16,000 parcels. Atlantis residents check with the city's floodplain contact or the county's Find Your Flood Zone tool, and can confirm on the FEMA Flood Map Service Center. Golf-course lakes and low lots are worth a closer look.
