Mortgage Broker in Lantana, FL

Short answer

Lantana's median house sold for $487,500 and its median condo for $270,000 in Q3 2026, so most buyers here fit under the $667,000 FHA limit and the $832,750 conforming limit. What homes cost in Lantana right now

Lantana closed 14 single-family sales in Q3 2026 at a median of $487,500, up 17.5% from a year earlier, and 28 townhouse and condo sales at a median of $270,000, down 6.9%, per Florida Realtors data published by MIAMI REALTORS on October 16, 2026 (as of November 2026).

The two markets behave differently. House buyers mostly financed: only 3 of 14 paid cash. The average house price was $1,053,536, more than double the median, which tells you a few high-end waterfront sales sat on top of a mid-priced market. Houses went under contract in a median 39 days at 93.4% of original list price, with 7.1 months of supply.

Condos were a cash market: 21 of 28 buyers paid cash. Condo sales doubled from a year earlier, but they took a median 88 days to go under contract, sellers got 95.0% of original list, and 54 were listed at quarter end, or 7.8 months of supply. A financed condo offer has room to negotiate if the building and your loan are ready.

Lantana is a town of 11,504 people (2020 census) in ZIP 33462, about 2.97 square miles including 0.60 square miles of water. It was incorporated in 1921. The town runs from the mainland across the Intracoastal Waterway to Hypoluxo Island and a public beach on the ocean, between Lake Worth Beach and Boynton Beach.

Which loan fits a Lantana purchase

The 2026 FHA limit for a one-unit home in Palm Beach County is $667,000 and the conforming limit is $832,750 (as of November 2026). At Lantana's medians, both FHA and conventional work:

  • FHA, median house: 3.5% down on $487,500 is about $17,063, for a base loan of about $470,438. FHA adds a 1.75% upfront premium and, for most 30-year loans this size, a 0.55% annual premium, per HUD.
  • Conventional, median house: 5% down is $24,375 and the loan is $463,125, with private mortgage insurance until 20% equity. With 20% down ($97,500), there is no mortgage insurance.
  • Median condo: 3.5% FHA down on $270,000 is $9,450, if the building is FHA approved. Many Lantana condo buyers go conventional instead.
  • Waterfront and island homes: with 20% down, a conforming loan covers a price up to about $1,040,938. Above that, you are in jumbo loan territory, with larger reserve and credit requirements.

Florida also charges documentary stamps of $0.35 per $100 and intangible tax of 2 mills on the new note. On a $470,438 loan that is about $1,647 and $941. Rates vary daily; call for today's pricing.

Lantana property taxes

Lantana's 2025 operating rate is 3.7500 mills, proposed unchanged for 2026 (the rollback rate was 3.5324). The town is served by the county Fire Rescue MSTU (3.4581) and runs its own public library, so the county library levy does not appear in its tax districts.

The Palm Beach County Property Appraiser lists a 2025 total of 19.4661 mills for Lantana's tax districts, about 1.95% of taxable value (as of November 2026). That total includes the county (4.5000 plus 0.0330 debt), the school board (3.0730 plus 3.2480), Children's Services (0.4908), the Health Care District (0.6561), South Florida Water Management District levies and FIND.

  • $487,500 house: about $9,490 a year before the homestead exemption.
  • $270,000 condo: about $5,256 a year before exemptions.

Non-ad valorem assessments such as solid waste are extra. The seller's bill is often lower because of the Save Our Homes cap; yours resets at purchase.

Flood zones on the Intracoastal and the beach

The town's own flood page says Lantana has two kinds of Special Flood Hazard Area:

  • A zone: along the west shore of the Intracoastal Waterway, extending to include Hypoluxo Island. Enclosed areas below the Base Flood Elevation need flood openings.
  • V zone: east of the dune along Lantana Beach, with stricter building rules because of wave action.

If a lender sees the home in either zone, flood insurance is required and the premium counts in your debt-to-income ratio. Lantana is a Class 8 community in FEMA's Community Rating System, which Palm Beach County lists as a 10% discount on flood premiums in those zones (as of November 2026).

Flooding is not only a coastal issue here. Local news has reported repeated street flooding on Hypoluxo Island during heavy rain and king tides, and about 300 properties in the Sea Pines neighborhood flooded in 2020 rains, which led the town to study drainage upgrades and a stormwater fee. Ask the seller about past water intrusion, check the address on the county flood map, and request the elevation certificate from Development Services (561-540-5034). Flood policies usually have a 30-day wait, so do not leave it to closing week. More in what a flood zone means for your loan.

Condo buildings and insurance

With 21 of 28 Q3 condo buyers paying cash, a financed buyer has to be ready for the lender's building review. The lender sends a condo questionnaire to the association and looks at reserves, insurance, litigation and owner-occupancy.

For buildings three stories or taller, Florida requires milestone inspections (F.S. 553.899) and a structural integrity reserve study (F.S. 718.112), and the reserves those studies call for often mean higher dues or a special assessment. A building with unfunded critical repairs may not qualify for conventional or FHA financing; a non-warrantable condo loan may work instead, subject to credit approval.

For houses, insurers usually ask for a 4-point inspection on older homes, and a wind mitigation report can lower the windstorm premium. Get both early so your payment estimate is real.
