Mortgage Broker in El Portal, FL

Short answer

The median house in the Village of El Portal sold for $1,225,000 in Q3 2026, so with 20% down most buyers need a $980,000 jumbo loan, and homes near the Little River need a flood zone check before you write an offer. QMS Lending is an independent mortgage broker that compares 100+ lenders for jumbo, conventional, bank statement and VA loans in this 0.42-square-mile village.

What homes cost in El Portal

The median single-family home in the Village of El Portal sold for $1,225,000 in Q3 2026, up 12.9% from a year earlier, per Florida Realtors data published by MIAMI REALTORS (as of November 2026). That is almost double the Miami-Dade County house median of $685,000.

Sales doubled to 14 homes, and only 1 buyer paid cash, so 13 of 14 used financing. The average sale was $1,215,786. Sellers got a median 95.6% of original list price, and homes went under contract in a median 21 days. There were 13 active listings, or 5.4 months of supply.

One quarter earlier the picture was slower: in Q2 2026 El Portal had 6 house sales at a $1,050,000 median, and the median home took 129 days to go under contract. In a village this small, each quarter moves a lot. Read the medians as a range, not a price tag.

No townhouses or condos sold in El Portal in Q3 2026, and none were listed. The village is a single-family market.

A tiny village of older single-family homes

El Portal covers about 0.42 square miles and had 1,986 residents and 847 housing units in the 2020 Census. It incorporated on December 6, 1937, and the State of Florida has designated it a bird sanctuary since the 1950s. The Little River Canal (C-7) forms its southern border.

That means a small, fixed housing stock: mostly detached homes on established lots, many built decades ago. Ownership is high; Miami-Dade TPO data put the homeownership rate at 90.3% in 2020. For a buyer, the practical items are:

  • Insurance first: older roofs, wiring and plumbing drive premiums. Order a 4-point inspection and a wind mitigation inspection early so the insurance quote is real before you lock.
  • Thin comps: with 6 to 14 sales a quarter, the appraiser may reach into Miami Shores, Biscayne Park or North Miami. A large renovated home and an original cottage can sit a few blocks apart.
  • Historic ground: the El Portal Archaeological Zone along the north bank of the Little River was designated in 1983. If you plan to add on or rebuild near the river, ask the village about review before you count on a construction loan.

The Little River and flood insurance

Homes near the Little River and its canal are the ones to check first. Miami-Dade's current FEMA flood maps took effect September 11, 2009. FEMA published preliminary new maps for the county on February 25, 2021; the county says they are not yet effective and may change (as of November 2026).

  • Look up the exact address on the county's flood zone tool or call the Flood Zone Hotline at 305-372-6466. You can also check the FEMA Flood Map Service Center.
  • If the home is in a special flood hazard area (an A zone), any federally backed loan requires flood insurance. An elevation certificate often lowers the quote.
  • Even in zone X, ask the seller about past water intrusion and claims. The village has been rebuilding drainage: its Little River and El Jardin stormwater project used a $550,000 state appropriation for Phase I, and a FY 2025-26 request sought $400,000 more for the final phase, with an outfall to the Little River.

Get the flood quote before your inspection period ends. On a $1.2 million house, flood plus windstorm can change your monthly payment more than a small rate move. See what is a flood zone.

Jumbo or conforming at $1.2 million

At the $1,225,000 Q3 median (as of November 2026), most El Portal purchases need a jumbo loan. The 2026 conforming limit in Miami-Dade is $832,750 and the FHA limit is $667,000.

  • Jumbo with 20% down: $245,000 down and a $980,000 loan, about $147,250 over the conforming limit. Jumbo lenders look hard at reserves, credit and the appraisal.
  • Stay conforming: putting $392,250 down (about 32%) keeps the loan at $832,750. Any price above $1,040,938 needs more than 20% down to stay conforming.
  • Piggyback: a first mortgage at the conforming limit plus a second loan can bridge the gap with less cash, subject to approval.
  • Self-employed: if your tax returns show heavy write-offs, a bank statement loan qualifies you on deposits instead.
  • FHA and VA: FHA fits only the lower end of the village, under about $691,000 with 3.5% down. VA has no county loan cap for borrowers with full entitlement, but the appraisal still has to support the price.

El Portal property taxes for 2026

El Portal's 2026 adopted total millage is 23.0393, per the Miami-Dade Property Appraiser, down from 23.2227 in 2025. The village's own operating rate dropped from 8.2000 to 8.0500 mills. For comparison, Virginia Gardens is 20.2024 and unincorporated Miami-Dade is 16.8983 (as of November 2026).

The rest of the bill is countywide: school board 6.6230 combined, county operating 4.5740 plus 0.3937 debt, fire-rescue 2.3965, library 0.2812, Children's Trust 0.4638, and water management and FIND about 0.2571.

Example: a buyer at $1,225,000 with no exemptions pays about $28,223 a year at 23.0393 mills, or roughly $2,352 a month in escrow. A new homestead exemption lowers that in the first full year you qualify; see homestead exemption and the Save Our Homes cap.

Amendment 3 passed on November 3, 2026 (about 62% of the vote, unofficial until certified). From 2027 the homestead exemption on non-school taxes rises to $150,000, then $250,000 in 2028, indexed to inflation from 2029. Owners who become permanent Florida residents after December 31, 2026 start smaller and reach the full amount in their fifth year of homestead. School taxes do not change, and the first bills affected arrive in November 2027. At about 16.42 non-school mills here, each extra $100,000 of exemption cuts the bill by roughly $1,642 a year.

Lenders qualify you on today's tax, not on a future exemption. Plan your budget on the current number and treat Amendment 3 as upside.

County help for buyers

Most El Portal homes are priced above typical assistance limits, but buyers who qualify can still layer county help with a first mortgage (as of November 2026):

  • Miami-Dade Homebuyer Down Payment Assistance: up to $35,000, interest-free and deferred up to 30 years, for first-time buyers under the income caps (for example under $95,620 for one person or $136,500 for four). You put in 1% of the price, complete homebuyer counseling and use a fixed-rate loan. Contact 786-469-2209.
  • MDEAT Homeownership Assistance Program (HAP): up to $28,500 at or below 80% of area median income, or $14,500 up to 140%, as a 0% loan forgiven after 20 years of owner occupancy. HAP sets no purchase price cap of its own.
