Bank Statement Loans in Coral Gables: Self-Employed Buyers at Jumbo Prices

Short answer

Yes. A self-employed Coral Gables buyer may qualify with 12 or 24 months of personal or business bank statements instead of tax returns, but at the Q3 2026 median house price of $2,150,000, a 20% down payment still leaves a $1,720,000 loan, so most Gables house files are jumbo-size non-QM loans with bigger down payment and reserve asks. Bank statement loans are non-QM: terms vary by lender, and every loan is subject to credit approval.

Coral Gables prices make this a jumbo-size file

Florida Realtors data published by MIAMI REALTORS for the City of Coral Gables, third quarter of 2026, as of November 2026:

  • Single-family homes: 84 closed sales at a median of $2,150,000, up 9.5% from a year earlier. The average sale was $3,112,403. 45 of the 84 sales were cash, about 54%.
  • Townhouses and condos: 54 sales at a median of $597,500, up 13.8%. 36 of the 54 were cash, about 67%.
  • Houses went to contract in a median 42 days; condos took 85 days.

The 2026 conforming limit for a one-unit home in Miami-Dade is $832,750 (FHFA). With 20% down on the median house, the loan is $1,720,000, which is $887,250 over that line. Even 40% down leaves $1,290,000.

Bank statement loans are non-QM whatever their size, because they do not follow Fannie Mae or Freddie Mac income rules. But size still matters. A $1.7 million bank statement loan usually sits in a lender's jumbo tier, where the credit, down payment and reserve asks are tighter than on a $480,000 condo loan. Our Coral Gables jumbo guide covers full-documentation jumbos; this page is for owners who qualify better on deposits than on tax returns.

About half of Gables house buyers pay cash. For the rest, especially business owners who write off a lot, the bank statement route can be the difference between buying now and waiting a year for a better tax return.

Proving a Coral Gables business is real

Bank statements show money. The lender also needs proof the business exists and that you own it. For a business located in Coral Gables, the city's own paperwork is strong evidence, as of November 2026:

  • Certificate of Use. The City of Coral Gables says a new business should first apply for a Certificate of Use, which confirms the use complies with zoning, parking and concurrency rules. It costs $120 and is renewed every year.
  • City Local Business Tax Receipt. Issued after the Certificate of Use. The city says it will not issue a business tax receipt until the Certificate of Use is approved, and the tax period expires September 30.
  • Miami-Dade County Business Tax Receipt. The city notes that a new business must also get an annual local business tax receipt from Miami-Dade County.

Current city and county receipts in your company's name, plus an active state registration and a letter from your CPA or tax preparer, usually answer the lender's "is this business real" question quickly. If your receipts lapsed at a September 30 renewal, renew them before you apply; an expired receipt invites questions.

Working from home or from an office in another city? That is fine. The lender just wants the receipts and registrations that match where the business actually operates.

Example only: what Gables-size deposits look like

The step-by-step method is in our guide on how bank statement income is calculated. Here is what it means at Coral Gables prices. HousingWire's 2025 overview says business deposits are commonly cut by a default 50% expense factor, with a range of about 10% to 70% depending on the business, and that a CPA or tax-preparer letter can support a lower ratio. Personal account deposits are often counted at 100%.

Example only, a consultant with an office near Miracle Mile:

  • 24 months of business deposits: $1,440,000, or $60,000 a month.
  • At a 50% expense factor: $30,000 a month of qualifying income.
  • With a CPA letter supporting a 30% expense ratio: $42,000 a month.

That $12,000 difference in monthly income can decide whether a $1.7 million loan fits the lender's debt-to-income limit. If your business really runs lean, a CPA letter is worth getting early.

Two Gables-specific cautions:

  • Professional practices with staff. Medical, legal and design firms with payroll and rent may be assigned a higher expense factor. Using personal statements, where only what you pay yourself counts, can be cleaner.
  • Big one-time deposits. A large retainer or a property sale shows up as a spike. Lenders often exclude or ask about unusual deposits, so keep the paper trail.

If a profit and loss statement tells your story better than deposits, see P&L loans.

Down payment, credit and reserves on a jumbo-size non-QM loan

There is no single rulebook for non-QM. As a baseline, HousingWire's overview lists a 10% minimum down payment with 20% or more preferred for pricing, a 620 minimum credit score, and two or more years of self-employment confirmed by entity documents or a CPA letter. Those are floors for the program as a whole, not for a $1.7 million Gables loan.

What usually changes as the loan gets larger:

  • Down payment. Expect lenders to ask for more than the program minimum on the largest loans. Plan on 20% or more on a Gables house and confirm with us for your exact file.
  • Credit. Higher loan amounts usually need higher scores for the same down payment.
  • Reserves. Lenders want months of the full payment left in the bank after closing. At Gables prices, one month of taxes, insurance and principal is a big number. See what is reserves.
  • Seasoning of funds. Business money moved to a personal account for the down payment should be traced, and some lenders want confirmation that pulling it will not hurt the business.

The CFPB's ability-to-repay rule still applies: the lender must make a reasonable, good-faith determination that you can repay, using documented income, assets and debts. Bank statements are how that income gets documented. See what is a non-QM loan. Rates vary daily; call for today's pricing.

Coral Gables taxes, Amendment 3 and the full payment

The lender qualifies you on the full payment, not just principal and interest. In Coral Gables, taxes are a big part of it:

  • City millage. The Miami-Dade Property Appraiser's 2026 proposed millage comparison shows Coral Gables at 5.5590 mills for city operations. County, school and district rates are added on top, so the total bill is much higher than the city rate alone.
  • Your first-year bill. Taxes are reassessed after a sale, so the seller's bill is not your bill. Budget on the purchase price.
  • Amendment 3 passed on November 3, 2026 (about 62% yes, unofficial until certified). The non-school homestead exemption rises to $150,000 in 2027 and $250,000 in 2028, indexed to inflation from 2029. Owners who become permanent Florida residents after December 31, 2026 start smaller and reach the larger amount in their fifth year of homestead. The non-homestead assessment cap drops from 10% to 5% from January 1, 2027 for non-school taxes. First bills affected come in November 2027; school taxes do not change.
  • Insurance and flood. Many Gables homes are older and some lots sit in flood zones. Get insurance quotes during your inspection period, and check the lot's exact zone. See what is a flood zone.

For condos, add the association dues. Many Gables condo buildings are small and older, which can make them non-warrantable; several non-QM lenders can still work with those.

How we build a Coral Gables bank statement file

QMS Lending is an independent broker in Miami, FL with 100+ lenders, and bank statement guidelines differ a lot between them. Our process:

  • Run 12 and 24 months both ways. Personal versus business, with the expense factor each lender would use, to see which gives the strongest income.
  • Line up the business proof. City and county business tax receipts, Certificate of Use if you have a Gables location, state registration and a CPA letter.
  • Match the loan size to the right lender tier. A $1.7 million house loan and a $500,000 condo loan often go to different lenders.
  • Size reserves and the down payment early, so a business transfer does not surprise you two weeks before closing.
  • Pre-approval before you offer. In a market where about half of house buyers pay cash, a documented pre-approval helps your offer compete.

Questions about Bank Statement Loans in Coral Gables: Self-Employed Buyers at Jumbo Prices

How much do I need down for a bank statement loan in Coral Gables?

Program minimums can be 10%, but at the $2,150,000 median house price the loan is jumbo-size, and lenders usually ask for more. Plan on 20% or more and we will confirm the exact number for your file.

My business is in Coral Gables. What proof will the lender want?

Usually current city and Miami-Dade County business tax receipts, your Certificate of Use if you have a Gables location, an active state registration and a CPA or tax-preparer letter. The city's tax period expires September 30, so check your renewal.

Should I use personal or business statements?

It depends. Business deposits are usually reduced by an expense factor, often 50% by default, while personal deposits are often counted at 100%. We run both to see which gives the stronger qualifying income.

Can I buy a Coral Gables condo with a bank statement loan?

Yes, subject to the building passing the lender's review. The Q3 2026 median Gables condo sold for $597,500, so the loan is often under the conforming line, but bank statement loans are still non-QM. Some non-QM lenders also finance non-warrantable buildings.

Does Amendment 3 change my Coral Gables tax estimate?

It can lower the non-school part of a homestead bill starting with the November 2027 bills. Amendment 3 raises the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028. New Florida residents after December 31, 2026 phase in. School taxes are unchanged.
