Mortgage Broker in Hallandale Beach, FL

Short answer

Hallandale Beach is a condo market: in Q3 2026 there were 157 condo and townhouse sales at a median $244,950 against only 21 house sales, so whether your loan closes depends mostly on the building's reserves, inspections and condo review, not your price. QMS Lending is an independent mortgage broker that shops Hallandale Beach condo and home loans across 100+ lenders, including lenders for buildings that do not meet Fannie Mae rules, in English and Spanish.

Hallandale Beach prices and a slow condo market

Per Florida Realtors data published by MIAMI REALTORS (as of October 2026), the City of Hallandale Beach closed 157 townhouse/condo sales in Q3 2026 at a median of $244,950, down 8.6% from a year earlier. 101 of those 157 (64%) were cash. There were 976 active condo listings and 19.0 months of supply, almost double Broward's 10.2. Condos sold at a median 89.7% of original list price after 97 days.

Houses are a small slice: 21 single-family sales at a median of $529,000 (up 26.0%), with 9.7 months of supply. The average house price was $1,589,619 because waterfront homes on the Golden Isles and Three Islands canals pull it up, so with only 21 sales treat the median as a rough guide.

What that means for a financed buyer: you have negotiating room on price, but you are competing with cash buyers who do not care whether the building passes a lender review. Your offer needs a financing timeline that allows for the condo questionnaire, and ideally you know the building's status before you sign.

Milestone inspections and SIRS: the Florida condo rules

Most Hallandale beach and Intracoastal towers are well over three stories, so two Florida laws apply to almost every condo you will look at (as of October 2026):

  • Milestone inspection (Florida Statute 553.899): buildings of three or more habitable stories need an engineer's inspection by December 31 of the year they turn 30, or 25 if the local building official requires it because of salt water, then every 10 years. If Phase 1 finds substantial deterioration, a Phase 2 follows, and repairs must start within 365 days of the Phase 2 report. Owners get a summary within 45 days.
  • Structural Integrity Reserve Study (SIRS) (Florida Statute 718.112): the same buildings must study the roof, structure, fireproofing, plumbing, electrical, waterproofing and painting, windows and doors, at least every 10 years. Existing associations had to finish it by December 31, 2025 (December 31, 2026 at the latest if done with a milestone inspection due that year).
  • No more waived reserves: for budgets adopted on or after December 31, 2024, the association cannot vote to fund less than the SIRS requires for those items. It can fund them with regular or special assessments, lines of credit or loans, and for budgets through 2028 may pause reserves for up to two annual budgets to pay for milestone repairs.

For you as a buyer, this shows up as higher monthly dues or a special assessment. Both go into your debt-to-income ratio, so a $244,950 unit with large dues can qualify like a much pricier one.

When a Hallandale condo fails the lender review

Conventional loans follow Fannie Mae and Freddie Mac project rules. Under Fannie Mae's Selling Guide (B4-2.1-03, updated August 2026), a project is ineligible if, among other things:

  • It needs critical repairs: unfunded work over $10,000 per unit due within 12 months, an unresolved special assessment tied to a critical repair, a failed mandatory structural inspection, or unaddressed critical repairs from an inspection done in the last 3 years.
  • It is in pending litigation as the association, beyond minor matters.
  • One entity owns more than 20% of the units in a project of 21+ units, or commercial space exceeds 35%.
  • It operates like a hotel (rental pooling, front-desk services, short-term rentals). That building needs a condotel loan.

A building that fails is non-warrantable, not unfinanceable. Repairs completed and documented by an engineer can make it eligible again, and until then a non-warrantable condo loan from a portfolio lender may work, usually with 20% to 30% down and the payment priced higher. FHA needs the project on its approved list or a single-unit approval, and many towers have neither. Our non-warrantable condo guide covers it in depth.

Loan limits, taxes and flood for Hallandale buyers

The 2026 FHA limit in Broward is $667,000 and the conforming limit is $832,750 (as of October 2026). At the $244,950 condo median, 10% down leaves a $220,455 loan; 25% down, common on non-warrantable buildings, is about $61,238 down. Larger ocean-view units and Golden Isles waterfront homes often cross $832,750 into jumbo.

Property tax: Hallandale Beach's 2025 city rate is 7.3848 mills, one of the higher city rates in Broward. Add Broward County (5.6658), the school board (6.3200), the South Broward Hospital District (0.0805), the Children's Services Council (0.4500), the South Florida Water Management District (0.2301) and FIND (0.0288) for roughly 20.2 mills, about 2.0% of taxable value, before voted debt. On a $244,950 condo that is about $4,900 a year before the homestead exemption.

Flood: the barrier island, the Intracoastal shoreline and the Golden Isles and Three Islands canals are where Special Flood Hazard Areas concentrate. In a condo the association's master flood policy covers the building; your lender checks it in the questionnaire, and you may still want contents coverage. Check houses parcel by parcel at the FEMA Flood Map Service Center (flood zones explained).

What is the median condo price in Hallandale Beach?

$244,950 in Q3 2026 across 157 condo/townhouse sales, down 8.6% from a year earlier, with 19.0 months of supply, per Florida Realtors data via MIAMI REALTORS. The median house was $529,000 on 21 sales.

What is a SIRS and why does my lender care?

A Structural Integrity Reserve Study required by Florida Statute 718.112 for condo buildings of three or more habitable stories, at least every 10 years. It sets reserves the association can no longer waive, which drives dues and special assessments, and lenders review it with the condo questionnaire.

Can I get a loan on a condo with a special assessment?

Often yes. Under Fannie Mae rules an assessment for routine work can be fine, but an unresolved assessment tied to a critical repair makes the building ineligible for conventional. In that case a non-warrantable condo loan may work, usually with 20% to 30% down, subject to credit approval.

Can I use FHA for a Hallandale Beach condo?

Only if the building is on FHA's approved list or the unit gets a single-unit approval. If it qualifies, 3.5% down on the $244,950 median is about $8,573, and the 2026 Broward FHA limit is $667,000.

What property tax rate should I budget in Hallandale Beach?

Roughly 20.2 mills, about 2.0% of taxable value, combining the 2025 city rate (7.3848) with county, school and district operating millages. Voted debt is extra.

Does Hallandale Beach offer down payment assistance?

The Hallandale Beach CRA lists a First Time Home Buyers Program of up to $35,000 as a no-interest second mortgage (plus $5,000 for police, firefighters and teachers); confirm current funding with the CRA. Hometown Heroes and Broward County HPA may also apply.
