Bank Statement Loans in Weston: Jumbo Math for Business Owners
Short answer
Yes. Weston business owners may qualify with 12 or 24 months of personal or business bank statements instead of tax returns, and at the Q3 2026 median house price of $900,000, most purchases with less than about 7.5% down land above the 2026 conforming limit of $832,750, so many Weston files are jumbo bank statement loans. These are non-QM loans: terms vary by lender, and every loan is subject to credit approval.
Why Weston owners end up here
Weston is one of the highest-income cities in Broward. The U.S. Census Bureau puts its median household income at $139,825 (2020-2024 survey, as of November 2026), with 67.6% of adults 25 and older holding a bachelor's degree and 73.0% of homes owner-occupied. A lot of that income comes from businesses: medical and dental practices, import and export companies, consulting firms, real estate offices and family companies with offices in Doral, Miami or abroad.
The problem is the tax return. A good accountant lowers taxable income with depreciation, vehicle costs, home office costs, retirement contributions and other write-offs. That saves tax, but a standard loan reads the bottom line of the return. An owner whose business deposits $60,000 a month can show $70,000 a year of taxable income and miss the house.
A bank statement loan reads deposits instead. If you file a Schedule C, own an S-corp or LLC, or take K-1 distributions, and you have been self-employed about two years, you may qualify. Our Florida self-employed mortgage guide compares every option, including tax-return loans, before you pick one.
Weston also has many international families: 54.1% of residents were born abroad and 68.3% speak a language other than English at home, per the same Census page. If part of your income arrives by wire from a company overseas, tell us up front. Many lenders will count it when it lands in a U.S. account in a regular pattern, but they read foreign transfers more closely.
Weston prices in Q3 2026 and the jumbo line
Florida Realtors data published by MIAMI REALTORS for the City of Weston, Q3 2026 (as of November 2026):
- Single-family homes: 135 closed sales, median price $900,000 (down 0.6% from a year earlier), average price $1,104,237, 46 median days to contract, 4.1 months of supply. 35 of the 135 sales were cash.
- Townhouses and condos: 44 closed sales, median price $444,500 (up 20.1%), 43 median days to contract, 8.3 months of supply. 24 of the 44 were cash.
The 2026 conforming limit for a one-unit home in Broward is $832,750 (FHFA). On a $900,000 house, a loan stays at or under that line only with about $67,250 or more down. Most bank statement buyers put down more than that anyway, but the line still matters: above it you are in jumbo territory, where many lenders ask for a larger down payment, higher credit scores and more months of reserves.
Simple examples on the median house (example only, not an offer):
- 10% down: $90,000 down, $810,000 loan, under the conforming line.
- 20% down: $180,000 down, $720,000 loan.
- On the $1,104,237 average sale, 20% down still leaves a loan of about $883,390, which is jumbo.

12 or 24 months, and the expense factor
You choose a 12-month or 24-month window. Many lenders average the eligible deposits over that window to get a monthly figure. Twelve months helps when the business grew this year. Twenty-four months smooths out a strong year followed by a softer one, and some lenders give slightly better terms for the longer history.
Personal statements: many lenders count most eligible deposits, because the money already left the business. Business statements: the deposits are revenue, not profit, so the lender applies an expense factor to estimate your share. Many lenders use a set factor by business type, or a lower one if your CPA or enrolled agent writes a letter with the real expense ratio. The full method is in how bank statement income is calculated.
Worked example for a Weston practice (illustration only): business deposits average $55,000 a month over 24 months. With a 50% expense factor, qualifying income is $27,500 a month. If the CPA letter shows expenses of 35%, it is $35,750 a month. That gap can be the difference between a $720,000 loan and a jumbo.
What does not count: transfers between your own accounts, loan proceeds, refunds, and one-time sales of equipment or property. Large deposits that are out of pattern need a short written explanation and a paper trail. Too many overdrafts or returned items in the window can stop a file at many lenders, so look at your last 12 months before you apply.
The P&L option for Weston owners
Some owners have statements that do not tell the story well: several businesses in one account, a new operating account opened mid-year, or revenue that runs through a parent company. For them, a profit and loss loan may fit better. You qualify on a 12- or 24-month P&L statement prepared or reviewed by a CPA, enrolled agent or licensed tax preparer, and many lenders also ask for two or three recent bank statements to show the deposits support the P&L.
A P&L shows real expenses instead of a factor, so a high-margin practice can show more income than a 50% factor would. A low-margin business, such as distribution or construction, can show less. We run both numbers before you choose.
Either way, the business must be real and active. Expect to show an active registration on the Florida Division of Corporations site (Sunbiz), a local business tax receipt, a CPA letter or a professional license, depending on the lender.
Weston property taxes and the full payment
The Broward County Property Appraiser's 2026 proposed millage for Weston adds up to 16.9054 mills on the county, school, city and hospital district lines (as of November 2026): county 5.6658, school 6.2940 combined, City of Weston 3.6260 (up from 3.3464 in 2025), North Broward Hospital 1.2391 and South Broward Hospital 0.0805. Your bill can also carry other district levies and non-ad valorem assessments, so check the parcel's real bill on bcpa.net.
Example only: 16.9054 mills on a $900,000 taxable value is about $15,215 a year, or about $1,268 a month, before any homestead exemption. A buyer's taxes reset to market value the year after purchase, so do not use the seller's bill.
Lenders qualify you on the full PITI plus HOA dues. Weston has many master-planned communities with HOA fees, and Florida home insurance is a big line, so get a real insurance quote early. Your debt-to-income ratio is figured with the bank statement income from the section above against that full payment.

How we build a Weston bank statement file
QMS Lending is an independent mortgage broker in Miami, FL, founded in 2018 (NMLS #1781090), with access to 100+ lenders. Michael Fernandez (NMLS #1491775) and the team work in English and Spanish. Here is the order we use:
- Send 24 months of statements for every account you might use, personal and business. We test 12 vs 24, personal vs business, and bank statement vs P&L, then show you the income each one produces.
- We flag deposits that will need a letter, and transfers that will be removed, before a lender sees the file.
- We match the loan amount to the right side of the $832,750 line and compare jumbo and non-jumbo terms from several lenders.
- You get a written pre-approval once a lender reviews the file. Rates vary daily; call 305-425-1990 for today's pricing. Visit our Weston mortgage broker page for other loan types in the city.

305-425-1990How much down do I need for a bank statement loan in Weston?
It depends on the lender, your credit and the loan size. Many lenders start around 10% to 20% down for a primary home, and often ask for more on jumbo amounts above $832,750. On Weston's $900,000 median house, 20% is $180,000. We compare several lenders to find the lowest down payment you may qualify for.
Can I use my business account if my spouse and I both own the company?
Usually yes. Many lenders count your ownership share of business deposits, so if you each own 50% and only one of you is on the loan, the income may be cut in half. If you both sign, the full share can count. Bring the operating agreement or a CPA letter showing ownership.
Is a bank statement loan only for jumbo homes in Weston?
No. It works for any amount, including a Weston townhouse or condo near the $444,500 Q3 2026 median. Jumbo just comes up often in Weston because the median house is $900,000.
Do I need two years in business?
Many lenders want about two years of self-employment. Some accept less if you worked in the same field before opening your own company, such as a dentist who bought a practice after years as an associate. We look for the lender whose rules match your history.
Will a bank statement loan cost more than a regular mortgage?
Often a bit more, because it is a non-QM loan, and pricing depends on credit, down payment and reserves. Some owners use it to buy now and refinance later if their tax returns improve. Rates vary daily; call 305-425-1990 for today's pricing.
