What homes cost in Greenacres right now
Greenacres is a condo and townhouse market first. In Q3 2026, 84 townhouses and condos sold at a median of $207,500, down 13.9% from a year earlier, against only 44 single-family sales at a median of $444,000, down 4.5%, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). About two of every three sales were attached homes.
The two markets move at different speeds. Houses went under contract in a median 57 days with 3.8 months of supply. Condos and townhouses took a median 69 days, with 8.2 months of supply, which gives buyers room to negotiate on price, repairs or a seller concession toward closing costs.
Financing dominates. Only 7 of 44 house sales and 20 of 84 condo sales were cash, compared with 1,439 of 2,461 condo sales countywide.
Greenacres was platted in 1923 as a community for working families, incorporated in 1926 and reincorporated in 1947. It had 43,990 residents and 17,927 housing units in the 2020 Census, and its 2025 taxable value was about $3.38 billion. The Original Section sits just west of Military Trail, with planned communities such as Pine Ridge, Woodlake, Nautica Isles and Joggers Run farther west.
FHA, conventional and the condo approval
Prices here sit far under the 2026 Palm Beach County FHA 1-unit limit of $667,000 (HUD) and the conforming limit of $832,750 (FHFA), as of November 2026. The loan limit is rarely the question in Greenacres; the property is.
- House at the median: FHA 3.5% down on $444,000 is $15,540, loan $428,460. Conventional 5% down is $22,200, with PMI that can come off later.
- Condo at the median: FHA 3.5% down on $207,500 is about $7,260.
- The building has to qualify: FHA needs the project on HUD's approved list or a single-unit approval, and conventional loans need a warrantable condo. Associations with low reserves, pending litigation or heavy investor ownership can fail review, which is when a non-warrantable condo loan comes in, usually with a larger down payment.
Get the condo questionnaire and the budget before you are under contract, not after. Our condo loans page explains the review step by step.
Older condo buildings, inspections and assessments
Much of Greenacres' condo stock is decades old. Under Florida Statutes 553.899, condo and co-op buildings three habitable stories or taller need a milestone inspection by December 31 of the year they turn 30, then every 10 years. Many Greenacres communities are one- and two-story villas and garden buildings that fall outside that rule, but the state's reserve study rules (SIRS) still push dues up in many older associations.
Ask for the most recent budget, reserve study and any special assessment notice. Lenders count dues and assessments in your payment, and a large unpaid assessment can stop a loan. The title company will order the estoppel certificate.
Greenacres property taxes
Greenacres charges 6.3000 mills, proposed unchanged for 2026, and runs its own fire rescue department, so the county Fire/Rescue levy does not appear on Greenacres bills. Adding the county (4.5000 plus 0.0330 debt), library (0.5491), school board (6.3210), Children's Services (0.4908), Health Care District (0.6561), South Florida Water Management District (0.2301 combined) and FIND (0.0270) gives a 2025 total of 19.1071 mills, about 1.91% of taxable value, per the Palm Beach County Property Appraiser (as of November 2026). The 2026 proposed rates add up to about 19.06 mills.
On a $444,000 house that is roughly $8,500 a year before the homestead exemption; on a $207,500 condo, about $4,000. Non-ad valorem assessments are extra. Use your purchase price, not the seller's bill, since the Save Our Homes cap resets at sale.
Flood zones and insurance
Before October 5, 2017, all of Greenacres was unmapped and treated as Zone X. The maps that took effect that day placed several areas in Zone AE, where lenders require flood insurance, and Palm Beach County's newer maps took effect December 20, 2024. Check the address on the FEMA Flood Map Service Center or call the Greenacres Building Department (561-642-2050) and read what a flood zone means for your loan. Flood policies have a 30-day waiting period, so do not leave it to closing week.
Older houses usually need a 4-point inspection, and a wind mitigation report can cut the windstorm premium. For condos, the association's master policy covers the building, and you insure the interior.
Down payment help for Greenacres buyers
Greenacres does not run its own purchase assistance program that we could find, so buyers here lean on county and state money (as of November 2026):
- Palm Beach County Homebuyer Match: up to $50,000, matched dollar for dollar to your own cash (you put in at least $10,000), on homes up to $700,000, for households at 80% to 140% of area median income (for example, up to $163,660 for a family of four). Applicants are picked by lottery, and the county planned $5 million across 2026 rounds.
- Palm Beach County SHIP: up to $100,000 as a 0% deferred loan forgiven after 30 years, for first-time buyers, with a $568,557 price cap. The last round filled its application limit fast, so have your pre-approval ready before the next window opens.
- Housing Finance Authority of Palm Beach County: a 30-year fixed first mortgage with a 0% soft second of up to $17,500 for first-time buyers, through participating lenders.
- Florida Hometown Heroes: up to 5% of the loan ($10,000 to $35,000) for eligible teachers, health care workers, first responders, military and veterans. See our Hometown Heroes guide.
Every one of these needs a lender pre-approval first, and they can be layered in some cases. The full list is on our Florida down payment assistance page. Funding opens and closes during the year, so confirm before you count on it.

The Q3 2026 median townhouse or condo price was $207,500 across 84 sales, down 13.9% from a year earlier. With FHA and 3.5% down that is about $7,260, if the association passes the lender's review.
Can I use FHA on a Greenacres house?
Yes, in most cases. The Q3 2026 median house was $444,000, so 3.5% down leaves a $428,460 loan, far under the $667,000 Palm Beach County FHA limit. The home still has to meet FHA property standards.
What property tax rate should I budget in Greenacres?
About 19.1 mills, roughly 1.91% of taxable value, using 2025 final rates. The city levies 6.3000 mills and runs its own fire department, so there is no county fire levy; non-ad valorem assessments are extra.
Is Greenacres in a flood zone?
Some areas are. Maps effective October 5, 2017 placed several parts of the city in Zone AE, where flood insurance is required for a mortgage, and county maps were updated in December 2024. Check each address before you offer.
