Mortgage Broker in Miami Shores, FL

Short answer

Miami Shores' median house sold for $1,440,000 in Q3 2026, more than double the Miami-Dade median, so most financed purchases in the village need a jumbo loan above the $832,750 conforming limit. QMS Lending is an independent mortgage broker that shops Miami Shores jumbo, conventional and renovation financing across 100+ lenders, in English and Spanish.

What homes cost in Miami Shores

Miami Shores Village recorded 42 single-family sales in Q3 2026 at a median of $1,440,000, up 19.7% from a year earlier, with an average of $1,618,260, per Florida Realtors data published by MIAMI REALTORS (as of October 2026). The Miami-Dade County house median was $685,000. Only 5 condos or townhouses sold in the village, at a median of $310,000, so this is almost entirely a single-family market.

Eighteen of the 42 house sales were cash, about 43%. Median time to contract was 31 days and supply was 4.0 months, against 5.1 months countywide. For financed buyers, that means competing with cash offers on the best houses, and a fully underwritten jumbo pre-approval carries more weight than a quick prequalification letter.

Jumbo is the default here

The 2026 conforming limit is $832,750 and the Miami-Dade FHA 1-unit limit is $667,000 (as of October 2026). At the $1,440,000 median:

  • 20% down is $288,000, for a loan of $1,152,000, about $319,000 over the conforming limit. That is a jumbo loan.
  • Staying conforming at that price takes $607,250 down, about 42%.
  • 10% down is $144,000, loan $1,296,000; some jumbo lenders allow it with strong credit and reserves, subject to credit approval.

Jumbo pricing and rules vary more from lender to lender than conforming loans do: minimum credit score, months of reserves, and how they treat bonus, RSU or self-employed income all differ. That spread is where a broker earns its keep. Business owners can look at bank statement loans, and buyers with large savings but modest income may qualify on assets. Buying a 1920s to 1940s home

Miami Shores began in 1924, when the Shoreland Company bought land to build what it sold as "America's Mediterranean." The 1926 hurricane stopped construction, the company failed in 1927, and the village incorporated on January 2, 1932. The village's own list shows 30 properties on the National Register, built from 1915 to 1940, and 62 local historic landmarks, built from 1924 to 1988.

For the loan, an older house raises three questions:

  • Insurance: expect a 4-point inspection and a wind mitigation report. Original roofs, wiring or plumbing can block a policy until updated.
  • Appraisal: unique historic homes can be hard to comp; budget time for the appraisal and plan for an appraisal gap on a competitive offer.
  • Renovation: if the plan is a full remodel, compare a construction or renovation loan with buying first and using a HELOC later. In a flood zone, improvements of 50% or more of the structure's value in one year trigger new-construction rules, which can change the whole budget.

Flood zones from the bay inland

The village lists flood zones AE-7 through AE-10, AH-11, VE and V, with VE along Biscayne Bay, where wave action brings extra rules. Inland, much of the village is Zone X, where flood insurance is not mandatory. The current maps were adopted September 11, 2009, and FEMA issued preliminary new maps for Miami-Dade in August 2024, so check both versions for the address.

Miami Shores improved to Community Rating System Class 6, which lowers premiums on eligible flood policies. The Building Department (305-795-2204) keeps elevation certificates for some homes and gives copies free, usually within 48 hours. Ask for one during your inspection period; it is the fastest way to get a real flood quote. More on flood zones and your loan.

Miami Shores property taxes

The Miami-Dade Property Appraiser's 2025 adopted millage chart puts Miami Shores at 22.6746 mills in total, about 2.27% of taxable value (as of October 2026). That includes the village's 7.8000 operating rate, which the FY2026 budget kept unchanged from FY2025, plus 0.1331 village debt service, the school board (6.6330 combined), Miami-Dade County (4.5740 plus 0.4171 debt), county Fire Rescue (2.3965), the Children's Trust and the water districts. Miami Shores runs its own Brockway Memorial Library, outside the county library system.

On a $1,440,000 purchase that is about $32,700 a year before the homestead exemption, or roughly $2,700 a month in escrow. On a jumbo, lenders count that in your debt-to-income ratio and often in required reserves, so use your price, not the seller's capped bill under Save Our Homes.

County help for the village's few entry-level buyers

At these prices, assistance mostly helps condo buyers or buyers just over the line. Miami-Dade County's Homebuyer Down Payment Assistance offers up to $35,000 as a 0%, deferred loan for first-time buyers under the income limits ($95,620 for one person), with a 1% buyer contribution and a resale profit-sharing rule in the first six years. The Miami-Dade Economic Advocacy Trust's HAP offers up to $28,500 (at or below 80% AMI) or $14,500 (above 80%, up to 140% AMI), forgiven after 20 years. Florida Hometown Heroes adds up to $35,000 for eligible workers. Funding changes; call before you plan on it.

In Q3 2026 the median single-family house sold for $1,440,000 (42 sales, up 19.7% year over year) and the median condo for $310,000 (5 sales), per Florida Realtors data via MIAMI REALTORS.

Parts are. The village lists AE, AH, VE and V zones, with VE along Biscayne Bay; much of the inland village is Zone X. Ask the Building Department for an elevation certificate, free of charge.

Are historic homes harder to finance?

Not usually because of the designation itself, but older homes can face insurance hurdles and tricky appraisals. Get the 4-point and wind mitigation inspections early and allow time for comparable sales.
