Mortgage Broker in Royal Palm Beach, FL

Short answer

Royal Palm Beach's median house sold for $535,000 in Q3 2026, well under the $667,000 Palm Beach County FHA limit, so most buyers here can choose FHA or conventional on down payment and credit alone. What homes cost in Royal Palm Beach right now

Royal Palm Beach recorded 104 single-family sales in Q3 2026 at a median of $535,000, down 0.9% from a year earlier, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). That is $120,000 below the Palm Beach County single-family median of $655,000. Sellers got a median 97.8% of original list price, homes went under contract in a median 39 days, and there were 3.3 months of supply.

Only 15 of the 104 house sales were cash, about 14%, against 1,522 of 3,580 countywide. In plain terms: Royal Palm Beach house buyers finance, and the seller is used to reading a lender pre-approval letter.

Townhouses and condos are the entry point. 51 sold in Q3 2026 at a median of $272,500, flat year over year, with 22 paid in cash and 4.7 months of supply. That makes the village about two-thirds single-family by sales count.

The village was incorporated in 1959 on land drained and engineered around a network of canals and lakes. It had 38,932 residents and 14,296 housing units in the 2020 Census. Older sections such as The Colony, The Willows and La Mancha sit east of Royal Palm Beach Blvd., with newer planned communities such as Madison Green near Okeechobee Blvd.

FHA or conventional at the $535,000 median

Two 2026 limits matter in Royal Palm Beach (as of November 2026): the Palm Beach County FHA 1-unit limit of $667,000 (HUD) and the conforming limit of $832,750 (FHFA). Almost every house in the village fits under one of them.

  • FHA at the median: 3.5% down on $535,000 is $18,725, for a loan of $516,275. FHA with the 3.5% minimum works up to a price of about $691,000. See our FHA loan limits page.
  • Conventional at the median: 5% down is $26,750, loan $508,250, with PMI that can come off as you build equity. FHA carries MIP instead, so we compare both.
  • Condo or townhouse at $272,500: FHA 3.5% down is about $9,540. The building or HOA has to pass the lender's review, so ask early for the condo questionnaire.
  • Above $832,750: the larger lakefront homes are jumbo territory. Our conforming limits page has the 2- to 4-unit numbers.

Royal Palm Beach property taxes

Royal Palm Beach has one of the lowest city rates in the county: 1.9200 mills for 2025, per the Palm Beach County Property Appraiser. Because the village is served by Palm Beach County Fire Rescue, the bill also carries the county Fire/Rescue levy of 3.4581 mills. With the county (4.5000 plus 0.0330 debt), library (0.5491), school board (6.3210), Children's Services (0.4908), Health Care District (0.6561), South Florida Water Management District (0.2301 combined) and FIND (0.0270), the 2025 total is 18.1852 mills, about 1.82% of taxable value (as of November 2026).

On a $535,000 purchase that is roughly $9,700 a year before the homestead exemption. For 2026 the village's proposed rate in the July TRIM notices was 2.1500 mills, which would put the total near 18.37 mills; the final rate is set at the September hearings, so check your November bill. Non-ad valorem assessments are extra. Budget on your price, not the seller's bill, because the Save Our Homes cap resets at sale.

Flood, insurance and the canals

Water is the local issue. When FEMA released draft maps in 2013, about 70% of the village fell in the Special Flood Hazard Area; after the village appealed, the 2017 maps cut the count to about 600 buildings. Palm Beach County's newer maps took effect December 20, 2024. A home in a high-risk zone needs flood insurance for the loan, so look up the address on the FEMA Flood Map Service Center before you offer and read what a flood zone means for your loan.

Much of the village's housing is decades old. Expect a 4-point inspection on older homes and order a wind mitigation report, which can lower the windstorm premium. The insurance quote goes straight into your debt-to-income ratio, so get it early.

Most planned communities have an HOA. The lender counts the dues in your payment, and the title company orders an estoppel certificate, so get the dues amount before you run numbers.

Down payment help for Royal Palm Beach buyers

Royal Palm Beach does not run its own purchase assistance program that we could find, so buyers here lean on county and state money (as of November 2026):

  • Palm Beach County Homebuyer Match: up to $50,000, matched dollar for dollar to your own cash (you put in at least $10,000), on homes up to $700,000, for households at 80% to 140% of area median income (for example, up to $163,660 for a family of four). Applicants are picked by lottery, and the county planned $5 million across 2026 rounds.
  • Palm Beach County SHIP: up to $100,000 as a 0% deferred loan forgiven after 30 years, for first-time buyers, with a $568,557 price cap. The last round filled its application limit fast, so have your pre-approval ready before the next window opens.
  • Housing Finance Authority of Palm Beach County: a 30-year fixed first mortgage with a 0% soft second of up to $17,500 for first-time buyers, through participating lenders.
  • Florida Hometown Heroes: up to 5% of the loan ($10,000 to $35,000) for eligible teachers, health care workers, first responders, military and veterans. See our Hometown Heroes guide.

Every one of these needs a lender pre-approval first, and they can be layered in some cases. The full list is on our Florida down payment assistance page. Funding opens and closes during the year, so confirm before you count on it.

Loan options Royal Palm Beach buyers ask about

  • FHA: 3.5% down, and the median house fits under the limit with room to spare.
  • Conventional: 5% to 20% down is common, with PMI that can be removed later.
  • VA loans: 0% down for eligible veterans and service members, with no monthly mortgage insurance.
  • HELOC: owners who bought years ago often tap equity for a roof or impact windows instead of refinancing a low first mortgage.
  • Bank statement loans: for self-employed buyers whose tax returns understate what the business earns.
  • DSCR loans: business-purpose loans for investors buying rentals, qualified on the property's rent instead of personal income.
